CHICAGO — The University of Illinois has expanded its lease at 200 S. Wacker in Chicago from 42,000 square feet to 44,000 square feet under terms of a 10-year renewal with building owner John Hancock Real Estate. The university’s Illini Center includes programs for university development, career services, fundraising and the Executive MBA and Masters in Tax Programs. CINCINNATI — Engineering consulting company Fosdick & Hilmer has inked a deal to lease 16,387 square feet of office space at Huntington Center, located at 525 Vine St. in downtown Cincinnati. Built in 1984 and renovated in 2006, Huntington Center totals 394,366 square feet. Fosdick & Hilmer is relocating due to the recent sale of the office building it occupied at 309 Vine St., which is being converted to residential space. Bill Schneller, vice president of CBRE’s Cincinnati office, represented Fosdick & Hilmer in the transaction. Scott Yards and Travis Likes of CBRE represented Huntington Center. Fosdick and Hilmer plan to relocate to Huntington Center October 1, 2015.
GLEN ELLYN, ILL. — Adelphia Properties has brokered the sale of a 3,400-square-foot freestanding retail building in Glen Ellyn. The vacant building is located on three-quarters of an acre at 369 Roosevelt Road in Glen Ellyn, 27 miles west of Chicago. The property sold for $750,000. Adelphia Properties’ Simeon Spirrison represented the seller, a private investor. George Spirrison of Adelphia represented the private buyer.
STOCKBRIDGE, GA. — Atlanta-based The Shoptaw Group has sold Southwinds Stockbridge Apartments, a 240-unit multifamily community located at 50 Evergreen Way in Stockbridge, roughly 20 miles south of Atlanta. PointOne Holdings LLC purchased the property for $17.8 million. Built in 1993 and renovated in 2007, Southwinds Stockbridge features a gated entrance, pool with sundeck, club room, conference center with coffee bar, lighted tennis courts and a fitness center. The property’s units have crown molding, accent walls, custom cabinetry, double stainless steel sinks, washer/dryer connections and private patios/balconies. DENVER — LaSalle Investment Management has purchased 16M, a mixed-use project in Downtown Denver’s LoDo (lower downtown) district, for an undisclosed sum. The Class AA property will be located at the southwest corner of the 16th Street Mall and Market Street. The 189,284-square-foot trophy property features ground-floor restaurant space, five stories of office space and 36 luxury apartments on the upper four floors. It also contains a rooftop terrace, fitness center and three levels of underground parking. The new development will serve as the regional headquarters of Morgan Stanley, D.A. Davidson and The ONE Group, which operates upscale restaurants and lounges. It will also be home to the first U.S. location of STK Rebel, an upscale, trendy steakhouse that is sister properties with the popular restaurant STK. 16M will also feature Panera Bread and Garbanzo Mediterranean Grill. This is the third property LaSalle has acquired within the LoDo market. It purchased Millennium Financial Center and Writer Square in September 2013.
LOS ANGELES — A private investor has purchased the 20-unit Villa Montana apartment community in the Los Angeles submarket of Brentwood for $20 million. This equates to a price-per-unit of more than $1 million, the highest price per unit ever paid for a Los Angeles apartment building that was not adjacent to the ocean, according to Marcus & Millichap, which executed the sale. Villa Montana is located at 11611 Montana Ave. It is within walking distance of Brentwood Village. The new owner exchanged into Villa Montana after selling a property in New York City. The seller was Ken Kahan of California Landmark. Both parties were represented by Ron Harris, Greg Harris and Paul Darrow of Marcus & Millichap. Darrow notes that the sale points toward a larger trend in affluent submarkets like Brentwood.
NEW YORK CITY — JMC Holdings has completed the disposition of an office penthouse at 99 Hudson St. in Tribeca. LaSalle Investment Management acquired the three-story 34,724-square-foot property, which is fully leased to Unilever and New York City Regional Center, for $48 million. Renovated by JMC Holdings for $6.5 million, the property features efficient floor plates, 12-foor ceiling heights and unobstructed views of the Hudson River. Kevin Donner of Eastdil Secured represented the seller, while LaSalle Investment Management represented itself in the transaction.
MINNEAPOLIS — RJM Construction has completed a multi-million dollar renovation of RBC Plaza at Nicollet Mall in downtown Minneapolis. The transformation of the 709,690-square-foot Class A office and retail property took nearly 18 months to finish. RJM Construction converted the former four-story retail and food court space on the 3rd and 4th floors of the Nicollet Mall into a two-story atrium within the 40-story office tower located at 60 S. 6th St. New amenities include a state-of-the art conference center, fitness center with locker room, bike storage area, and meeting areas on the lower level and main lobby. The property also features two levels of retail stores and cafés, including D’Amico & Sons, Sprout Salad Company, Caribou Coffee, The Fresh Market, Affinity Federal Credit Union and management consulting firm Joern Samaha & Associates. KBS owns RBC Plaza, which is operated by KBS Capital Advisors. Mark Stevens of Cushman & Wakefield | NorthMarq represents RBC Plaza.
YORKVILLE, ILL. — Greenwood Global Inc. has acquired Kendall Marketplace, a 590,000-square-foot retail center located in Yorkville, approximately 50 miles southwest of Chicago. The purchase price was undisclosed. The Class A shopping center, which opened in 2008, is situated on 192 acres of land and is anchored by a Dick’s Sporting Goods, Marshalls and PetSmart. Other stores include The Home Depot, Kohl’s, and Super Target. Kendall Marketplace has the ability to add as much as 155,000 square feet of retail space through the development of multiple outparcels. Headed by Alex Berman, formerly CEO of EPN Group, Northbrook, Ill.-based Greenwood Global also has acquired residential land adjacent to Kendall Marketplace. The land is zoned for 192 single-family homes and town homes. Kris Cooper of JLL represented the seller, an American multinational banking and financial services corporation, in the transaction. Greenwood Global has selected CBRE as the property manager and leasing agent at Kendall Marketplace.
OMAHA, NEB. — Berkadia has arranged the sale of Grandridge Apartments, located at 5439 N. 100th Plaza in Omaha. Built in 1974, the 470-unit property includes a mix of one-, two- and three-bedroom floor plans in both apartment and townhome layouts. Unit amenities include fully equipped kitchens, balconies or patios, Internet access and ceiling fans. Select units have fireplaces and garages or covered parking. Community amenities include a large clubhouse with a swimming pool, spa, tanning beds, laundry room, fitness center and extra storage. Brooklyn, N.Y.-based Grandridge 930 LLC paid an undisclosed price to the seller, a private investment partnership based in Salt Lake City, Utah. Berkadia, a joint venture of Berkshire Hathaway and Leucadia National Corp., provides comprehensive capital solutions and investment sales advisory and research services for multifamily and commercial properties.
