CARLSBAD, CALIF. — Hines Interests Limited Partnership has purchased a 161,310-square-foot manufacturing/R&D building that is leased to Acushnet Company for $23.3 million. The building is located at 2819 Loker Ave. East. The golf-related company recently extended its lease at the center through the end of July 2019. It has been a tenant here for more than 15 years. Acushnet Company is composed of the Titleist, FootJoy, Pinnacle and Scotty Cameron brands. The property was built in 1998. It is situated along Palomar Airport Road. Hines represented itself in the transaction, while the seller, JP Morgan Chase, was represented by Aric Starck and Rick Reeder of Cassidy Turley.

OVERLAND PARK, KAN. — Mid-America Real Estate Corp. has brokered the sale of Quivira Crossings located in Overland Park. Cincinnati-based Phillips Edison purchased the 111,304-square-foot grocery-anchored center for $14.5 million. Quivira Crossings is located at 135th Street and Quivira Road and features a long-term lease with grocery store Price Chopper. Joe Girardi of Mid-America listed the property on behalf of an investment group advised by Overland Park, Kan.-based Rubenstein Real Estate Co.

GLENDALE, ARIZ. – TriGate Capital has purchased Gateway Village, a 126,286-square-foot shopping center in Glendale. The acquisition was part of a national retail property portfolio buy, valued at $53 million. The center is located at 5932-6070 W. Bell Road. It is 80 percent leased to tenants like Stein Mart, All America Pool & Patio, Cox Communications and Fast Signs. Gateway Village is the largest property in the retail portfolio, which also includes shopping centers in Pennsylvania, Georgia, South Carolina and Missouri. The seller, PDSI, was represented by Michael Hackett and Ryan Schubert of Cassidy Turley.

SAN DIEGO – A 37,800-square-foot parcel in the San Diego submarket of Imperial Beach has sold to Imperial Beach Resort LLC for $5.5 million. The parcel is located at 1046 Seacoast Drive. The lot is bound by Imperial Beach Boulevard, Ebony Avenue and the Pacific Ocean. The site has been approved for a 79-room boutique hotel, 115 underground parking spaces, and 10,000 square feet of meeting, convention and restaurant space. It has unobstructed ocean views and direct beach access. The site is currently occupied by an apartment complex. Richard Murdock of Lee & Associates’ San Diego office represented both the buyer and seller, William R. Mundt Trust, in this transaction.

PHOENIX – J&K Cabinetry has leased 37,522 square feet at the Hohokam 10 Business Center in Phoenix. The 405,000-square-foot complex is located at 4445 E. Ellwood Street. The affordable cabinetmaker will use the space to store merchandise, and to sell to local homebuilders. J&K Cabinetry was represented by Thomas Knaub of Colliers International. The landlord, Arizona Department of Transportation Right of Way Group, represented itself in this transaction.

NEW YORK CITY — Avison Young has arranged the sale of United Cerebral Palsy of New York City’s (UCP of NYC) former program center at 122 East 23rd St in Manhattan. Toll Brothers purchased the property for $135 million, or $750 per square foot. The asset includes a land parcel and an existing four-story, 60,000-square-foot building. The property offers a total of 180,000 square feet of development rights with zoning that allows for residential, retail and community uses. Jon Epstein, Vincent Carrega, Neil Helman and Charles Kingsley of Avison Young’s New York City-based capital markets team represented UCP of NYC and identified the buyer in the transaction.

DURHAM, N.C. — Capstone Apartment Partners has brokered the $14.8 million sale of Foxfire Apartments, a 354-unit multifamily community in Durham. Built in 1973, the asset was 93 percent occupied at the time of sale. Andrew Klenk and John Ackiss of Capstone’s Raleigh-Durham office, along with Brian Ford and Beau McIntosh of the firm’s Charlotte office, represented the seller, VTT Management Inc., in the transaction. The buyer, Lexerd Capital Management, purchased the property for roughly $41,667 per unit.

KEARNY, N.J. — Cushman & Wakefield has brokered the sale of an industrial property located at 680 Belleville Turnpike in Kearny. The 135,115-square-foot property is 100 percent net leased to Pepsi, which utilizes the site as its Northern New Jersey distribution center. Situated on 11 acres, the property features 18,000 square feet of office space, 16 loading docks, 36-foot clear ceiling heights and a 117-space trailer storage. Russo Development sold the property to TIAA-CREF for an undisclosed price. Andrew Merin, David Bernhaut, Gary Gabriel, Brian Whitmer and Kyle Schmidt of Cushman & Wakefield worked with Omer Mir Ahmed of Russo Development to represent the seller. The Cushman & Wakefield team also procured the buyer, who was represented in-house by Henry Dong.

DENVER — The Radco Cos. has acquired the 322-unit Summit at Thornton apartment community for $28.2 million. The community is located at 101 E. 88th Ave. in Thornton, just north of Denver. Summit at Thornton was built in 1973. It is the second asset Radco has acquired in the Greater Denver area over the past four months. The company plans to upgrade and rebrand the property. The institutional seller invested significant capital to improve Summit at Thornton in 2011. It was represented by ARA’s Terrance Hunt, Shane Ozment, Doug Andrews, Jeff Hawks and Anna Stevens.

Rouzan Village

BATON ROUGE, LA. — KTGY Group Inc. and Baton Rouge-based JTS are planning to develop Rouzan Village in Baton Rouge. The project will feature 80,000 square feet of retail space anchored by a 33,000-square-foot Alamo Drafthouse Cinema and up to 220 residential units including live/work studios. Rouzan Village will be the commercial and retail center of Rouzan, a 120-acre master-planned development in Baton Rouge’s Southdowns neighborhood near the intersection of Perkins Road and Glasgow Avenue. Two parking structures and street parking will provide parking for roughly 900 cars. The theater is expected to begin construction next year and open in mid-2016. Rouzan Village’s residential component is expected to break ground in mid-2015 and take approximately 14-18 months to complete.
