ST. CHARLES, ILL. — Adelphia Properties has brokered the sale of a 4,350-square-foot retail building net leased to Gabby’s Kitchen for an undisclosed price. Geneva State Bank sold the property to a local independent restaurant operator. The second-generation freestanding building was built in 2010 and is located at 1650 W. Main St. in St. Charles, approximately 45 miles west of Chicago. George Spirrison and Simeon Spirrison of Adelphia Properties represented both parties in the transaction.

SAN FRANCISCO — Broe Real Estate Group has acquired Oceanview Village Shopping Center, a 98,406-square-foot shopping center located in San Francisco, for $30.6 million. Broe Real Estate and operating partner Citivest Commercial plan to reposition the property through improvements including façade upgrades, new landscaping, entrance lighting, parking lot upgrades and a new signage program. Tenants at the center include Albertsons, Walgreens, 24-Hour Fitness and Chase Bank. Crosspoint Realty will act as property manager, while Todd Oliver and Drew Greenspan of Cushman & Wakefield will act as leasing representatives for the asset.

RIALTO, CALIF. — Blueprint Healthcare Real Estate Advisors has arranged the $14.1 million sale of Vista Cove Care Center, a 177-bed skilled nursing facility in Rialto, about 55 miles east of Los Angeles. A joint venture of a New York-based real estate group and a Los Angeles-based operator bought the property from a regional owner/operator. The purchase price equates to $79,858 per bed and a capitalization rate of 7.3 percent. Blueprint’s Christopher Hyldahl was the lead advisor and Mike Segal assisted in executing the transaction.

HUNTINGTON PARK, CALIF. — Hanley Investment Group Real Estate Advisors has brokered the sale of a single-tenant, absolute net-leased Walgreens property, located at 6100 Pacific Blvd. in Huntington Park. A private investor based in Northern California acquired the 15,525-square-foot property for $11.8 million. Walgreens has more than 22 years remaining on its initial 30-year term. Patrick Kent and Bill Asher of Hanley Investment Group represented the seller, a private investor based in Los Angeles, while Nigel Keep and Bill Kurfess of Kidder Mathews represented the buyer in the transaction.

SAN ANTONIO AND CHICAGO — San Antonio-based USAA Real Estate Co. and HSA PrimeCare, a division of Chicago-based HSA Commercial Real Estate, have formed a joint venture to acquire and develop outpatient healthcare real estate assets across the Midwest. Along with the announcement, the joint venture also made its first acquisition, a 97,375-square-foot portfolio, for an undisclosed price. The three-property portfolio consists of the Advocate Christ Outpatient Center in Tinley Park, Ill., the Coffee Creek Medical Office Building in Chesterton, Ind. and the APAC Medical Plaza in Crown Point, Ind. The joint venture will acquire an array of medical buildings such as medical office buildings, cancer centers, ambulatory surgery centers, medical wellness centers and other specialty centers. HSA PrimeCare will provide investment analysis, development, leasing and property management services to the partnership.

LOCKPORT, ILL. — RJW Logistics has signed a 512,265-square-foot lease for a distribution facility in Lockport, approximately 35 miles southwest of Chicago. ML Realty Partners LLC owns the building located within the Heritage Crossing Corporate Center, a 228-acre business park. The facility is located at 14908 S. Gougar Road and features 32-foot clear heights. There are a total of 12 buildings planned for the Heritage Crossing Corporate Center. Dan Leahy, Mark Moran and John Whitehead of NAI Hiffman represented ML Realty Partners in the transaction. Dominic Carbonari of JLL represented RJW Logistics.

NORTHBROOK AND BARTLETT, ILL. — Brown Commercial Group has brokered the sale of two industrial buildings. In the first transaction, Bill’s Plumbing acquired a 17,290-square-foot building located at 1855 Holste Road in Northbrook, approximately 25 miles northwest of Chicago. The plumber is expanding from a 2,600-square-foot space in Skokie. Trinity Scurto of Brown Commercial represented the buyer, and Juanita Song of Coldwell Banker represented the seller. In the second deal, Care Investments LLC sold a 2,642-square-foot industrial facility to an undisclosed buyer. The building is located at 1292 Humbracht Circle in Bartlett, approximately 35 miles west of Chicago. Brian Lindgren and Dan Brown of Elk Grove, Ill.-based Brown Commercial represented the seller, and Dan Smolensky of Taurus Modal Group represented the buyer. Financial terms of the transactions were not disclosed.

NEW YORK CITY — GFI Realty Services has brokered the sale of an apartment building located at 601 Ocean Parkway in Brooklyn’s Ditmas Park neighborhood. Meridian Properties acquired the property from Duo Ocean Parkway LLC for $19.5 million. The newly constructed 45,000-square-foot building features 44 residential units in a mix of one- and two-bedroom layouts, 14 indoor parking spaces, a lounge, fitness center, common outdoor terrace and a laundry facility. At the time of sale, the property was 100 percent occupied. Shulem Paneth and Eli Matyas of GFI represented the seller, while Erick Yankelovich represented the buyer in the transaction.

HENDERSONVILLE, TENN. — U.S. Properties Group (USPG) has acquired The Streets of Indian Lake, a 249,121 square-foot lifestyle shopping center in Hendersonville, roughly 18 miles northeast of Nashville. The retail center is located at Indian Lake and Vietnam Veterans boulevards. The center’s tenant roster includes Regal Cinema, Victoria’s Secret, LOFT, Rack Room Shoes, Yankee Candle, New York & Co., Sunglass Hut, Gymboree, Glowgolf, Charming Charlie, Bath & Body Works, Barnes & Noble and Buffalo Wild Wings. Chris Decoufle of CBRE’s Atlanta office brokered the transaction. USPG has acquired and improved value-add shopping center assets since 2002. The company owns approximately 4 million square feet and redevelops shopping centers in 11 states covering the Midwest and Southeast, including Alabama, Georgia, Illinois, Michigan, North Carolina, North Dakota, Ohio, Pennsylvania, South Carolina, Tennessee and Virginia.

FALLBROOK, CALIF. — Gerrity Group has acquired Fallbrook Mercantile Center, a 70,410-square-foot grocery-anchored shopping center located in the San Diego-area community of Fallbrook, for $23.6 million. Major Market Grocery Store anchors the center, which is 97 percent occupied by tenants including Anytime Fitness, Sherwin Williams, Burger King, Jersey Mike’s Subs, Fantastic Sam’s and Denny’s. Gleb Lvovich and CJ Osbrink of HFF represented the seller, Tourmaline Capital, in the transaction.
