NORTHBROOK, ILL. — Podolsky Circle CORFAC International has arranged the sale of 400 Skokie Boulevard in Northbrook, a northern suburb of Chicago, for $20.9 million. Built in 1984 and renovated in 2012, the 195,326-square-foot office building features a café, fitness center, conference center, on-site storage and two balconies. The property is currently 77 percent leased to multiple tenants. Alissa Adler, John Homsher and Paul Tesdal of Podolsky Circle represented the seller, Syndicated Equities. Ameritus Real Estate Investment purchased the asset. Podolsky Circle managed 400 Skokie Boulevard prior to the sale and has been retained by the new owner to continue property management.

MILWAUKEE — Grassroots Salad Co. has signed a 2,841-square-foot lease at Chase Tower in Milwaukee. The restaurant provides made-to-order salads, wraps and freshly pressed juices for people on the go. Slated to open in spring 2018, this will be the company’s second location. In addition to in-store dining for approximately 50 people, Grassroots will offer catering and delivery. Dedicated to offering locally grown ingredients including antibiotic- and hormone-free proteins, the company is a sustainable business, serving compostable bowls and biodegradable utensils. Chase Tower, owned by Southfield, Mich.-based Farbman Group, is located on the corner of East Wisconsin Avenue and North Water Street. The 22-story, 480,000-square-foot office building recently underwent renovations, including new lighting and painting of the parking garage, new carpet and fresh paint throughout the common areas and the addition of an amenity room.
IRVINE, CALIF. — CB Global Investors has purchased a 311,000-square-foot office tower in Irvine for $120 million. The 16-story tower is located at 2600 Michelson Drive. The trophy property is 99 percent occupied. Notable tenants include Loan Depot, Jacobs Engineering, Zillow and Premier Business Centers. The property was built in 1986 and renovated last year. The tower features a polished-granite-and-glass exterior, a two-story lobby that overlooks a koi pond and courtyard, and a five-story adjacent parking structure. CB Global Investors represented itself in this transaction, while NKF represented the seller, Ocean West Capital Partners.
Holland Partner Group, North America Sekisui House Buy 472-Unit Apartment Community in Colorado

LAKEWOOD, COLO. — A joint venture between Holland Partner Group and North America Sekisui House has purchased the 472-unit Village at Bear Creek in Lakewood for an undisclosed sum. The apartment community is located at 2605 S. Miller Drive in the Bear Creek area. The asset was completed in two phases. It features two swimming pools, sun deck, hot tub, outdoor grilling area, basketball and tennis courts, 24-hour fitness center, business center, two clubhouses, community garden, and access to the adjacent Bear Creek hiking and biking trail. HFF’s Jordan Robbins, Jeff Haag and Anna Stevens represented both the buyer and unnamed seller in this transaction.
SAN ANTONIO — Canadian investment firm Western Wealth Capital (WWC) has acquired Sedona Canyon, a 296-unit multifamily community located at 4620 Thousand Oaks Drive in northeast San Antonio. The sales price was approximately $19.5 million. Built in the 1980s, the property offers amenities such as a pool, fitness center, tennis court, business center and resident clubhouse. The sale marks WWC’s third acquisition of a multifamily asset in San Antonio.
HOUSTON — HFF has brokered the sale of 5757 Woodway, a 162,188-square-foot office property situated on four acres in Houston’s Galleria neighborhood. Dan Miller and Marty Hogan of HFF represented the seller, a joint venture sponsored by Fuller Realty Partners and Harbert Management Corp., and procured the buyer, Houston-based Braun Enterprises. The property was 70 percent leased at the time of sale to tenants spanning the finance, healthcare, communication, technology and education sectors.
WEST ORANGE, N.J. — Marcus & Millichap has brokered the sale of Skyline Plaza, an office building located at 414 Eagle Rock Ave. in West Orange. A private investor sold the property to an undisclosed buyer for $8.8 million. The three-story, 60,000-square-foot property was 92 percent occupied at the time of sale. Fahri Ozturk and Kim Kretowicz of Marcus & Millichap represented the seller in the transaction.
TAMPA, FLA. — Tampa-based Validus Senior Living has closed a $117.5 million syndicated revolving line of credit with SunTrust Robinson Humphrey for the acquisition of three seniors housing communities located in Louisiana, Florida and Georgia. SunTrust Robinson Humphrey, a division of SunTrust Banks Inc. that provides investment banking services including mergers and acquisitions and private equity financing, served as the lead arranger and bookrunner for the deal, while SunTrust Bank acted as the lead participant and administrative agent. The five-year deal is renewable, and Validus will use the credit line to acquire Inspired Living at Ocoee in Ocoee, Fla., and Inspired Living at Kenner in Kenner, La. A third community, Inspired Living at Alpharetta in Alpharetta, Ga., is expected to close in the coming weeks. The communities offer both assisted living and memory care units. The two initial acquisitions will add more than 250 units to Validus’ existing portfolio.
BRANDON, FLA. — Dallas-based Lantower Residential has acquired Lantower Brandon Crossroads, a 450-unit apartment community in Brandon, for $94 million. Constructed in 2016, the community is located at 10440 Sanderling Shores Drive, roughly 12 miles east of downtown Tampa. Bainbridge Cos. developed and sold the property. Lantower Brandon Crossroads offers a mix of one-, two- and three-bedroom units with attached garages. Community amenities include two fitness centers, two resort-style pools with sundecks and two dog parks with pet washing stations.
OVERLAND PARK, KAN. — CNL Healthcare Properties II has acquired a 38,496-square-foot medical office building in Overland Park for $14 million. Constructed in 2007, the building is located at 5525 W. 199th St. on the campus of HCA Menorah Medical Center. The two-story property is fully leased to five tenants, with an ambulatory surgical center anchoring the property. Evan Kovac, Ben Appel, Anthony Frogameni, Andrew Milne, Matt DiCesare and Sean Fogarty of HFF represented the undisclosed seller. The team also procured the buyer, which is a non-traded REIT sponsored by CNL Financial Group.
