AT&T Plaza Charlotte

CHARLOTTE, N.C. — CBRE has brokered the $45.5 million sale of AT&T Plaza, a 355,300-square-foot office tower in Charlotte’s central business district. Located at 300 S. Brevard St., the property provides direct access to the LYNX light rail. AT&T is vacating the property as part of its corporate initiative to reduce its national office footprint. Will Yowell, Patrick Gildea and Jay O’Meara of CBRE represented the sellers, Childress Klein and Norfolk Southern Corp. Hal Kempson and Compie Newman of CBRE arranged a five-year acquisition loan through Citizens Bank on behalf of the buyer, Dallas-based Stream Realty Partners.

PHOENIX — An unnamed buyer has purchased the 74-unit Cabana on Seventh apartment community in Phoenix for $5 million. The community is located at 5615 North 7th St. It was built in 1972. Steve Gebing of Institutional Property Advisors and Cliff David and Trevor Hardy of Marcus & Millichap represented both the buyer and seller in this transaction.

OLYMPIA, WASH. — Preservation Partners Development III LLC has acquired The Olympian Apartments, a 50-unit apartment community in Olympia, for $3.1 million. The affordable housing community is located at 116 Legion Way Southeast. It was built in 1919. Robert DiPietrae of Berkadia represented the seller, Olympian Investors Limited Partnership.

AUSTIN, TEXAS — Institutional Property Advisors (IPA), a division of Marcus & Millichap that serves institutional and major private real estate investors, has brokered the sale of Springs at Tech Ridge, a 342-unit apartment community located at 1200 E. Parmer Lane in Austin. The newly constructed property features 21 different one-, two- and three-bedroom floor plans with an average unit size of 967 square feet. Springs at Tech Ridge’s community amenities include a fitness center, resort-style swimming pool and a community garden. Will Balthrope and Drew Kile of IPA represented the seller and procured the buyer. The terms of the sale were not released.

ARLINGTON, TEXAS — The Greysteel Co. has arranged the sale of Pioneer Villas, a 90-unit, garden-style multifamily community in Arlington. Boyan Radic, Doug Banerjee, Andrew Mueller and John Marshall Doss of Greysteel worked on behalf of the seller, Katz Matlock Place LLC, to complete the transaction. Agorazo I LLC acquired the property, which offers one-, two-, three- and four-bedroom units.

Carmel Park I and II Charlotte

CHARLOTTE, N.C. — HFF has brokered the $23 million sale of Carmel Park I and II, two office assets in Charlotte’s Ballantyne/South Charlotte office submarket totaling 170,128 square feet. Carmel Park I and II are situated on 11.5 acres at 11111-11121 Carmel Commons Blvd. The properties are roughly 80 percent leased to tenants such as Pulte Group, Gentiva Health Services, M3 Engineering and Commercial Defeasance LLC. Ryan Clutter led HFF’s investment sales team in representing the seller, Carmel Park II LP, an entity managed by PICOA Inc. CapRidge Partners LLC purchased the office assets. Travis Anderson, Jim Curtin and Cory Fowler of HFF arranged floating rate acquisition financing through JP Morgan Chase & Co. on behalf of CapRidge Partners.

LOCKPORT, ILL. — Avison Young has arranged the sale of a 38-acre land parcel located in Lockport within Chicago’s I-55 distribution corridor. Exeter Properties Group purchased a joint venture stake in the development site, which is owned by Tandem Development Group. The joint venture plans to develop Lockport Business Center, a two-building distribution/warehouse project totaling 612,000 square feet at the intersection of 163rd Street and I-355 along Chicago’s southwest industrial corridor. The development will feature a 327,600-square-foot building and a 284,400-square-foot building, and both properties will feature 32-foot clear height ceilings, ample parking and trailer spaces and seven-inch thick floors. Erik Foster, Mike Wilson, Brendan Kelly and Todd Heine of Avison Young represented Tandem Development Group in the transaction.

SAN DIEGO — The Tides Apartments, a 30-unit apartment community in the San Diego submarket of La Jolla, has sold to LJ Tides LLC for $8.5 million. The community is located at 7431 La Jolla Blvd. It was built in 1968. The buyer plans to renovate the property. Peter Scepanovic, Corey McHenry and Victor Krebs of Colliers represented the seller, Zwack Trust.

FORT WORTH — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has arranged the sale of a 248-unit apartment community on Hulen Drive in Fort Worth. Will Balthrope, Drew Kile and Al Silva of Marcus & Millichap advised the seller and procured the buyer, an investment consortium organized by LumaCorp Inc., in the transaction. Southern Oaks was completed in 1983 and features 15 different one- and two-bedroom floor plans totaling 188,512 rentable square feet. The apartment community is located in southwest Fort Worth, seven miles from Near Southside Medical District.

ATLANTA — Hunter Hotel Advisors has arranged the $42.1 million sale of the DoubleTree by Hilton Atlanta Downtown. The 312-room hotel is located at 160 Ted Turner Drive N.W., within walking distance of the Peachtree Center MARTA station, the Georgia World Congress Center, Philips Arena and the Georgia Aquarium. Hunter Hotel Advisors represented an unnamed global private equity firm in the sale. The buyer, Legacy Property Group, plans to invest $12 million to renovate the hotel and its restaurant while retaining the DoubleTree brand.
