NEW YORK CITY — Stellar Management has completed the disposition of a loft office building located at 123 Lafayette St. in New York City. An undisclosed buyer purchased the 21,916-square-foot property for $33.5 million, or $1,525 per rentable square foot. The newly renovated property is a 100 percent occupied turn-key office building with ground-floor retail space. The retail space is occupied by Dunkin’ Donuts and Love Hate Social Club. Bob Knakal, Robert Burton and Jonathan Hageman of Cushman & Wakefield handled the transaction.

SAN DIEGO — Shea Properties has signed three new tenants to Mercado del Barrio, a mixed-use center located under the Coronado Bridge in San Diego’s Barrio Logan. Marciscos el Pulpo, a seafood restaurant, celebrated its grand opening on January 10; MishMash, a gourmet street-food truck and catering company, is opening its first brick-and-mortar location in the first quarter of this year; and The Gear Group, a tactical equipment retailer, is also opening this quarter. In addition to the new tenants, Fathom Crossfit is expanding its current location at the center to 6,111 square feet in mid-January. Other tenants at the property include Northgate Market, Little Caesars, T-Mobile, Asia Wok, Fade Factory, Iron Fist Brewing Co., National Laundry & Dry Cleaning, Sally Beauty and Tocumbo Ice Cream & Tortas.

ALPHARETTA, GA. — Accesso Partners LLC has purchased North Point Center East, a four-building, Class A office park in Alpharetta, from Cousins Properties for $92.2 million. Located on 33 acres adjacent to North Point Mall, the 540,137-square-foot suburban office development was 88 percent leased at the time of sale. The park’s tenant roster includes Surgical Information Systems, Merrill Lynch, Wells Fargo Bank, Wells Fargo Wealth Management, Regus Business Centers, Amplify Education, IPSWITCH, Robert Baird & Co. and Nokia. Jay O’Meara, Will Yowell, John Shlesinger and Justin Parsonnet of CBRE’s Atlanta office represented Cousins Properties in the transaction.

NORTH BERGEN, N.J. — HFF has arranged the sale of Tonnelle Plaza, a retail center with a warehouse component in North Bergen. 8101 Tonnelle Avenue LLC sold the 350,000-square-foot property to an affiliate of Northeast Capital Group and BHN Associates for an undisclosed price. Developed in 1990 and renovated in 2008, the property is situated on 12.6 acres at 8101 Tonnelle Ave. The center is occupied by ALDI, Burlington Coat Factory, Planet Fitness, Chuck E. Cheese, JP Morgan Chase Bank, Sally Beauty Supply, Subway, McDonald’s, All Pet Distribution and Good Chinese Kitchen. In addition to the 155,000-square-foot retail space, the two-level center has 196,000 square feet of warehouse space fully leased to three tenants. Jose Cruz, Kevin O’Hearn, Michael Oliver, Steve Simonelli and Andrew Scandalios of HFF represented the seller in the transaction.

FORT WORTH, TEXAS — Institutional Property Advisors (IPA) has arranged the sale of The Phoenix, a 170-unit luxury multifamily community in the Near Southside district of Fort Worth. Will Balthrope, Drew Kile and Rowan Burch of IPA advised the sellers, Fort Worth-based Eisner Development Corp. and Baton Rouge, La.-based Ventures Development Group. Balthrope, Kile and Burch also procured the buyer. The property is located at the intersection of College Avenue and West Peter Smith Street, just south of I-30 and west of I-35 West at 429 College Ave. Amenities at The Phoenix include a 24-hour gated entrance, a 4,257-square-foot office and clubhouse with a catering kitchen and fitness/yoga area, as well as a pool with a tanning shelf. All apartments feature granite kitchen countertops, stainless steel appliances, pantries and linen closets. Each apartment has a balcony, and 52 units have unobstructed views of the Fort Worth skyline.

RENTON, WASH. — MIG Real Estate has purchased the 274-unit Berkshire apartment community in the Seattle submarket of Renton. The purchase price was not disclosed. The community is located at 1300 South Eagle Drive, on the south shore of Lake Washington. The Berkshire is MIG’s second investment in the Seattle area. The company previously purchased Canyon Park 228 Corporate Center, a two-building office park in Bothell. MIG represented itself in this latest transaction, while CBRE’s Jon Hallgrimson and Eli Hanacek represented the unnamed seller.

TUCSON, ARIZ. — Hamilton Zanze has purchased the 320-unit Centrepoint apartment complex in Tucson for $33.6 million. The community is located at 3220 West Ina Road. Centrepoint was 96 percent occupied at the time of sale. The property is situated near some of Tucson’s largest employers, including Raytheon and Davis-Monthan Air Force Base. CBRE’s Tyler Anderson, Sean Cunningham, Asher Gunter, Matt Pesch and Mike Sandahl executed the transaction. The seller was Independence Realty Trust.

CINCINNATI — NewcrestImage has purchased a three-building office complex in Cincinnati for an undisclosed price. Fourth & Walnut Centre is comprised of a 19-story tower built in 1903, a four-story building built in 1937 and a six-story building that was constructed in 1961. Amenities at the property include two restaurants, a business center and a parking garage. The three assets total 375,000 square feet and are currently 56 percent occupied. NewcrestImage plans to enhance and re-configure the office space in an effort to appeal to the millennial mindset. The seller is undisclosed.

WEST CARROLLTON, OHIO — CBRE Group Inc. has arranged the $3.8 million sale of a 179,509-square-foot manufacturing property in West Carrollton, approximately 8 miles southwest of Dayton. NuVasive, a medical device company, purchased the facility, which is located at 805 Liberty Lane, from Stag II Dayton LLC. Doug Whitten, Mike Lowe, Tim Schenke and Jeremy Kraus of CBRE represented the seller in the transaction.

Fort Myers Outlet Sanibel

FORT MYERS, FLA. — Tanger Factory Outlets Center Inc. has sold the company’s 198,877-square-foot outlet mall in Fort Myers to Dahlmann Properties for $26 million. Built in 1993, the property’s tenant roster includes Brooks Brothers Factory Store, Crocs Outlet, Tommy Hilfiger, Adidas, Nike Factory Store, Under Armour, Island Java Café, Coach, Bath & Body Works and Zales The Diamond Store Outlet. Dahlmann Properties plans to rename the outlet mall Sanibel Outlets, due to its proximity to Sanibel Island.
