TAMPA, FLA. — Citi, a global bank based in New York, has purchased Citibank Center, a 672,500-square-foot, six-building office campus located at 3800 Citibank Center in Tampa. Citi is the sole occupant of the Class A development, which was built in 1998 on a 92-acre site within Sabal Park, a 1,000-acre master-planned development. The sales price was undisclosed, but court documents show the sales price as $116 million. Citi purchased the campus from an affiliate of Zurich Alternative Asset Management. Situated near I-75 and I-4, Citibank Center features a full-service cafeteria, fitness center and wellness center. Christian Lee, Dale Peterson, Jose Lobon, Marcos Minaya, Andrew Chilgren and Amy Julian of CBRE represented the seller in the transaction. Lou Varsames, David Harris, James Garvey and Ryan Reynolds of Cushman & Wakefield represented Citi.

DULUTH, GA. — Biscayne Atlantic, a South Florida-based real estate investment group, has sold the Gwinnett Commerce Center, a 213,600-square-foot, 10-story office building located in the Atlanta suburb of Duluth, for $26.8 million. The name of the buyer was undisclosed. The Class A office building’s tenant roster includes The College Board, Mutual of Omaha, Department of Veteran Affairs, Penske Truck Leasing, Faith & Freedom Coalition, Federal Energy Regulatory Commission and Travelsky. Biscayne Atlantic purchased the Gwinnett Commerce Center in July 2013 for $20 million and invested approximately $1 million in capital improvements to upgrade the building’s operations and modernize the lobby and common areas. During Biscayne Atlantic’s ownership of the property, occupancy increased from 73 percent to 85 percent and NOI jumped by 25 percent.

FAIRBURY, ILL. — The Boulder Group has brokered the $1.3 million sale of a single-tenant property net leased to Family Dollar in Fairbury, about 37 miles northeast of Bloomington. Approximately 14 years remain on the lease to Family Dollar. The triple net lease features a 10 percent rental escalation in each of the six five-year renewal option periods. Randy Blankstein and Jimmy Goodman of The Boulder Group represented the buyer, a Midwest-based real estate investor in a 1031 exchange. The seller was a Midwest-based developer.

LOS ANGELES — An undisclosed buyer has acquired two ground lease investments at One and Two California Plaza at a public sale for more than $100 million. The leased-fee land parcels, which include six acres underneath the office property, were offered for public sale in conjunction with the liquidation of 52 assets held by CRA/LA. One California Plaza is a 42-story office tower and six-level subterranean parking garage at 300 S. Grand Ave. Notable tenants include AECOM, Skadden Arps, Morgan Lewis, Nixon Peabody and Bank of the West. Two California Plaza is a 52-story office building with a 44,000-square-foot retail plaza and a six-level subterranean parking garage at 350 S. Grand Ave. Tenants include Mayer Brown, Constellation New Energy, Merrill Lynch, Reliance Steel, Mizuho Bank, BlackRock and the Consulate General of Japan. The full CRA/LA portfolio contained a total of 52 commercial and residential properties located in Los Angeles urban infill districts like downtown Los Angeles, Hollywood and the North Hollywood Arts District. The initial disposition began July 15, 2015. The sale of CRA/LA properties represents the conclusion of a legislative mandate to terminate redevelopment agencies across California. BELLEVUE, WASH. — Gemini Rosemont has purchased One Twelfth @ Twelfth, a three-building office campus in Bellevue, for an undisclosed sum. The Class A campus is located at 1120 112th Ave. N.E. The property contains a total of 480,389 square feet. It is fully leased. Gemini Rosemont purchased the office campus in partnership with Gemini Investments, an investment company listed on the Hong Kong Stock Exchange. Jason Flynn, Kayln McClure and Reid Rader of Eastdil Secured executed the transaction.

CHICAGO — The NHP Foundation (NHPF) has acquired the historic Hotel Covent in Chicago for $7 million. Originally built in the early 1900s, the mixed-use residential property targeting low- and moderate-income individuals in Lincoln Park is located at 2653 N. Clark St. The building features 64 single-resident occupancy (SRO) rooms, as well as seven retail storefronts on the ground level. The acquisition was made possible through financial partnerships with Community Investment Corporation (CIC) and the Chicago Community Loan Fund (CCLF), which lent NHPF $5 million and $2.2 million respectively. Chicago Title Land Trust Company was the seller. NHPF is a national not-for-profit organization dedicated to preserving and creating sustainable, service-enriched multifamily housing.

ATLANTA — The RADCO Cos., a private multifamily investor based in Atlanta, has purchased Bell Cheshire Bridge, a 318-unit, Class A apartment community located in Atlanta’s Lindbergh neighborhood. RADCO has renamed the asset Radius Cheshire Bridge and plans to invest $4.5 million on capital improvements to modernize the property, including upgrades for the amenities and unit interiors. RADCO financed the purchase using a $44.4 million Freddie Mac loan and $18.7 million in private capital. RADCO Residential will manage the property, which is RADCO’s 13th acquisition in 2016. Built in 2001, Radius Cheshire Bridge features a leasing office and clubhouse with a fitness center, resident lounges and a billiards room that overlooks the swimming pool. Other amenities include a nature trail, dog park, car wash, surface parking, detached car garages and a parking deck.

FORT WORTH, TEXAS — Pilot Properties has acquired Barclay House, a multifamily property located at 2100 Forest Park Blvd. in the Berkeley Place neighborhood of Fort Worth, from an out-of-state investor for an undisclosed sum. Built in 1926, the property features 17 units in two buildings, a courtyard, covered parking and on-site laundry facilities. Boyan Radic, Doug Banerjee, Andrew Mueller, Ryan Hill and Andrew Hanson of Greysteel represented the seller and procured the buyer. Additionally, Greysteel arranged a three-year loan through a local bank for the acquisition. The loan features two years of interest-only payments, a two-year extension option and a 25-year amortization schedule. Anton Mattli and John Marshall Doss of Greysteel arranged the financing for the buyer.

BREA, CALIF. — JCR Capital has acquired Brea Corporate Plaza and Brea Park Centre, a four-building office portfolio in Brea, for $55.6 million. The properties contain a total of 290,657 square feet. The portfolio is located at 500 S. Kraemer Blvd., 2601 Saturn St., 2650 Imperial Highway and 3230 E. Imperial Highway. HFF arranged $39 million in acquisition financing. The loan features a three-year term and floating rate through Prime Finance. The financing has two 12-month extensions. HFF also marketed the property on behalf of the sellers, The PRES Companies and Mariner Real Estate Management.

AUSTIN, TEXAS — Westmount Realty Capital has completed the disposition of a 13-building office portfolio located on Kramer Lane and Metric Avenue within the Braker Center in Austin. The property sold for an undisclosed sum. Originally constructed as light industrial buildings, the 546,984-square-foot complex has evolved into more than 90 percent office finish-out space. Allergan Inc., Cenpatico, Integra Life Sciences and Renewal by Anderson are current tenants at the property. Eastdil Secured represented Westmount Realty Capital in the transaction. The name of the buyer was not released.
