Located in the Lakeview neighborhood, the five-story building features tenants such as Intelligentsia Coffee & Tea, The Apartment People and Contacts & Specs. The property also contains a five-story parking garage. Keely Polczynski of CBRE represented Barnett Capital, and Danny Spitz of Baum Realty represented 3115 Properties LLC.

NORTHGLENN, COLO. — Starlight Investments Acquisition has purchased the 228-unit Carrick Bend apartments for $47.8 million. The community is located at 11525 Community Center Drive, just north of Denver. It was built in 2014. CBRE’s Dave Potarf, Dan Woodward and Matt Barnett represented the seller, Keller Holland Northglenn Investors, in this transaction.

SPARKS, NEV. — Shopoff Realty Investments has acquired Iron Horse Shopping Center, a 186,000-square-foot retail center located in the Reno suburb of Sparks, for an undisclosed sum. Shopoff has committed more than $1 million for improvements to the property. The retail center was 33 percent occupied at the time of sale by tenants including Dollar General, Subway, Payless Shoes, Sizzler, Jack in the Box and El Pollo Loco. The center is anchored by a Save-Mart, which was not included in the purchase.

NEW YORK CITY — Greystar Equity Partners VIII has completed the acquisitions of two multifamily properties in New York City for an aggregate purchase price of $336.3 million. The two transactions mark the full investment of Greystar Equity Partners VIII LP, an $800 million vehicle that is part of Greystar Real Estate Partners’ flagship value-add series. In the first transaction, Greystar acquired The Chelsea, a 204-unit multifamily property located at 160 W. 24th St. in Manhattan’s Chelsea neighborhood, for $211.3 million. The Chelsea features a variety of floor plans, a 5,200-square-foot parking garage, 11,000 square feet of prime retail space on the ground floor, a fitness center, media room, two rooftop decks and a resident lounge. In the second deal, Greystar purchased a 169-unit multifamily property comprising two buildings located at 247 N. 7th St. and 248 N. 8th St. in Brooklyn’s Williamsburg neighborhood for $125 million. The property features an 85-space parking garage, two rooftop decks, a fitness center and resident lounge. Greystar will serve as property manager for both multifamily properties.

AMHERST, NASHUA, LONDONDERRY, DERRY AND PEMBROKE, N.H. — NAI Norwood Group has arranged the sale of a five-property Granite Clover Self-Storage portfolio located in Amherst, Nashua, Londonderry, Derry and Pembroke. National Storage Affiliates Trust acquired the assets from multiple entities under the Granite Clover Self-Storage trademark for $28.8 million. The assets total 235,000 rentable square feet with 1,900 self-storage units. Joseph Mendola of NAI Norwood Group represented the seller in the transaction.

AMES, IOWA — Vesper Holdings has acquired an off-campus student housing property, located in Ames near Iowa State University, for an undisclosed price. The Foundry contains one six-story building with an underground parking garage, and offers two- and four-bedroom floor plans with bed-to-bath parity. Units feature large fully equipped kitchens, full-sized washers and dryers, furniture, 50-inch flat screen televisions, stainless steel appliances, granite countertops and high-speed internet connection in every bedroom. Amenities at the property include ground-floor retail anchored by Starbucks Coffee, a fitness center, study areas, a game room, secure bike storage and a tanning booth. The Foundry was fully occupied in its first year of opening. With this transaction, Vesper’s student housing portfolio now totals 19 apartment complexes and approximately 10,700 beds. This transaction is the fifth student housing acquisition for Vesper over the past 10 months. The seller in the deal was undisclosed.

INDIANAPOLIS AND CAMBY, IND. — BayView Advisors has brokered the sale of a three-property self-storage portfolio for an undisclosed price. The three properties, located within the Indianapolis metropolitan area, total 231,060 square feet. National Storage Affiliates Trust purchased the assets from Emerson Access Storage LLC, Access Self Storage of Heartland Crossing LLC, Rockville Road Storage LLC and Rockville Road Storage II. SecurCare is managing the portfolio. The Access Self Storage portfolio consists of 355 climate-controlled storage units, 1,219 non-climate controlled storage units and 123 spaces for boat and vehicle parking.

COLUMBUS — The Cooper Commercial Investment Group has arranged the $2.9 million sale of a 101,621-square-foot retail center in Columbus. Livingston Avenue Center is anchored by Big Lots and Save-a-Lot. Dan Cooper of Cooper Commercial represented the seller, a Columbus-based private investment group, in the transaction. The private investment buyer was based in California. The transaction featured an 8.2 percent capitalization rate and was sold at 99 percent of list price.

AVONDALE, ARIZ. — Parkmeed Properties has acquired the 314-unit Ashton Pointe apartments in Avondale for $42.5 million. The community is located at 12175 W. McDowell Road, just a mile from the Coldwater Depot Logistics Center. Notable employers in the area include Nike Golf, Ogio International, Eddie Bauer, Red Kap, Bulwark and New Era. Steve Gebing and Cliff David of Marcus & Millichap represented both the buyer and seller, P. B. Bell Companies, in this transaction.

ROSEVILLE, CALIF. — A California-based investment firm has purchased The Terraces of Roseville, a 198-unit independent living, assisted living and memory care community in the Sacramento suburb of Roseville, for $39 million. Blueprint Healthcare Real Estate Advisors represented the seller, a New York-based private investment group, in the sale. Westmont Senior Living will continue to operate the community after the sale. The Terraces of Roseville was built in 1987 and sits on a 4.1-acre parcel. The community was sold out of bankruptcy as a value-add property. The proposed repositioning includes capital investment and/or a substantial expansion on the site as well as adjacent 1.3-acre parcel. The sale price equates to approximately $197,000 per unit and a capitalization rate of 6.8 percent based on in-place operating income. Blueprint’s Christopher Hyldahl was the lead advisor on the transaction and was supported by Gideon Orion and Mike Segal.
