DETROIT — Image Capital LLC has purchased two out of three buildings belonging to the luxury Riverfront Towers property in Detroit for $79.5 million, according to Crain’s Detroit. Riverfront Tower Holding LLC was the seller. Tower 100, built in 1992, is 26 stories and contains 271 units. Tower 200, built in 1983, is 29 stories and contains 282 units. Tower 300, which was converted into 285 condominiums between 2005 and 2007, is not included in the sale. The property is situated on 11.7 acres and totals 571,831 square feet. Amenities include a fitness center, tennis and volleyball courts, a running track, indoor pool and spa, a dog run, jogging trails, a restaurant, picnic and grilling areas and a 722-space parking deck. Riverfront Towers offers a mix of one- and two-bedroom units that average 1,034 square feet. Apartment Management Professionals Residential will manage the property. CHICAGO — Harrison Street Real Estate Capital LLC, a private equity firm, has purchased the “Nellie Black” property at the former Children’s Memorial Hospital in the Lincoln Park neighborhood of Chicago. Harrison Street plans to partner with operator Belmont Village Senior Living to convert the property into a seniors housing facility named Belmont Village Lincoln Park. The new community will feature 160 assisted living and memory care units and will be part of the larger Lincoln Common mixed-use development. Co-developed by McCaffery Interests and Hines, when completed Lincoln Commons will consist of two 19-story luxury apartment buildings with a total of 540 units, up to 60 low-rise condominiums, and approximately 160,000 square feet of retail and commercial space. The developers plan to break ground on Belmont Village Lincoln Park in early 2017. The project is set for completion in 2018.
SIMI VALLEY, CALIF. — Marcus & Millichap has arranged the sale of the Shops at Target Center, a retail center in Simi Valley. A 1031 exchange investor acquired the 22,812-square-foot property for $10.1 million, or $445 per square foot. Located at 2931-2941 Cochran St., the retail center features a mix of 12 tenants, including restaurants, a private gym and service-oriented shops. Aria Pournazarian, Mike Malick and Carol Song of Marcus & Millichap represented the seller, a development firm based in Los Angeles, and procured the buyer.
VICTORVILLE, CALIF. — Faris Lee Investments has arranged the sale of a freestanding, single-tenant property located at 13615 Bear Valley Road in Victorville. Newport Beach, Calif.-based Giavictor Investments acquired the 8,930-square-foot property from OPT Bear Valley VV for $4.6 million. Built in 2008, KinderCare Learning Centers occupies the property. Shaun Riley of Faris Lee Investments represented the seller, while Diana Kaplan of ReMax FH Commercial represented the buyer in the deal.
VALENCIA, CALIF. — NAI Capital has arranged the $3.6 million sale of a Red Lobster property located at 27524 The Old Road in Valencia. Simonian Family 2008 Trust acquired the 9,487-square-foot property as a single-tenant, net-leased, fee-interest investment from Marquis Valley View LLC. Situated on 1.1 acres, Red Lobster has occupied the property since 1986. Yair Haimoff, Randy Cude and Steve Body of NAI Capital represented the seller in the transaction.
MANCHESTER, N.H. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has arranged the sale of Countryside Village, a multifamily apartment community in Manchester. Merion Realty Partners acquired the asset from Fairfield Residential for $46 million. Located at 60 Village Circle Way, the 448-unit apartment property consists of 17 three-story buildings and a clubhouse. The unit mix features one- and two-bedroom apartments, with an average unit size of 894 square feet. Community amenities include lighted tennis and basketball courts, a swimming pool, a playground, a dog park, and a two-story sundeck and patio. Richard Robinson and Jennifer Athas of IPA represented the seller and procured the buyer in the deal.
WILMINGTON, OHIO — Marcus & Millichap has brokered the $4.9 million sale of a property net leased to JD Equipment in Wilmington, approximately 50 miles northwest of Cincinnati. JD Equipment carries John Deere, Hustler and Stihl farming and agriculture products. A limited liability company sold the 30,266-square-foot property, which is located at 7550 U.S. Route 68. John Reehil and Dan Yozwiak of Marcus & Millichap listed the property on behalf of the seller. Darpan Patel, Joel Dumes, Stan Falk and Steve Anevski of Marcus & Millichap represented the buyer, a limited liability company, in the transaction.
DALLAS — LaSalle Investment Management has acquired RiverPoint Commerce Center in Dallas. The property includes two fully leased industrial buildings in the Great Southwest submarket. Developed and leased by Stream Realty Partners, RiverPoint Commerce Center spans 602,958 square feet with direct access to the George Bush Turnpike, SH 183, SH 360 and I-30.
ATLANTA — Toronto-based Sutter Hill Acquisition Corp. has purchased The District at Vinings Apartments, a 464-unit multifamily community located in Atlanta’s Vinings district. Sutter Hill acquired the property for $68.8 million and plans to invest up to $7 million in renovations. The community is situated on nearly 38 acres at 2800 Paces Ferry Road S.E., less than 3 miles from the new SunTrust Park under construction in Cobb County. Sutter Hill has hired Stonemark Management to manage the pet friendly community and supervise the renovations, which will include updates to the clubhouse, fitness center, landscaping and exteriors.
