BROOKINGS, ORE. — Blueprint Healthcare Real Estate Advisors, a Chicago-based brokerage firm, has arranged the $1 million sale of Macklyn Place, a 36-unit assisted living community in Brookings, located along the Pacific Coast near the California border. A regional operator and developer purchased the property from a national owner/operator looking to divest non-core assets. Sold as a value-add opportunity, the buyer plans to add memory care services at the property. The sales price equates to $30,000 per unit. GRANDVIEW HEIGHTS, OHIO — C.H. Robinson, a global third-party logistics provider, has signed an 11,700-square-foot office lease at Grandview Yard, a 1.2 million-square-foot commercial development four miles northwest of downtown Columbus. C.H. Robinson will occupy space on the first floor of the 800 Yard Street building starting this fall. Other tenants in the building include Northwestern Mutual, Ernst & Young, Hilliard Lyons and Unum Life Insurance Co. Dina Zavislak of Mohr Partners and John Underman of Colliers International represented C.H. Robinson in the transaction. Christopher Bradley of Nationwide Realty Investors and Wayne Harer of Continental Realty represented the owner, Nationwide Realty Investors.
Ivanhoé Cambridge, Callahan Capital Acquire Remaining Interest in 1211 Avenue of the Americas in NYC

NEW YORK CITY — Ivanhoé Cambridge and its partner, Callahan Capital Properties, have acquired the remaining 49 percent interest in 1211 Avenue of the Americas in Midtown New York City for an undisclosed price. Built in 1973, the 44-story tower features 2 million square feet of Class A office space. Additionally, the building has direct access to the Rockefeller Center Concourse amenities and subway.
LARGO, FLA. — Berkadia has brokered the $54 million sale of Madison at Largo, a 444-unit property located at 601 E. Rosemary Road N.E. in Largo, a city in the Tampa Bay area roughly five miles from downtown Clearwater. Since purchasing the property in 2011 for $14.3 million, the seller, West Springfield, Mass.-based Largo Landry LLC, completed major interior and exterior renovations of Madison at Largo. Jason Stanton, Cole Whitaker, Hal Warren and Tal Frydman of Berkadia brokered the transaction. Community amenities include three resort-style pools, a 24-hour fitness center and a lounge with pool tables and bistro seating. Individual residences include breakfast bars, carpet and wood-style flooring, washer and dryer connections and private patios or balconies.
WHEELING, ILL. — Frito Lay has sold 13.9 acres in Wheeling, approximately 30 miles northwest of Chicago, to Hamilton Partners for an undisclosed price. Hamilton Partners plans to build a 134,593-square-foot speculative industrial facility on the land, which is located at 800 Northgate Parkway. The building will include 32-foot clear heights, 35 exterior docks, car and trailer parking and will be divisible by 50,000 square feet. BENSENVILLE, ILL. — Zurn Industries LLC has signed a 134,514-square-foot industrial lease at a building in Bensenville, approximately 25 miles northwest of Chicago. Zurn Industries is relocating from Elkhart, Ind. to the facility at 340 County Line Road. The company’s lease will bring the 184,170-square-foot distribution facility to 100 percent occupancy. Geib Enterprises leases the remaining space. The Class A facility was built in 2015 and features 32-foot clear heights, 38 trailer spaces and 162 car spaces. The building is situated on 11.5 acres. Willam Strey of Cushman & Wakefield represented the tenant in the transaction. Kevin Segerson of CBRE represented the landlord, Hamilton Partners.
HENDERSON, NEV. — LBG Real Estate Cos. LLC, in partnership with Aviva Investors Real Estate Capital Partners I-A LP, has sold a single-tenant, net-leased Home Depot location in the Las Vegas suburb of Henderson for $23 million. Chris Kostanecki and Dave Lucas of Capital Pacific brokered the sale of the property, located within the Sunset Plaza Shopping Center at 1030 W. Sunset Road. The buyer of the 102,370-square-foot Home Depot was undisclosed.
SEATTLE — A partnership between L5 Real Estate Investments and Shuler Architecture has acquired the 31-unit Innsbruck Apartments in Seattle for $2.6 million. The community is located at 3223 S. 160th St. Innsbruck was built in 1967 and renovated in 2007. It will undergo a significant further renovations, according to the buyers. David Massa of Madison Partners Real Estate represented the buyers. The sellers were local private investors. Grandbridge Capital provided the debt.
BLT Enterprises Buys Four-Property Office, Industrial Portfolio in Orange County for $28M

IRVINE, CALIF. — BLT Enterprises has purchased a four-building portfolio that contains a mix of office, flex and industrial buildings for $28 million. The portfolio contains a total of 170,447 square feet. The assets encompass 11.1 acres and are fully leased. Notable tenants at the facilities include Securitas Security Services USA, Ambry Genetics, Compass Group USA and Exhibitree. The portfolio includes a 73,066-square-foot industrial building at 9700 Toledo Way in Irvine; a 47,662-square-foot industrial building at 12640 Knott St. in Garden Grove; a 41,519-square-foot office/flex building at 15 Argonaut in Aliso Viejo; and an 8,200-square-foot office building in Anaheim. Kurt Bruggeman and Ryan Swanson of Lee & Associates represented BLT. Jeff Chiate and Jeff Cole of Cushman & Wakefield represented the seller, Cordia Capital Management, in this transaction.
ST. LOUIS — Mid-America Real Estate Corp. has brokered the $15.2 million sale of Southtown Centre, an 88,364-square-foot retail property in St. Louis. Newport Capital Partners acquired the property on behalf of Newport Capital Partners Fund II. Southtown Centre is comprised of five buildings located at the northwest corner of Chippewa Street and Kingshighway Boulevard in the Tower Grove South neighborhood. Tenants at the center include Walgreens, PetSmart, OfficeMax, Athletico and Starbucks. Ben Wineman of Mid-America was the sole broker in the transaction and represented the seller, a publicly traded REIT.
