DENVER — Accounting firm Eide Bailly has leased 29,704 of office space at One Belleview Station, a transit-oriented-development within the Denver Tech Center. The firm will occupy the entire seventh floor. One Belleview Station is scheduled for delivery on Dec. 1 of this year. It will feature 318,000 square feet of Class AA office space. The new space will allow Eide Bailly to consolidate its Golden and Denver Tech Center offices into a single location. The general contractor for One Belleview Station is Weitz, while Gensler’s Denver studio is the architect. The master developer is Front Range Land and Development Co.

LOCKPORT, ILL. — Illinois Industrial Tool has inked a deal to occupy 166,092 square feet of industrial space at 355 Corporate Center in Lockport, approximately 35 miles southwest of Chicago. Illinois Industrial Tool will lease space in Building No. 2 of Panattoni Development Co.’s 50-acre park. There is 62,598 square feet of space still available in the building. Panattoni has announced plans for Building No. 3, a 300,158-square-foot speculative facility slated for completion by second quarter 2017. Building No. 1 is fully leased by UPS. BENSENVILLE, ILL. — Entre Commercial Realty LLC has brokered the sale of a 34,810-square-foot industrial facility in Bensenville, approximately 20 miles northwest of Chicago, for $1.4 million. NPS Express Inc. purchased the building, located at 200 Wilson Court, from RNSKR LLC. The buyer plans to develop a vacant 1.1-acre lot included in the sale into trailer parking. Tom Boucher of Entre Commercial Realty represented both parties in the transaction.
SAINT CLOUD, MINN. — Marcus & Millichap has brokered the sale of a 16-unit apartment property in Saint Cloud, approximately 65 miles northwest of Minneapolis, for $1 million. Jacob’s Square Apartments, located at 835 Driftwood Drive, offers one-, two- and three-bedroom units. Chris Collins, Adam Haydon, Evan Miller, Mox Gunderson, Dan Linnell and Josh Talberg of Marcus & Millichap marketed the property on behalf of the seller and secured the buyer. Both parties in the transaction were undisclosed private investors.
IRVINE, CALIF. — Karma Automotive has leased a 262,000-square-foot manufacturing facility in Irvine. The facility is being developed at 9950 Jeronimo Road on the site of the former Kawasaki USA headquarters. Karma will relocate from nearby Costa Mesa. Bixby Land Company acquired the space from Kawasaki in 2015 for $44.2 million. It has since been rebranded as creative work environment Habitat. Karma Automotive is owned by Wanxiang Group, which purchased Fisker Automotive’s assets in 2014. Karma recently announced its distribution strategy for the new Revero automobile, which includes an Orange County Brand Experience Center that will be housed at this new location. BEND, ORE. — A private investor from Louisiana has acquired the 168-unit Sienna Pointe apartment community in Bend for $23.7 million. The community is located at 1855 NE Lotus Drive. It was built in phases between 1990 and 1993. Cody Hagerman, Greg Frick, Rob Marton and Tyler Johnson of HFO Investment Real Estate represented the seller, Oregon Pacific, in this transaction.
PORT WASHINGTON, WIS. — Friedman Integrated Real Estate Solutions has brokered the sale of a 67,215-square-foot retail center in Port Washington, approximately 30 miles north of Milwaukee, for an undisclosed price. PJR Properties, an affiliate of Piggly Wiggly Midwest LLC, purchased the property from CSFB 2002-CKP1 Seven Hills LLC – LNR. North Port Shopping Center, located at 101 W. Seven Hills Road, is situated on a 6.5-acre site and features tenants such as Sentry Foods, Cost Cutters, Subway, H&R Block and Arby’s. The property was sold at auction through Ten-X.com.
TAMPA AND BRANDON, FLA. — An unnamed private investor has purchased two apartment communities in Tampa and Brandon for a total of $95.6 million. The portfolio sale included Columns at Brandon West, a 342-unit, Class A apartment community located at 10011 Balaye Run Drive in Tampa. A joint venture between ECI Group and funds managed by Ares Management LP sold the asset for $46 million. Completed in 2001, the 96 percent-occupied property features 10 three-story buildings surrounding two lakes. The one-, two- and three-bedroom units feature nine-foot ceilings, in-unit washers and dryers, walk-in closets and screened-in balconies/patios. Community amenities include a recently updated clubhouse and poolside lounge, resort-style swimming pool, outdoor kitchen, fitness studio, movie screening room, self-service car wash and a nature trail. The buyer also purchased Westbury at Lake Brandon, a 366-unit property located approximately three miles southeast of Columns at Brandon West at 1210 Westbury Pointe Drive in Brandon. An affiliate of Goff Capital Partners sold the property for $49.6 million. GOODYEAR, ARIZ. — Hines has purchased Goodyear Crossing II, an 820,384-square-foot fulfillment center in Goodyear, for $56.2 million. The center is situated near the I-10 Freeway and Loop 101. It also features 15,000 square feet of office space. JLL’s Bo Mills and Mark Detmer represented the seller, Gramercy Property Trust, in this transaction.
ORLANDO, FLA. — Marcus & Millichap has brokered the $63 million sale of a six-property, 1,244-unit apartment portfolio in Central Florida. The properties include the 200-unit Millennium Eagle in Orlando, the 344-unit Eagle Reserve in Orlando, the 248-unit Eagle Bay in Daytona Beach, the 232-unit Eagle Oaks in South Daytona, the 120-unit Eagle Park in Daytona Beach and the 100-unit Eagle Briar in New Smyrna Beach. The portfolio was 94 percent occupied at the time of sale.
