COLUMBIA, MD. — Avison Young has arranged the sale of an 84,025-square-foot office building located at 6350 Stevens Forest Road in Columbia, roughly 20 miles southwest of Baltimore. The sales price was not disclosed, but sources familiar with the transaction report the building sold for $10.6 million. Chip Ryan, Jim Kornick and Bob Wrighton of Avison Young arranged the transaction on behalf of the seller, New Boston Fund. Pratt Street Capital acquired the asset. Johns Hopkins Community Physicians anchors the building, which was 77 percent leased at the time of sale. Medical- and healthcare-related tenants occupy 43 percent of the building, which is located roughly three miles from Johns Hopkins Howard County General Hospital and two miles from Columbia Town Center.

TORRANCE, CALIF. — Wilson Torrance LLC has purchased a freestanding retail property located at 2255 S. Western Ave. in Torrance. The Shorestein Co. sold the property for $47.5 million. Lowe’s Cos. fully leases the property, which is occupied by Lowe’s Home Improvement Warehouse. Situated on 12.7 acres, the 127,400-square-foot building features a 30,000-square-foot garden center and 750 parking spaces with six street access points. Christopher Sheldon, Andrew Bogardus, Douglas Longyear and Stephen Algermissen of Cushman & Wakefield represented the seller, while the buyer represented itself in the transaction.

LAGUNA HILLS, CALIF. — Retail Opportunity Investment Corp. (ROIC) has acquired The Village at Nellie Gail Ranch, located at 26532-62 Moulton Parkway in Laguna Hills. Vintage Real Estate sold the property for $46 million. The 88,486-square-foot, grocery-anchored shopping center was developed in 1987 and renovated in 2015. At the time of sale, the property was 98.3 percent occupied by a variety of tenants, including Smart & Final Extra, MOD Pizza, Chuck E. Cheese’s, Cycle Bar and BLS Nail Resort. Dave Monahan, Geoff Tranchina and Cameron Pittman of JLL represented the seller in the sale.

TEMECULA, CALIF. — CBRE has arranged the all-cash sale of a freestanding restaurant property located at 29540 Rancho California Road in Temecula. New World LP acquired the property from a private Arizona-based limited liability company for $3.7 million. Claim Jumper occupies the 11,200-square-foot property. Reg Kobzi and Jeff Pion of CBRE represented the seller and buyer in the deal.

LAS VEGAS — LivCor has purchased a two-property multifamily portfolio in Las Vegas for $115 million. The portfolio includes the 350-unit Broadstone Talavera and the 324-unit Broadstone Flamingo West. Broadstone Talavera features a fitness center, two pools and a spa. It is situated near restaurants and retail outlets, and is less than eight miles from the Las Vegas Strip. Broadstone Flamingo West features a fitness center, two pools and a dog park area. It is situated near some of the largest employers in the area, and less than seven miles from the Strip. JLL’s Capital Markets team executed the transaction on behalf of the seller, a partnership between AEW Capital Management and Alliance Residential Co. AEW worked on behalf of one of its separate account clients.

DENVER — Griffis Residential has acquired The Huron, a new 296-unit apartment community in downtown Denver, for $100 million. The Class A+ community is located at 2975 Huron St. The Huron is situated just blocks from Coors Field in the Union Station North neighborhood. The property is also a few blocks from Union Station and a recently announced mixed-use development, which will include a Rockies Hall of Fame, outdoor public gathering area, hotel and office space. The Huron was built in 2016. Property amenities include a lounge with a tech bar, three theater screening rooms, a fitness center, controlled access and concierge service. Terrance Hunt, Shane Ozment, Jeff Hawks, Doug Andrews and Chris Cowan represented the seller, Edwards Cos., in this transaction.

SAN DIEGO — KASHL Corp. has purchased the 178-unit Radisson Hotel San Diego-Rancho Bernardo in the San Diego submarket of Rancho Bernardo for an undisclosed sum. The hotel is located at 11520 W. Bernardo Court. The Radisson opened in 1989. It features about 4,000 square feet of meeting space, an outdoor pool in an interior courtyard, and C3 Restaurant and Bar. RAR Hospitality will manage the hotel. KASHL represented itself in the transaction, while CBRE Hotels represented the seller, an affiliate of Pinnacle Hotels USA Inc.

QUAKERTOWN, PA. — Katz Properties has purchased Richland Marketplace, a shopping center located on 36.9 acres on Route 309 in Quakertown. An undisclosed seller sold the property, which was built in 2008, for $47.2 million. Aldi, Best Buy and BJ’s Warehouse anchor the 266,565-square-foot retail center. At the time of acquisition, the property was 90 percent occupied. Additional tenants include Petsmart, Five Below, Mattress Firm, Ulta, Red Robin, Chick-fil-A, WaWa and BB&T Bank. Chris Munley of HFF represented the buyer and seller in the deal. Katz Properties will provide leasing and property management services for the retail center.

FORT WORTH, TEXAS — HFF has arranged the sale of Riverbend West Distribution Center, a 301,500-square-foot, Class A industrial facility in Fort Worth. Completed in 2016, the cross-dock facility features 32-foot clear heights, LED warehouse lighting, 76 overhead dock doors and four drive-in doors. Hunt Southwest Real Estate Development sold the property, which was 86 percent leased to Ecolab and PODS at the time of sale, to Pure Industrial Real Estate Trust for an undisclosed price. Adam Herrin and Stephen Bailey of HFF led the investment advisory team.

HOUSTON — Signorelli Co., the developer of the 240-acre Valley Ranch Town Center (VRTC) mixed-use development in northeast Houston, will welcome nine new restaurants to its tenant roster by summer 2018. Breakfast and lunch eatery The Toasted Yolk Café and frozen yogurt franchise Menchies are both scheduled to open in the spring of 2018, along with a third location at VRTC for Italian restaurant Pizza Cucinova. Japanese restaurant Airi Poke and Ramen is slated to open next summer. Other dining options opening soon include Gringo’s Mexican Kitchen, Buffalo Wild Wings, RC’s NYC Pizza & Pasta, Shogun Japanese Grill & Sushi Bar and Schlotzky’s.
