The space is located at 1320 E. 7th St. The support network for formerly incarcerated young men and women and advocate for fairer criminal justice policies will relocate from the nearby Perch Building. The lease is for 66 months. The landlord is Alameda Square Owner LLC.

PHILADELPHIA — Colliers International/Philadelphia has arranged the sale of a five-property portfolio of office and industrial buildings located in the East Callowhill section of Philadelphia. Arts & Crafts Holdings purchased the portfolio for $36 million. Totaling more than 195,000 square feet, the portfolio includes 444 N. Third and 309-15 Callowhill Streets; 437-461 N. Third Street; 827 Spring Garden Street; 854-56 N. Third Street and 302-308 Poplar Street; and 600 Spring Garden Street. Michael Barmash and Michael Kahan of Colliers International/Philadelphia arranged the transaction. The properties were part of the Willow Management Corp.’s family-owned portfolio of industrial and office buildings.
KINGWOOD, TEXAS — German discount grocer Aldi and Virginia-based Dollar Tree have opened stores at Shoppes at Kingsgate, a 156,000-square-foot retail center in the northern Houston suburb of Kingwood. Aldi will occupy approximately 19,000 square feet and Dollar Tree will occupy 9,500 square feet. A building that formerly housed Sears was demolished to make way for the construction of both retailers’ spaces. Shawn Ackerman of Henry S. Miller Co. Inc. (HSM) represented the landlord, Chestnut Ridge Associates, in the lease negotiations. Chris Pitts and Joe Silver of Streetwise Retail Advisors represented Aldi and Perry Zieben of Zieben Realty represented Dollar Tree.
HOUSTON — NAI Partners has brokered the sale of a 55,640-square-foot, crane-served manufacturing facility situated on 3.6 acres at 6460-6450 Langfield Road in northwest Houston. Clay Pritchett and Joshua Lass-Sughrue of NAI Partners represented the seller, JHV LLC, in the transaction. Travis Secor and Ryan Fuselier of JLL represented the buyer, MC Properties & Investments LLC.
CLEVELAND — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has brokered the sale of Statler Arms in downtown Cleveland for $40 million. The 295-unit apartment building is located on the corner of East 12th Street and Euclid Avenue in the Theater District. The property was originally built in 1912 as the 700-room Statler Hotel. The building was then expanded in the 1930s, became an office building in the 1980s and was converted into apartments in 2000. Michael Barron, Joshua Wintermute and Daniel Burkons of IPA represented the buyer. According to The Plain Dealer, Millennia Cos. purchased the building from an affiliate of the California State Teachers’ Retirement System.
ARNOLD, MO. — Hanley Investment Group Real Estate Advisors has arranged the sale of a 3,500-square-foot retail building occupied by Aspen Dental in Arnold, a southern suburb of St. Louis, for $2.4 million. The newly constructed building is situated on slightly less than one-half acre at 1200 Big Bill Road. An 80-foot billboard enhances the property’s visibility from the highway. Jeff Lefko and Bill Asher of Hanley represented the seller, DLJ Properties LLC. Robert Gamzeh of Triple Net Investment Group represented the buyer, a Chicago-based private investor.
ATLANTA AND MEMPHIS, TENN. — Apple Hospitality REIT, a lodging investment firm based in Richmond, Va., has acquired two Hilton-branded hotels in downtown Atlanta and downtown Memphis for a combined $63 million. The Atlanta asset is the 119-room Hampton Inn & Suites by Hilton Atlanta-Downtown, located at 161 Ted Turner Drive N.W. The hotel is situated within walking distance to Centennial Olympic Park, the CNN Center, the World of Coca-Cola, the Georgia Aquarium and the Mercedes-Benz Stadium. The Memphis property is the 144-room Hampton Inn & Suites by Hilton Memphis-Beale Street, located at 175 Peabody Place. The hotel is located near the Beale Street Entertainment District, FedEx Forum, AutoZone Park, the Memphis Cook Convention Center, the Orpheum Theatre, the National Civil Rights Museum and Graceland.
ATLANTA — Avison Young has brokered the $35 million sale of a four-property retail portfolio in metro Atlanta. Theresa Johnson, David Krasnoff and Grant Linderman of Avison Young’s Atlanta office arranged the transaction on behalf of the seller, Ginsburg Development Cos. Harbour Retail Partners acquired the portfolio. The transaction included Dacula Village, a 69,300-square-foot shopping center in Dacula, roughly 25 miles northeast of Atlanta in Gwinnett County; Publix at Mt. Zion, a 79,000-square-foot center in Morrow, roughly 15 miles south of Atlanta in Clayton County; and Stockbridge Lanes, a 78,600-square-foot retail center in Stockbridge, roughly 20 miles south of Atlanta in Henry County. Publix anchors all three of the centers. In addition, Harbour Retail Partners acquired an 80,700-square-foot, Planet Fitness-anchored center — McDonough West — in the south Atlanta metro of McDonough in Henry County. At the time of sale, the four properties had a combined occupancy of 92.5 percent.
MOUNT JULIET, TENN. — HFF has arranged the $28.2 million sale of Providence Commons, a 110,137-square-foot shopping center located at 631 S. Mt. Juliet Road in Mount Juliet, an eastern suburb of Nashville. Jim Hamilton and Richard Reid of HFF arranged the transaction on behalf of the seller, Boyle Investment Co. Boyle will continue to provide development, leasing and management services for the property. The name of the buyer was not disclosed. Publix anchors Providence Commons, which was fully leased at the time of sale to additional tenants including Tuesday Morning, Anytime Fitness, Pizza Hut, Subway, Edible Arrangements, Moe’s Southwest Grill, Salons by JC, Precision Eye Care and PostalAnnex, an authorized UPS shipping outlet. The property also includes seven acres of developable land.
GLENDALE, COLO. — A joint venture between M & J Wilkow and a fund managed by DRA Advisors LLC has acquired Cherry Creek Corporate Center, a 238,302-square-foot office tower in Glendale, for an undisclosed sum. The 12-story tower is located at 4500 Cherry Creek Drive South. Cherry Creek Corporate Center was built in 1978 southeast of Denver. It recently underwent a $15 million renovation. Amenities include a newly renovated lobby and updated common areas, as well as a fitness center. The property is 85 percent occupied. M & J Wilkow Properties will manage the asset and carry out additional building improvements and amenity enhancements.
