ATLANTA — A joint venture between Banyan Street Capital and funds managed by Oaktree Capital Management LP have purchased Atlanta Plaza, a 631,808-square-foot office tower in Atlanta’s Buckhead district, for $137.5 million. The 32-story tower recently underwent $7.5 million of upgrades and renovations, which led to nearly 200,000 square feet of leasing activity over the past two years. Atlanta Plaza’s major tenants include the regional hub for Salesforce.com, Rubicon Global and the corporate headquarters for RentPath. Banyan Street and Oaktree are planning an additional $6 million in common area improvements to the main lobby, tenant elevator landings and corridors, elevator cabs, retail concourse and building signage. The joint venture has retained Chris Port, Nicole Goldsmith and Katherine Lynch of CBRE to lease the asset. Will Yowell, Justin Parsonnet, Jay O’Meara and Ryan Reethof of CBRE represented the seller in the transaction. Jeff Ackemann, Jonathan Rice and Porter McDonald of CBRE’s Debt & Structured Finance team sourced acquisition financing on behalf of Banyan Street and Oaktree. Banyan Street will manage the property directly.

NORTH KINGSTOWN, R.I. — Holliday Fenoglio Fowler, L.P. (HFF) has represented Waterford Development Corp and XSS Hotels in the sale of the 104-suite TownePlace Suites Providence North Kingstown, which was sold unencumbered by management. HFF also procured the buyer, whose name was not disclosed. The TownePlace Suites Providence North Kingstown is located 19 miles south of downtown Providence and 12 miles south of T.F. Green Airport within Quonset Business Park, which is home to nearly 200 companies, The Port of Davisville and Quonset State Airport. Completed in 2011, the Marriott-branded hotel features fully-equipped kitchens in each suite, complimentary high-speed internet access, complimentary breakfast, a sundry/convenience store, fitness center, heated indoor salt water pool, business center, barbecue/picnic area, guest laundry and complimentary shuttle service. The HFF investment sales team representing the seller was led by Denny Meikleham and Alan Suzuki.

CANTON, MASS. — JLL’s Capital Markets team has completed the sale of the Arboretum Apartments in Canton. Universal Realty Inc. purchased the 156-unit value-add multifamily asset, which is located off Route 138, 11 miles south of downtown Boston. The property comprises 12 buildings and a resident clubhouse, and offers amenities such as an on-site dog park, an outdoor basketball court, a fitness center, a grilling area, a pool and a playground. In-unit amenities include private balconies, washer/dryer, central air conditioning, walk-in closets and kitchens with breakfast bars. Travis D’Amato, Michael Coyne, Kevin Gleason and Brendan Shields led the JLL team on the deal, representing the seller and procuring the buyer.

SCHAUMBURG, ILL. — Brian Bocci of Entre Commercial Realty LLC represented Vinayaka Holdings Corp. in the purchase of a 204,345-square-foot office building located at 1000 E. Woodfield Road in Schaumburg. Entre Commercial Realty has also been retained to market the refurbished building for lease. The building’s lobby was recently renovated and the exterior was painted. The parking lot will be refurbished and new landscaping will be installed as well. The property is within walking distance to Woodfield Mall. Steve Kling, Jason Simon and Tom Gorman of Colliers International worked on behalf of the unnamed seller.

HOUSTON — A group of 16 tenant-in-common (TIC) investors has sold the Colonnade at West Lake Houston retail development to a local retail investment and development company. The 54,449-square-foot property, located at 18455 Lake Houston Parkway, was 94 percent leased at the time of sale. SONA Colonnades LP, which owns other area retail properties, was the buyer. Chris Dray of NewQuest Properties represented the buyer of the four-building property. The 6.8-acre Colonnade is located near the eastern shore of the 12,000-acre Lake Houston.

PHOENIX — Crown Realty & Development has purchased a 138,240-square-foot office building in Phoenix that is occupied by CVS Health for $40.4 million. The space, known as Four Gateway, is located at 444 N. 44th St. State Farm occupied the building on a short-term lease while the company waited to consolidate operations at its new regional campus at Marina Heights on Tempe Town Lake. CVS, which signed its lease this past April, now occupies the entire building. CBRE’s Jim Fijan and Will Mast executed the transaction. The seller was VanTrust Real Estate.

SAN DIEGO — Rubicon Point Partners has purchased San Mateo BayCenter, a 300,000-square-foot office campus, for an undisclosed sum. The three-building campus is located at 999 Baker Way and 901 and 951 Mariners Island Blvd. in San Mateo. The asset was renovated in 2014. Recent improvements include an indoor/outdoor community area with amenity space and cafe, full lobby renovations, revitalized fitness center and locker rooms, and new landscaping and signage. The property is 88 percent occupied by tenants such as Marketo, OpenText Corp. and Sares-Regis Group. HFF’s Michael Leggett and NGKF’s Steve Golubchik, Edmund Najera and Ben Bucci represented the seller, Rockpoint Group, in this transaction.

CLEVELAND — Forest City Realty Trust Inc. has sold Terminal Tower, a 597,000-square-foot office building in downtown Cleveland, to an affiliate of K&D Group for $38.5 million. The sale corresponds with Forest City’s decision earlier this year to explore new options for the location of its corporate offices, which have been housed at the Terminal Tower since 1997. The company is engaged in a search process, though no change is expected before the end of 2017. Opened as Cleveland Union Terminal in 1930, the Terminal Tower was the tallest building outside of New York City until 1964. Forest City acquired the building in 1983. In 2010, the company completed a four-year interior and exterior renovation of the tower. Included in the project were a restoration of the building’s observation deck and the installation of an exterior LED lighting system.

AUSTIN, TEXAS — PacVentures Inc. has acquired a former Walmart located at 8201 N. FM 620 in Austin. The site totals 39 acres, and the former Walmart building spans 220,000 square feet. PacVentures is a commercial real estate investment firm based in San Diego, with affiliate offices in Austin and Phoenix. AQUILA Commercial will market the property.

CLEVELAND — Forest City Realty Trust Inc. has closed on the sale of Terminal Tower, a nearly 600,000-square-foot office building in downtown Cleveland. After owning the building for more than 30 years, Forest City sold the asset to an affiliate of K&D Group for $38.5 million. Cleveland-based Forest City has housed its corporate offices at Terminal Tower since 1997, and the company is currently undergoing site selection for its new headquarters. Opened in 1930 as the Cleveland Union Terminal, the tower was the tallest building outside of New York until 1964. The office tower is now the centerpiece of the Tower City Center mixed-use development. Rico Pietro of Cushman & Wakefield | CRESCO Real Estate represented the buyer in the transaction.
