DALLAS — Carey Watermark Investors Inc. (CWI 1) has acquired Le Meridien Dallas, The Stoneleigh, a 176-room hotel in Uptown Dallas. Originally built in 1923, Le Meridien Dallas, The Stoneleigh is an Art Deco-style hotel that is listed on the National Register of Historic Places. The hotel underwent a $36 million renovation in 2008. Since then, $4.5 million has been spent to further upgrade the property, and in early 2016, an additional $4 million renovation is planned for guestroom and corridor updates, the addition of an outdoor courtyard event space, a pool and other enhancements. Le Meridien, a Starwood Hotels & Resorts brand, is a global hotel brand with a portfolio exceeding 100 hotels in more than 50 countries. The hotel will continue to be managed by Merritt Hospitality, an affiliate of HEI Hotels & Resorts, a hospitality owner and operator that owns and manages 48 hotels and resorts throughout the United States. Merritt Hospitality manages the Westin Pasadena, Westin Minneapolis, Sheraton Austin at the Capitol and the Boca Raton Marriott at Boca Center for CWI 1. DENVER — Invesco Real Estate has purchased the Retreat at the Flatirons, a 374-unit luxury apartment community in the Denver submarket of Broomfield, for $95 million. The community is located at 13780 Del Corso Way. The property was 96.8 percent occupied at the time of closing. The seller, Etkin Johnson Real Estate Partners, built the Retreat in 2012. ARA Newmark’s Jeff Hawks, Doug Andrews, Terrance Hunt and Shane Ozment represented Etkin Johnson in the deal. This is Invesco’s second apartment acquisition in Metro Denver in this past month. The company also recently purchased the Retreat at Park Meadows for $125 million.

FRANKLIN, IND. — May Realty Advisors has arranged the $1.1 million sale of a freestanding building net leased to Starbucks in Franklin, approximately 25 miles south of Indianapolis. Thomas Levin, a private investor, purchased the building from Elias and Anthony Rantisi. The building, which was constructed in 2004 and spans 1,850 square feet, is located at 2279 N. Morton St., in a shopping center anchored by Lowe’s and Costco. Starbucks has signed a 10-year lease. Matthew May and Richard Huelsman of May Realty Advisors represented the buyer in the transaction. Frank Swiss of Swiss Company Real Estate represented the seller.

7000 Central Park Atlanta Central Perimeter

ATLANTA — CBRE Strategic Partners U.S. Value 7 has purchased 7000 Central Park, a 415,490-square-foot, Class A office building located in Atlanta’s Central Perimeter submarket, for $85.3 million. The 18-story office building was 86 percent occupied at the time of sale. The property includes amenities such as an on-site management office, café, Wi-Fi lounge, conference facility, EV charging stations, outdoor lakeside dining area, covered parking and walkways and a 7,200-square-foot fitness center. The seller was a joint venture in which Parkway Properties Inc. owns a 40 percent interest.

TUSTIN, CALIF. — Hanley Investment Group Real Estate Advisors has brokered the sale of a retail building located at 14191 Newport Ave. in Tustin, a southeastern suburb of Los Angeles. The 2,900-square-foot property sold for $1.2 million, representing a capitalization rate of 4.17 percent. The two-tenant building is situated on one-third of an acre near the intersection of McFadden and Newport avenues. Eric Vu and Jeff Hauber of Hanley Investment Group represented the seller, a private investor based in Southern California. The name of the buyer was not released.

SAN ANTONIO — Marcus & Millichap has arranged the sale of the 122-room Holiday Inn San Antonio Northwest. Allan Miller and Chris Gomes of the firm’s Dallas office represented the seller. Marcus & Millichap’s National Retail Group procured the buyer. Both buyer and seller are Texas-based private investment groups. The hotel is located at 5535 University Heights near I-10 and Loop 1604, two miles from the University of Texas at San Antonio and three miles from Six Flags Fiesta Texas. Constructed in 2012, the Holiday Inn San Antonio Northwest is a four-story interior-corridor, full-service hotel.

TAMPA, FLA. — Franklin Street Real Estate Services has closed the sales of five apartment communities in the metro Tampa area totaling more than $50 million. The five properties span roughly 950 units combined. Kevin Kelleher, Darron Kattan, Robert Goldfinger and Zachary Ames of Franklin Street brokered all five transactions. The buyers and sellers are private companies from the Tampa area and various locations throughout the U.S. The transactions included the $23.5 million sale of Harbour Cay in Largo, the $14.8 million sale of The Park at Chesterfield, the $7 million sale of University Oakwoods, the $4.3 million sale of Bayside North and the $1.9 million sale of Grove Court-Plant City, all in Tampa. All of the buyers are planning to make substantial investments to upgrade the properties.

MAPLEWOOD, MINN. — Evans Senior Investments has arranged the $30 million sale of The Shores of Lake Phalen, a seniors housing community located in the Twin Cities suburb of Maplewood. A non-traded REIT purchased the property at a price of $285,714 per unit. The Shores of Lake Phalen features 22 independent living units, 51 assisted living units and 32 memory care units. Constructed in 2011, the Class A community is adjacent to the Gateway State Trail for walking or biking. The new owner plans to lease the facility to a national operator. The final capitalization rate was 6.3 percent based on a 2015 budgeted net operating income of $1.9 million. Evans Senior Investments is a Chicago-based seniors housing investment banking firm.

MAYFIELD HEIGHTS, OHIO — Marcus & Millichap has arranged the $17.1 million sale of a retail building triple-net leased to Walmart in Mayfield Heights, located about 20 miles east of Cleveland. Walmart has seven years remaining on its 20-year lease at the building constructed in 2002. Scott Wiles, Craig Fuller and Erin Patton of Marcus & Millichap represented the seller, a Cleveland-based investor. The trio also procured the buyer, a Midwest-based investor in a 1031 exchange.

CLAREMONT, CALIF. — Avison Young has brokered the sale of a seven-acre site located at 620 Auto Center Drive in Claremont. Brandywine Homes sold the property to New Orleans, La.-based Premier Automotive Group for an undisclosed price. The buyer plans to develop a Chrysler, Dodge, Jeep and Ram auto dealership on the site. Situated within the Claremont Auto Center, the site has been vacant for more than decade. Jodi Meade of Avison Young represented the seller and the buyer in the transaction.
