BEVERLY, MASS. — Axcelis Technologies has sold its corporate headquarters facility located at 208 Cherry Hill Dr. in Beverly. An affiliate of Northbrook, Ill.-based Middleton Partners purchased the property for $49 million. Built in 1984 and situated on 37 acres, the facility consists of 417,313 square feet high-end office and industrial space. Axcelis is will lease the property on a long-term, triple-net lease. Ed Wlodarczyk and James Halepis of DTZ represented the seller and procured the buyer in the transaction.

Austin-Reserve-at-Walnut-Creek

AUSTIN, TEXAS — Atlanta-based ARA has arranged the sale of the Reserve at Walnut Creek, a 284-unit, value-add apartment complex located in Austin. Pat Jones of ARA’s Austin office represented the seller, a Delaware Statutory Trust, in the transaction. Houston-based Tradewind Properties was the buyer. The company plans to upgrade the units. Premium Property USA Inc., headquartered in Switzerland, provided equity in the transaction. Constructed in 2002, Reserve at Walnut Creek is a garden-style apartment community comprised of one- and two-bedroom units. The Class A community features amenities including a resort-style pool, a poolside barbecue area with a gas grill, a fitness center, gym, business center, limited access gates and remote controlled detached garages. Reserve at Walnut Creek is located near employment, retail and entertainment centers. Occupancy at the time of sale was 94 percent.

PHOENIX – A pair of warehouses that are situated just south of Phoenix Sky Harbor International Airport have sold to ViaWest Group for $6.3 million. The warehouses are located at 2950 E. Broadway Road. They contain 50,256 square feet and 44,838 square feet and are part of Broadway Crossing industrial park. Both buildings are fully leased. They were built in 2000. Matt McDougall of Lee & Associates represented both the buyer and seller, CNA Enterprises, in this transaction.

CARSON, CALIF. – AMPAM Parks Mechanical has purchased a 50,100-square-foot industrial building in Carson for $5.8 million. The facility is located at 17036 S Avalon Blvd. It served as the former headquarters of National Emblem. AMPAM plans to occupy the new facility later this year. The company was represented by Bart Pucci of Studley. National Emblem was represented by Greg Gill and Sean Lieppman of Lee & Associates – Long Beach.

BERKELEY, CALIF. – The 32-unit Courtyard Terrace Apartments in El Sobrante has sold to a limited liability company for $3.7 million. The community is located at 4200 Appian Way, just north of Berkeley. It was built in 1960 and renovated in 2010. The LLC was represented by Jon Holmquist of Marcus & Millichap’s San Francisco office. The seller, also an LLC, was represented by Vincent Schwab and Jon Holmquist of the same firm.

Flamingo Commerce Center Riviera Beach

RIVIERA BEACH, FLA. — CBRE has brokered the $5.2 million sale of a 69,071-square-foot industrial portfolio located on four acres in Riviera Beach. An affiliate of KTR Capital Partners sold Flamingo Commerce Center, located at 7655 Enterprise Drive and 7656 Byron Drive, to Denholtz Riviera LLC. The property was 75 percent leased at the time of sale. Dominic Montazemi, Scott O’Donnell, Miguel Alcivar, Jeffrey Kelly, Robert Smith, Kirk Nelson and Jason Hochman of CBRE represented the buyer in the transaction.

DENVER — A joint venture between AB Real Estate Group and Sage Hospitality has acquired the TownePlace Suites Denver Portfolio for an undisclosed sum. The portfolio contains five properties throughout the Denver metro region, for a total of 584 rooms. Properties included in this acquisition are the TownePlace Suites Denver Downtown, the TownePlace Suites Denver West Federal Center, the TownePlace Suites Denver Southeast, the TownePlace Suites Denver Tech Center and the TownePlace Suites Boulder Broomfield. The hotels’ guestrooms and public spaces underwent significant renovations in 2013. The TownePlace Suites-branded properties are members of the Marriott franchise system. They will continue to be managed by Sage Hospitality. The sale was executed by JLL’s Mark Fair, Mark Fraioli and Chris Dewey.

FREMONT, CALIF. — Healthcare Realty Trust has acquired Civic Center Place, a 110,679-square-foot medical office building in Fremont, for $39.2 million. The center is located at 39141 Civic Center Drive. Civic Center Place was built in 1999. It is situated on 3.9 acres on the east side of the San Francisco Bay. The center was 98 percent leased at the time of closing. It is mostly occupied by healthcare-related tenants, as the center sits adjacent to the Washington Township Hospital Campus and Kaiser Permanente Fremont Medical Center. The facilities are situated along the future “Gateway” to the city’s downtown district. The transaction was executed by Marcus Muirhead, Greg Guglielmino and Steve Gonzalez of the Colliers Muirhead-Guglielmino-Gonzalez Investment Team. The seller was Berkeley Land Company.

PHOENIX — A partnership between Wood Partners and American Realty Advisors has acquired the 350-unit Pinnacle Towne Centre apartments in Phoenix for an undisclosed sum. The community is located at 1601 E. Highland Ave. The partnership plans to renovate the property into an upscale townhome community called Altera Highland. Altera Highland will include a luxury clubhouse, a fitness center and two resort-style pools with spas. The community fits with Wood’s strategy of acquiring and renovating well-located assets in growing markets. The seller, a REIT controlled by Essex Property Trust, was represented by Tyler Anderson of CBRE Group.

CALABASAS, CALIF. – A 19,000-square-foot office building in the Los Angeles submarket of Calabasas has sold to SDK Properties for $4.4 million. The building is located at 24003 Ventura Blvd. It was 90 percent occupied at the time of closing. SDK Properties was represented by Mitchell Stokes of Madison Partners. The seller was Calabasas Storage LLC.
