SAN DIEGO — An affiliate of Alexandria Real Estate Equities Inc. (NYSE: ARE), an urban office REIT based in Pasadena, Calif., has purchased Torrey Ridge Science Center in San Diego’s Torrey Pines submarket. Walton Street Capital and SteelWave sold the campus to Alexandria for $182.5 million. Torrey Ridge Science Center is a Class A life science campus leased to companies such as Regulus Therapeutics, Pacira Pharmaceuticals, Nitto BioPharma, Interpreta and BP Technology Ventures. The three-building, 291,799-square-foot campus was 87 percent leased at the time of sale. “This was a highly strategic acquisition for Alexandria in Torrey Pines, one of our core San Diego submarkets,” says Daniel Ryan, executive vice president and regional market director of San Diego for Alexandria Real Estate Equities. Located at 10578, 10614 and 10628 Science Center Drive, Torrey Ridge Science Center was built in 2004 and since 2012 the sellers invested $55 million in base building and tenant improvements. The renovations included upgrading common areas, signage and landscaping, as well as creating a new dedicated central plant and adding chilled water systems for each building. HAPPY VALLEY, ORE. — MG Properties Group has purchased the 390-unit Green Leaf Monterey Apartments in the Portland suburb of Happy Valley for $76 million. The community is located at 8640 S.E. Causey Ave. The 11.8-acre site is near the Clackamas Town Center. Green Leaf Monterey has been continually upgraded over the past few years. Tyler Johnson, Cody Hagerman, Greg Frick and Rob Marton of HFO Investment Real Estate executed the sale. The seller was Green Leaf Partners.
LOS ANGELES — Bold Films has announced plans to relocate its headquarters to the new Hollywood 959 creative entertainment campus. The campus is located at 959 N. Seward St. in the Hollywood Media District. Bold Films has leased 15,000 square feet in the five-story West Wing building. The independent entertainment production and finance company has worked on films such as “Nightcrawler,” “Whiplash” and “Drive.” JH Snyder Company developed and built Hollywood 959 this past March. AUSTIN, TEXAS — Adler Kawa Real Estate Advisors has acquired five single-story industrial buildings known as Kramer 1-5 at Braker Center in Austin. The buildings total 296,781 square feet and feature 21-foot clear heights and floor plans that accommodate office, warehouse, production and showroom space. Hale Umstattd and Leah Gallagher of Transwestern represented the undisclosed seller in the transaction. Davis Bass of HPI Real Estate Services & Investments will remain in charge of leasing. PNC Bank provided financing for the acquisition.
WESLACO, TEXAS — Planet Fitness plans to open a 19,413-square-foot gym at Weslaco Shopping Center in Weslaco in early 2017. The retail center, located at 1901 W. U.S. Route 83 in southern Texas, is managed by Cencor Realty Services. Tenants at the center include Ross Dress for Less, Bealls, Starbucks Coffee, Dollar Tree and Buffalo Wild Wings. Marcus Shaffer and Dan Mitchell of The Weitzman Group handled negotiations on behalf of the landlord.
HOUSTON — Armstrong Medical Supply LLC has leased 9,600 square feet within Racepark Center at 6818 N. Sam Houston Parkway West in Houston. Lee & Associates’ Thomas Leger and Mike Spears represented the landlord, Turnaround Properties LLC. Richard Frye of Adkisson Group Inc. represented the tenant.
CARMEL, IND. — Colliers International has arranged the sale of 550 Congressional, an office building located in Carmel, a northern suburb of Indianapolis. An affiliate of Tryperion Partners purchased the property from a joint venture between REI Real Estate Services and Perennial Investments in an all-cash transaction for an undisclosed sum. The three-story building features 106,404 square feet of Class A office space, a bocce ball court, fire pit and grill, outdoor meeting areas and a bike share program. Colliers represented the seller in the deal. This purchase is Tryperion’s first acquisition in the Indianapolis area.
NEW YORK CITY — TerraCRG has arranged the sale of One Prospect Park West, an iconic building located at the corner of Union Street and Prospect Park West in Brooklyn’s Park Slope neighborhood. An undisclosed buyer acquired the property from Haysha Deitsch for $84 million. The nine-story, 169,410-square-foot building is positioned to be converted into residences. The property overlooks Prospect Park and Grand Army Park and features frontage on Prospect Park West, Union Street and President Street. Ofer Cohen and Adam Hess of TerraCRG brokered the transaction.
WASHINGTON, D.C. — Invesco Real Estate has sold The Executive Building, a 332,022-square-foot, LEED Gold-certified office building in downtown Washington, D.C. UNIZO Holdings Co. Ltd. purchased the Class A asset from Invesco for $228 million. Stephen Conley, Andrew Weir, Jim Meisel, Dek Potts and Matt Nicholson led the HFF investment sales team representing the seller. HFF also procured UNIZO Holdings. Located at 1030 15th St. N.W., The Executive Building is situated in close proximity to the McPherson Square and Farragut North and West Metrorail stations; across from Midtown Center, the future Fannie Mae headquarters; and three blocks from the White House. Completed in 2008, the 12-story building is 93 percent leased to tenants such as The Atlantic Council of the United States and National Quality Forum. The property’s amenity package features a tenant-only fitness center, conference facilities, concierge, on-site retail space and a 178-space underground parking facility.
BEAVERTON, ORE. — The Specht Company and its affiliates have sold four phases of Beaverton Creek Business Park for $51.1 million. The sale consists of 11 buildings totaling 380,050 square feet and one 2.4-acre parcel of land in Beaverton. Artemis Real Estate Partners and Cruzan purchased three phases of the property totaling 311,337 square feet for $41.6 million. An undisclosed buyer acquired the remaining 68,713-square-foot phase for $9.5 million. Another Specht entity retains ownership of a separate six-acre parcel within the park that is immediately adjacent to the Beaverton Creek Light Rail Station. All of these properties are leased to Nike. The sports apparel company has been a tenant at the park since 1991. HFF executed the sales transactions and secured a $27 million, 10-year, fixed-rate acquisition loan for Artemis and Cruzan through a correspondent life insurance company lender.
