OAK PARK AND CICERO, ILL. — Interra Realty has brokered the $1.8 million sale of two multifamily properties in the suburbs of Chicago. A property at 428 S. Scoville Ave. in Oak Park sold for $1 million at a capitalization rate of 5.8 percent. The 10-unit property consists of eight one-bedroom units and two two-bedroom units. The property also includes 15 parking spaces. Patrick Kennelly of Interra Realty represented both parties in the transaction. In the second deal, a property at 1900 S. 51st Ave. in Cicero sold for approximately $800,000 at a capitalization rate of 10.7 percent. The building included six two-bedroom units, four one-bedroom units and nine studio apartments for a total of 19 units. Kennelly, along with James Clough and Joe Smazal of Interra Realty, brokered the transaction. All parties in both transactions are undisclosed locals.

TAMPA, FLA. — Vision Properties, a commercial real estate operating partner based in northern New Jersey, has acquired a five-building, Class A office campus in Tampa for more than $100 million. The 573,053-square-foot complex is located along Henderson Road, north of Tampa International Airport. In addition to the five office buildings, the property also has a development pad with an active site permit for an additional 111,600-square-foot office building. The office campus is situated within Renaissance Park, a master-planned, 71-acre mixed-use development. Mike Davis, Michael Lerner and Rick Brugge of Cushman & Wakefield represented the seller in the transaction. William Bertolero of Vision Properties will oversee the operations and asset management of the office campus. Fred Arena, founder of Vision Properties, expects to break ground on the sixth office building within the next 12 months.
GALESBURG, ILL. — Marcus & Millichap has brokered the sale of a 61-room Country Inn & Suites in Galesburg, 45 miles northwest of Peoria, for $2.4 million. Both the buyer and seller in the transaction were undisclosed limited liability companies. The Country Inn & Suites is located at 2284 Promenade Court and within proximity to Sandburg Mall, Carl Sandburg College and the Galesburg historic district. Lili Gewargis and Scott Brash of Marcus & Millichap listed the property on behalf of the seller and secured the buyer.
CHICAGO — Interra Realty has negotiated the sale of a multifamily property in Chicago for $1.8 million. Kinsch Family Trust sold the asset, located at 7427-39 N. Winchester Ave., to an undisclosed buyer. Located in the Rogers Park neighborhood, the 20-unit building sold at a capitalization rate of 6 percent. The asset is comprised of 14 two-bedroom units and six one-bedroom units and includes 17 parking spaces. The buyer plans to make unit and operational improvements. Craig Martin of Interra represented both parties in the transaction.
SAN DIEGO — Union Cowork has signed a 10-year lease for the Unicorn Building in downtown San Diego. The historic space is located at 704 J St. This will be the cowork space’s fifth location in Southern California, which includes two additional outposts in the San Diego submarket of North Park. David Maxwell and Bill Shrader of Colliers International represented both Union Cowork and the landlord, PREF Unicorn, an affiliate of Paragon Real Estate Investments, in this transaction.
SEATTLE — MetLife (NYSE: MET) has purchased Alley24, a 215,402-square-foot, Class A office building with ground floor retail in Seattle’s South Lake Union submarket, for $129.3 million. HFF marketed the property on behalf of the sellers, Vulcan Inc. and PEMCO Insurance Co. MetLife assumed an existing life insurance company loan as part of the purchase. Alley24 is located at 221 Yale Ave. N. Completed in 2006, the property was one of Seattle’s first mixed-use projects to earn LEED certification and features sustainable elements such as natural daylight, operable windows, energy-efficient water flow fixtures, automatic sun-tracking sun shades and environmentally sensitive building materials. The 85 percent-leased property serves as the corporate headquarters for architectural firm NBBJ. Additional tenants include Skanska and Cole & Weber. Alley24 offers tenants two roof decks and flexible floor plans. Todd Tydlaska, Nick Kucha and Michael Leggett led the HFF team. “Alley24 is one of the only true mixed-use assets in the South Lake Union submarket, a centrally located, high-amenity, pedestrian-oriented location that has maintained historical occupancy of more than 96 percent since it was completed,” says Tydlaska. LOS ANGELES — A private investor has purchased the 21-unit Verona Villas condominium complex in the Los Angeles submarket of Toluca Lake for $14.7 million. The community is located at 10640 Woodbridge St. It was built in 2008. Matt Ziegler of Marcus & Millichap represented the buyer. The same firm’s Jeff Louks and Daniel Hirth represented the seller, the property’s developer.
ELMHURST, ILL. — Welbic LLC has purchased 15 industrial buildings in the Midwest for approximately $50 million. Venture One Real Estate sold the assets, which total 900,000 square feet. There are 22 tenants that occupy the 15 buildings, which are located in Wisconsin and Illinois. Matthew Lewandowski of Darwin Realty worked with Venture One Real Estate on the purchase. Erin Cibula and Matthew Lewandowski of Darwin Realty also worked with Gabriel Silverstein of Angelic Real Estate LLC to secure an approximate $100 million loan which covered the 15 Venture One buildings plus 26 industrial properties already owned by Welbic.
NEW YORK CITY — Sugar Hill Capital Partners has acquired a four-building multifamily portfolio located in Manhattan’s Upper West Side. Benjamin Hadar and Leonard Solomon of Upwest Co. sold the properties for $65 million, or $1,050 per square foot. Located at 471-476 Central Park West, the properties feature a total of 125 apartments, most of which are rent-regulated units. Additionally, the portfolio site allows for the development of a 92,000-square-foot structure, with an additional 30,000 square feet in air rights. Lazer Sternhall and Peter Vanderpool of Cignature Realty represented the buyer and seller in the transaction.

TYSONS CORNER, VA. — Cushman & Wakefield has arranged the $92.5 million sale of Tysons Overlook, a 157,021-square-foot trophy office building in Tysons Corner, a northern Virginia suburb of Washington, D.C. The Pentagon Federal Credit Union purchased the asset from Logistics Management Institute. Built in 2014 within a mile from the new Tysons Corner Metro Station, the office building features a 3,500-square-foot fitness center, business lounge, on-site café and a furnished event terrace. Bill Collins, Paul Collins, Paul Darr, Dale Powell, James Cassidy, Jud Ryan and Drew Flood of Cushman & Wakefield represented the seller in the transaction.
