MIAMI BEACH, FLA. — Clarion Partners has purchased the leasehold interest in The Lincoln, a 161,824-square-foot mixed-use property in Miami Beach. HQ Capital Partners LP sold the five-story building for $109 million, according to The Real Deal. Built in 2003, the property was 94 percent leased at the time of sale to eight retailers including Pottery Barn and Williams Sonoma and 31 office tenants including Morgan Stanley and OnBoard Media. The Lincoln comprises 43,166 square feet of ground-floor retail space, 118,658 square feet of Class A office space and a 709-space parking structure. Christian Lee, Jose Lobon, Andrew Chilgren, Charles Foschini and Christopher Apone of CBRE collaborated with Stephen Rutchik and Jonathan Kingsley of Colliers International to represent HQ Capital Partners in the transaction.

BOSTON — An affiliate of TIAA has purchased a seven-property office portfolio totaling 408,342 square feet in Boston for $224 million, or approximately $550 per square foot. An account advised by New York-based Clarion Partners was the seller of the portfolio, which is located in the Fort Point Channel neighborhood of Boston’s seaport district. Clarion acquired the offices in 2012 for a combined $129.3 million from an affiliate of New York-based Angelo, Gordon & Co. Properties within the 97 percent leased portfolio are located at 263 Summer St.; 332 and 374 Congress St.; and 33-41, 34, 38 and 44 Farnsworth St. The six offices span between five and nine stories and were built between 1890 and 1920, according to the Boston Business Journal. The portfolio also includes a 16-space parking lot. Originally built in the early 1900s, the properties feature high-quality office space with exposed ceilings and natural lighting. Coleman Benedict and director Ben Sayles led the HFF investment sales team, which represented the seller and procured the buyer. JERICHO, N.Y. — Metropolitan Realty Associates LLC and Angelo Gordon & Co. have completed the sale of Jericho Atrium, an office building located at 500 N. Broadway in Jericho. A Long Island-based real estate company purchased the 148,563-square-foot property for $29.7 million. Situated on 8.6 acres, the two-story building features parking for 690 vehicles, a fitness center, conference center and daytime concierge. Notable tenants include American Investment Planners, Clinical Trial Media, NMS Management and Elias Properties. Jose Cruz, Kevin O’Hearn and Evan Pariser of HFF represented the seller in the transaction.
CEDAR PARK, TEXAS — Endeavor Real Estate Group has signed leases with more than 20 tenants for its retail project in Cedar Park called The Parke. The property will encompass over 370,000 square feet and include retailers 365 by Whole Foods, Nordstrom Rack, ULTA, DSW, Michael’s, Marshall’s, Dick’s Sporting Goods, Field & Stream, Petco and Tuesday Morning. In total, Endeavor has leased over 270,000 square feet of leases at the project, located on 42 acres off the southwest corner of Highway 183A and New Hope Road. Endeavor broke ground on The Parke in March. The Parke’s grand opening will occur in the second quarter of 2017. More than 129,575 residents live within a five-mile radius of the site.
Spectrum Properties, Intercontinental Purchase Two Charlotte Office Buildings for $35.5M

CHARLOTTE, N.C. — A joint venture partnership between Spectrum Properties and Intercontinental Real Estate Corp. has purchased two office buildings in Charlotte’s SouthPark submarket for $35.5 million, according to the Charlotte Business Journal. Totaling 178,338 square feet, the Morrison and Roxborough Buildings are located at 6525 Morrison Blvd. and 1901 Roxborough Road, respectively. Lionstone Investments sold the four- and five-story buildings, which were about 95 percent leased at the time of sale to tenants such as Velocity and South State Bank. Ryan Clutter and Scott Humphrey of HFF represented Lionstone Investments in the sale.
WEST ALLIS, WIS. — The Barry Company has brokered the sale of a 49,330-square-foot industrial warehouse in West Allis, approximately seven miles west of Milwaukee, for an undisclosed price. Wisconsin Storage Corp. purchased the property, located at 232 S. Curtis Road, from an undisclosed seller. The buyer plans to make renovations to the building including a new front façade, replacing the drive-in doors with windows and upgrading the landscaping. CHICAGO — Banana Republic has signed a 6,078-square-foot lease to occupy a two-story retail building under construction in the Lincoln Park neighborhood of Chicago. Centrum Partners is the developer of the project, located at 2720 N. Clark St., which is slated for completion in October. The 22,000-square-foot building will replace The Edge Bar and Grill. Alt School has preleased 13,199 square feet of space and will occupy the entire second floor. Meredith Oliver and Brendan Reedy of Cushman & Wakefield represented Banana Republic in the lease transaction.
SAN FRANCISCO — Berkadia has arranged a $70 million refinancing for The Mills Building, a 440,000-square-foot, historic building in downtown San Francisco. The landmark structure is located at 220 Montgomery St. The building is 95 percent leased to tenants like the New York Stock Exchange, Pocket Gems, Mazzetti, Seiler LLP, Haworth and the University of California, San Francisco. The 10-year, full-term, fixed-rate loan features interest-only payments. It was used to refinance existing debt on the property. Mitch Thurston and Andy Ahlers of Berkadia secured the financing through Voya Investment Management on behalf of the Swig Co.
Simon Property Group, Invesco Complete $1.1B Purchase of The Shops at Crystals in Las Vegas

LAS VEGAS — Simon Property Group and Invesco Real Estate have completed the acquisition of The Shops at Crystals in Las Vegas for $1.1 billion. The two companies are 50-50 joint venture partners in this acquisition. The Shops at Crystals is a 324,000-square-foot retail complex anchored by 10 luxury flagship stores, including Louis Vuitton, Gucci, Dolce & Gabbana, Tom Ford, Prada, Fendi and Tiffany & Co. It also contains 30 unique-to-market luxury retailers like Céline, Saint Laurent and Richard Mille. The asset features a dedicated tram station that connects to the Bellagio Resort & Casino, Aria Resort & Casino and Monte Carlo Resort & Casino. The Shops at Crystals is situated within City Center, a mixed-use development that includes Aria Resort & Casino, a 4,004-room casino resort; Mandarin Oriental Las Vegas, a 392-room boutique hotel with 225 luxury condominium residences; Vdara Hotel and Spa, a 1,495-room luxury hotel-condominium; and Veer Towers, which contain 669 luxury condominium residences.
BELLFLOWER, CALIF. — Charles Dunn Co. has arranged the $3.2 million sale of a 5,000-square-foot, single-tenant, triple-net-leased property occupied by Union Bank in the Los Angeles suburb of Bellflower. Kyle Gulock and Jason Cope of Charles Dunn represented both the seller, a private investor from Orange County, and the buyer, a Chinese investor, in the transaction.
