DEKALB, ILL. — Marcus & Millichap has arranged the sale of a 365-bedroom off-campus student housing complex in DeKalb, approximately 70 miles west of Chicago, for $11.6 million, or $64,444 per unit. Ridgebrook Court Apartments is a three-building, 180-unit property that is located at 832 Ridge Drive, 808 Ridge Drive and 835 Edgebrook Drive. The apartments are less than a mile from Northern Illinois University and 7.5 miles from Kishwaukee College. The property has undergone recent renovations including new plumbing, electrical, HVAC, drywall, doors, frames, lighting and security systems. The complex also features updated wood floors, laundry room, kitchens and bathrooms. A private developer sold the asset to a private investor. Eric Bell of Marcus & Millichap represented the seller in the transaction and procured the buyer.

CHICAGO — CBRE has brokered the sale of a mixed-use building in Chicago for $8.3 million. A foreign investor purchased the building, located at 175 N. Franklin St. in Chicago, from an undisclosed seller. The four-story, 42,552-square-foot property is 100 percent leased to a mix of office and retail tenants. John Slivka of CBRE represented the owner in the transaction.
MONROVIA, CALIF. — NAI Capital has arranged the sale of mostly vacant retail supermarket site located at 723-727 E. Huntington Drive in Monrovia. 723 EHD LLC acquired the 97,497-square-foot site, known as Shamrock Center, for an undisclosed price. The property was 90 percent vacant at the time of sale, with O’Reilly Auto Parts as the remaining tenant. The property was originally built in 1972 for Kmart. Scott Martin and James Houghton of NAI Capital represented the buyer in the transaction.
LOS ANGELES — Wood Kusaka Studios has acquired a 14,474-square-foot light industrial property in Los Angeles for $3.3 million. The building is located at 310 N. Madison Ave. It was built in 1971. The property was previously used as a flex space for entertainment and sporting events. Wood Kusaka will use the property as its art studio. It is relocating from nearby Culver City. John Anthony, Chris Steck, Dennis Slattery and Chris Giordano of Charles Dunn Company represented the seller, Fitzpatrick Trust, in this transaction.
BOSTON — Colliers International has arranged the sale of an office building located at 95 Berkeley St. in Boston’s South End. CIM Group and Center Court Mass have acquired the 114,000-square-foot property from The Community Builders. The asset sold for an undisclosed sum. Doug Jacoby, Scott Dragos, Tony Hayes, Tim Muhall and Lyndsey Hmura of Colliers represented the sellers in the transactions.
CLEVELAND — Detroit-based Bedrock Real Estate Services has acquired The Avenue Shops at Tower City Center, a three-story, 366,000-square-foot retail center located in downtown Cleveland, from Forest City Realty Trust Inc. The sale price was $56.5 million, including contractual parking rights to approximately 3,300 associated parking spaces in attached decks and adjacent surface lots. The Avenue Shops at Tower City Center opened in 1990 after Forest City converted the historic Cleveland Union Terminal into the shopping mall. The center is currently comprised of more than 100 retailers and restaurants as well as an 11-screen movie theater. The Avenue Shops are connected to the Ritz-Carlton Hotel, Skylight Office Tower and Terminal Tower, and via indoor walkways to Quicken Loans Arena and JACK Cleveland Casino. Bedrock Real Estate Services is the real estate arm of Quicken Loans Inc. founder and chairman Dan Gilbert.
FENTON, ILL. — Mid-America Real Estate Corp. has arranged the $15 million sale of Fenton Commons, an 82,242-square-foot shopping center located in the St. Louis suburb of Fenton. Best Buy, Old Navy and Barnes & Noble anchor the center, which also features Chili’s and Bank of America outlots. Ben Wineman of Mid-America and Scott Seyfried of Pace Properties worked on behalf of the seller, a private St. Louis-based partnership. A group represented by Greenwood Village, Colo.-based GDA Real Estate acquired the property.
MANASSAS, VA. — The JCR Cos. has acquired Signal Hill Shopping Center, a 105,781-square-foot, grocery-anchored shopping center in Manassas, for $22.6 million. JCR Cos. purchased the property from Regency Centers in an off-market transaction. Sandy Spring Bank provided acquisition financing. Signal Hill’s tenant roster includes Shoppers Food Warehouse, GameStop, Glory Days Grill, Panera Bread, and Chick-fil-A. JCR Cos. has sold the Chick-fil-A pad to an undisclosed buyer for $2.3 million in another off-market transaction. Signal Hill is the seventh shopping center acquisition for JCR Cos. since 2012 and its 20th transaction since the firm was founded in 2009.
The Micropolitan at Urban Lights Multifamily Community in Los Angeles Sells for $27.1M

LOS ANGELES — A private 1031 exchange investor has purchased The Micropolitan at Urban Lights, a 45-unit multifamily community in the Miracle Mile submarket of Los Angeles, for $27.1 million. The community is located at 739 S. Ogden Drive. The Micropolitan was built in 2015. It is situated near the Los Angeles County Museum of Art, and is within a two-minute walk of the Los Angeles Metro Purple Line station, which will soon debut. Ron Harris and Paul Darrow of Institutional Property Advisors represented the seller, Micropolitan, a subsidiary of Psomas, in this transaction.
BATAVIA, ILL. — Transwestern has arranged the lease of a 107,800-square-foot distribution center in Batavia, approximately 45 miles west of Chicago. PDS, a transportation and logistics provider, will consolidate its existing locations at the new headquarters facility, which will be located at the building at 1070 Swanson Drive. PDS expects to move into the building this May. Liberty Property Trust owns the property, which was built in 1999 and is located in the Batavia Industrial Center. The asset features 30-foot clear heights, 10 exterior docks, one drive-in door, 69 auto parking spaces and 17 trailer spaces. Michael Marconi of Transwestern represented the tenant in the transaction. Marconi, along with Joe Karmin of Transwestern, also represented the landlord.
