BIRMINGHAM, ALA. — Cushman & Wakefield has arranged the $11.9 million sale of Iron City Lofts, a 70-unit apartment community in downtown Birmingham. Jimmy Adams and Craig Hey of Cushman & Wakefield represented the seller, KRE Ventures, in the transaction. Engel Realty acquired the asset. Constructed in 2016, Iron City Lofts features granite countertops, custom kitchens and hardwood flooring. Community amenities include a heated rooftop pool, fitness center and a dog wash facility. The property is located within walking distance to retail and dining hotspots Pepper Place and the Lakeview District.

MISSOURI CITY, TEXAS — LT Foods USA, a California-based importer and distributor of grains, teas and oils, has acquired a 49,778-square-foot industrial facility located at 14523 Fairway Pines Drive in Missouri City, a southwestern suburb of Houston. Built in 2009, the Class A property features 14 dock-high doors, 24-foot clear heights and about 4,500 square feet of office space. Jarret Venghaus and Jeff Venghaus of JLL represented LT Foods USA in the sale, other terms of which were not released.

SUGAR LAND, TEXAS — Colliers International has brokered the sale of a 16,000-square-foot data center located at 12626A Dairy Ashford Road in Sugar Land. The property offers three 15-ton chillers and is capable of producing three megawatts of power. Barkley Peschel and Trey Erwin of Colliers represented the seller, SuLiBa Investments LP, in the transaction. Cameron Hicks and Tim Thomas of Lee & Associates represented the undisclosed buyer.

HOUSTON — NAI Partners has arranged a 28,000-square-foot industrial lease at 4903 W. Sam Houston Parkway N. in northwest Houston on behalf of Advanced Control Systems LLC, a Houston-based supplier of industrial equipment. John Ferruzzo and Chris Kugle of NAI Partners represented the tenant in the lease negotiations. Doug Nicholson and Kyle Prater of Newmark Knight Frank represented the landlord, Cole Family Partnership Ten Ltd.

TUALATIN, ORE. — An affiliate of Meriwether Partners has acquired a 329,474-square-foot industrial campus in Tualatin for $26.5 million. The three-building property is located at 19855-19866 S.W. 124th Ave. The asset is fully leased to Nortek Air Solutions. It serves as the company’s headquarters and manufacturing facility. Nortek utilizes the facility for a variety of services including sales, research, development, project management, engineering, fabrication, manufacturing, powder coating, assembly and shipping. The campus features 32,913 square feet of office space, 39 grade-level doors, 14 dock doors, heavy power, LED lighting, rail service and 291 surface parking spaces. LOS ANGELES — PDX Industrial Investments has purchased a 141,951-square-foot industrial building in the Los Angeles submarket of Chatsworth for $23 million. The building is situated on 6.8 acres at 9401 De Soto Ave. The buyer plans to lease the building. Mark Esses of California Realty Group represented PDX. Patrick DuRoss, Jeff Abraham and John DeGrinis of Colliers International represented the seller, Rexford Industrial Realty, in this transaction.

STAMFORD, CONN. — Institutional Property Advisors, a division of Marcus & Millichap, has brokered the sale of Bedford Hall Apartments, an apartment property located in downtown Stamford. TR Eastview LLC sold the property to Navarino Acquisitions LLC for $24.5 million. Located at 545 Bedford St., the six-story property features 82 apartments in a mix of one-bedroom/one-bath and two-bedroom/two-bath apartments ranging in size from 441 square feet to 1,056 square feet. Victor Nolletti and Eric Pentore of IPA represented the seller and procured the buyer in the deal.

MINNEAPOLIS — CBRE has arranged the sale of Isles East and West in the Uptown area of Minneapolis for $13.7 million. The 42-unit Isles East, located at 1101 and 1105 W. 28th St., sold for $6.8 million. The 43-unit Isles West, located at 1115 and 1125 W. 28th St., sold for $6.9 million. Both properties were constructed in 1922 and feature a mix of studio, one- and two-bedroom units. Ted Abramson and Laura Hanneman of CBRE represented the sellers, Dupont Court Investors LLC and Emerson Court Investors LLC. Cedar South Pointe LLC purchased the assets.

MOUNT PLEASANT, WIS. — Seda International Packaging Group has renewed its 61,162-square-foot industrial lease at Park 94 in Mount Pleasant, approximately 30 miles south of Milwaukee. The Italy-based manufacturer of food packaging products also owns a 323,610-square-foot building at Park 94 for its North American manufacturing and distribution center. Owned and developed by HSA Commercial Real Estate, Park 94 is a 184-acre business park. Roger Siegel of The Dickman Co. represented ownership in the lease transaction.

HOUSTON — JLL has negotiated six office leases totaling approximately 26,000 square feet at 1885 Saint James Place in Houston. Notable leases include Houston-based commodities brokerage firm Sage Refined Products Ltd. leasing of 7,391 square feet; Alabama-based law firm Lightfoot, Franklin & White LLC easing of 5,700 square feet and boutique advisory firm Detring Energy Advisors leasing of 4,234 square feet. Chrissy Wilson and Russell Hodges of JLL represented the landlord, 1885 St. James Place Partners LP, in each lease negotiation. The property is now more than 50 percent leased.
