Trevor Koskovich, Bill Hahn and Jeff Sherman, all with Colliers’ Phoenix office, represented both the buyer and seller, Mentor Properties, in this transaction.

HOLLADAY, UTAH — ExtraSpace has leased 42,197 square feet of space at 5580 S. Van Winkle Expressway in Holladay. The lease is for 50 years. The space is under construction. When completed, it will be a double-deck, climate-controlled storage facility. ExtraSpace Storage is the second largest indoor storage company in the USA, with 1,350 locations. Chris Monson and Brett Palmer of Mountain West Commercial Real Estate represented the landlord in the transaction.
PALMDALE, CALIF. — Rally Auto Group has acquired a vacant auto dealership located at 421 Auto Center Drive within Palmdale Auto Center in Palmdale. Charman 25 LLC sold the 26,000-square-foot asset for $2.2 million. The buyer plans to use the site for Rally Hyundai, a new Hyundai dealership slated to open third quarter 2016. Jodi Meade of Avison Young represented the seller and buyer in the transaction.
INDIANAPOLIS — HEARN and equity partner CrossHarbor Capital Partners have purchased the BMO Plaza in downtown Indianapolis for $40 million. True North Management Group sold the 440,000-square-foot, 28-story office building. Located at 135 N. Pennsylvania St., BMO Plaza is the sixth tallest building in Indianapolis and houses tenants such as BMO Harris Bank, the U.S. Department of Defense, General Electric and law firms Rubin & Levin and Quarles & Brady. James Hanson, Erik Foster, Bill Ehret and Nancy Merritt of Avison Young represented the seller in the transaction.
FARGO, N.D. — Marcus & Millichap has arranged the $30 million sale of a two-property hospitality portfolio in Fargo. The hotels are comprised of 387 rooms collectively and are located on the same site at the intersection of I-29 and 13th Avenue South. The purchase price equates to more than $77,500 per room. A Los Angeles-based private equity group sold the Holiday Inn and Holiday Inn Express to an undisclosed local investor. The Holiday Inn has completed more than $10 million in renovations since 2000, including a complete remodeling of the guest rooms in 2006, and The Holiday Inn Express was fully renovated in 2014. Both hotels come with 15-year branding licenses that expire in 2030. Shane Skubis of Marcus & Millichap represented the seller in the transaction and procured the buyer.
FREMONT, CALIF. — A private investor has purchased a 34,272-square-foot industrial building in Fremont for $5.2 million. The property is located at 48351 Lakeview Blvd., within the Bayside Business Park. The facility is situated near Tesla’s manufacturing plant. TUCSON, ARIZ. – MCFT Holdings LLC has acquired the 70-unit San Simeon apartments in Tucson for $3.7 million. The community is located at 6091 E. Golf Links Road. It was built in 1963 and underwent a large-scale renovation in 2013. MCFT Holdings acquired the asset as a long-term investment and plans to implement general property upgrades.The LLC represented itself in this transaction while Bill Hahn, Jeff Sherman and Trevor Koskovich of Colliers International represented the seller, Corey Peterson.
PLANO — The Vitorino Group has arranged the sale of Service King/Enterprise Rent-a-Car, a 26,375-square-foot net-leased property located in the Dallas suburb of Plano. The Vitorino Group represented the buyer and seller, both local Texas investors, in the transaction.
BILLERICA, MASS. — The RAM Companies has acquired a Corporate Place, a 97,403-square-foot property located at 261 and 267 Boston Road in Billerica, for $8.1 million. Built in 1985 and 1986, the Class B multi-tenant asset comprises a 61,795-square-foot facility and a 35,608-square-foot building. The flex/R&D property is 85 percent occupied with a variety of tenants, including Lahey Health Primary Care, New England Rehabilitation Hospital and SI2 Technologies. The name of the seller was not released.
BROOKHAVEN, GA. — Emory University has purchased roughly 60 acres of commercial property at Executive Park, an office park located near the interchange of North Druid Hills Road and I-85 in Brookhaven. The private university purchased the property, totaling roughly 400,000 square feet of office space in nine buildings, from Equity Commonwealth for an undisclosed price. Emory has several programs operating at Executive Park, including Orthopaedics, Brain Health, Medical Science Education, Continuing Education and Health Information Technology, according to James Wagner, president of Emory University.
