SAN ANTONIO — Florida-based multifamily operator Electra America has acquired Firewheel Apartments, a 366-unit multifamily community located at 6155 Eckhert Road in San Antonio’s North Hampton neighborhood. Built in 2014, the property offers a mix of one-, two- and three-bedroom units and amenities such as a pool, a pet park, 24-hour fitness center, business center and a gaming lounge with a coffee bar. Electra America purchased the property from HPI Residential. Berkadia arranged acquisition financing for the transaction.

NEW YORK CITY — Rosewood Realty Group has brokered the sale of a six-story apartment building located at 3971 Gouveneur Ave. in the Kingsbridge Heights neighborhood of the Bronx. Hds Funding Co. sold the property to a private investor for $14.2 million. Built in 1928, the 65,394-square-foot building features 67 units. At the time of sale, 36 of the apartments were vacant. Aaron Jungles of Rosewood represented the seller, while Mike Kerwin and Ben Khakshoor, also of Rosewood, represented the buyer in the transaction.

TAMPA, FLA. — Westmount Realty Capital LLC has sold a 332,250-square-foot, 14-building industrial portfolio located in Tampa’s Westside submarket. The sales price and seller were not disclosed. The portfolio includes six showroom and flex buildings on West Waters Avenue, two rear-load, dock-high buildings on Sunstate Street and six front-load, dock-high distribution warehouse buildings on Pioneer Park Boulevard. Westmount originally acquired the portfolio in 2013 and invested in exterior upgrades. The portfolio’s occupancy rates improved during Westmount’s ownership from 75 to 94.5 percent.

HAMPTON, VA. — JLL has arranged the sale of Mercury Plaza, a 98,066-square-foot shopping center located at the intersection of West Mercury Boulevard and Power Plant Parkway in Hampton, roughly 10 miles southeast of Newport News in the Mid-Atlantic’s Hampton Roads region. Margaret Caldwell and Margaret Jones of JLL arranged the transaction on behalf of the seller, New York-based Olshan Properties. Atlanta-based Branch Properties acquired the property for an undisclosed price. Walmart Neighborhood Market and Marshalls anchor Mercury Plaza, and Burlington shadow-anchors the property. The center also includes five national tenant outparcels and additional development opportunities.

MISSION VIEJO, CALIF. — JLL has brokered the sale of La Paz Plaza, a retail and medical office campus located in Mission Viejo in South Orange County. Combined Investments acquired the property from Newport Beach, Calif.-based Flinn West for $32.3 million. At the time of sale, the 51,766-square-foot property was 96 percent occupied. Matt Berres and G. Ryan Smith of JLL Capital Markets represented the seller.

SAN ANTONIO — Western Wealth Capital (WWC), a Canadian investment firm, has acquired two multifamily properties totaling 480 units in San Antonio. The company purchased Brynwood Apartments, a 276-unit community located at 8711 Bowens Crossing on the city’s northwestern side, and Sereno Park Apartments, a 204-unit property located at 3903 SE Military Drive on the city’s southeastern side. ARA Newmark brokered the sale and an undisclosed private equity firm provided acquisition financing for the transaction.

FRISCO, TEXAS — STRIVE has brokered the sale of Shops at Stonebriar, a 187,767-square-foot retail center located at the corner of Preston Road and Gaylord Parkway in the Dallas metro of Frisco. Situated adjacent to Stonebriar Centre Mall, the Class A center was 98 percent leased at the time of sale to tenants such as Toys “R” Us, Casual Male XL, Patel Bros. and Fuddruckers. Jason Vitorino and Jennifer Pierson of STRIVE represented the seller, a California-based partnership. A Texas-based private investor purchased the property for an undisclosed price.

Hauppauge-Office-Park-NY

HAUPPAUGE, N.Y. — CBRE has brokered the sale of Hauppauge Office Park, a three-building office complex located between Long Island Expressway and Northern State Parkway in Hauppauge. Colin Development sold the property to Signature Associates for $61 million. The 282,656-square-foot complex is occupied by Allstate, Bridgehampton National Bank, Crawford & Co., Urban Financial America and Morgan Stanley. Jeffrey Dunne, Steven Bardsley and Philip Heilpern of CBRE represented the seller and procured the buyer in the deal.

KATY, TEXAS — Marcus & Millichap has arranged the sale of Franz Road Self Storage, a 274-unit self-storage facility located at 23012 Franz Road in the Houston metro of Katy. Dave Knobler of Marcus & Millichap represented the seller, a private investor, and procured the buyer, a limited liability company. Both parties requested anonymity.

SUMTER, S.C. AND JACKSONVILLE, N.C. — NAI Earle Furman has arranged the $60 million sale of two multifamily properties in the Carolinas: Piedmont Plantation in Sumter and Plantation at Jacksonville in Jacksonville. Tony Bonitati, Kay Hill and Bern DuPree of NAI Earle Furman arranged the transactions on behalf of the seller, Greensboro, N.C.-based Berkley Hall Construction. Gastonia, N.C.-based Triangle Real Estate acquired both properties in separate transactions. Constructed in 2007, Piedmont Plantation includes 252 one-, two- and three-bedroom units. The Plantation at Jacksonville was constructed in 2014 and includes 360 one-, two- and three-bedroom units. Both properties feature a pool, fitness center, dog park, playground and a car care center. In addition, both properties were fully occupied at the time of sale.
