Situated on 2.6 acres and built in 1974, the property features 16- to 22-foot clear heights and four drive-in/grade-level doors. Chris Caudill of NAI Partners represented the seller, Mitas Tower. MANASQUAN, N.J. — Levin Properties has purchased ACME Center, a retail property located at 71 Taylor Ave. in Manasquan, for an undisclosed price. ACME supermarket occupies the 19,000-square-foot property, which is situated on two acres. Levin Management Corp. served as advisor to the buyer in the deal. Levin Management Corp. is the property’s new leasing and managing agent. The name of the seller was not released.

ST. AUGUSTINE, FLA. — Cushman & Wakefield has arranged the $27.5 million sale of Glenmoor, a 223-unit seniors housing community in St. Augustine. Allen McMurty, Paul Carr, David Kliewer and Megan Fetter of Cushman & Wakefield represented the seller, Life Care St. John’s Inc., an affiliate of Life Care Pastoral Services Inc., in the disposition. Orlando-based Westminster Communities of Florida acquired the asset and will rename the property Westminster of St. Augustine. Constructed in 2001, the community is located at 235 Towerview Drive in St. Augustine’s World Golf Village. Westminster St. Augustine includes a mix of cottage homes, independent living apartments, assisted living units and skilled nursing units. Community amenities include a clubhouse, heated outdoor lap pool, putting green, bocce court, pub and a fitness center. In addition, residents can enjoy benefits at World Golf Village, including access to two golf courses, a swimming pool, fitness center and social areas.

VIRGINIA BEACH, VA. — Williams-Sonoma and Pottery Barn have inked leases at the Town Center of Virginia Beach, a multi-phase mixed-use development in Virginia Beach. The homeware and home furnishings retailers will occupy a combined 18,000 square feet as part of the project’s sixth phase of development. A public-private partnership between the City of Virginia Beach and Virginia Beach-based Armada Hoffler Properties, Town Center is an ongoing development that started in 2000. The project spans 17 city blocks and features retail, dining, office space, residential units, hotels and entertainment venues. The two new retailers will be part of the latest addition to Town Center, which will include 39,000 square feet of retail and restaurant space, a 300-seat performing arts theater, an open-air public plaza and a pedestrian bridge. Williams-Sonoma and Pottery Barn are expected to open in spring 2018. Divaris Real Estate is handling retail leasing for Town Center, and S.L. Nusbaum is managing the project’s residential component.

CHARLOTTE, N.C. — Insite Properties has arranged the $17.4 million sale of an office building located at 8711 University East Drive in Charlotte on behalf of the buyer, Longvalley 1 LLC. Constructed in 1999, the 118,000-square-foot building features a parking ratio of 8.5 spaces per 1,000 square feet. Insite Properties will manage the property and handle leasing activity on behalf of the new ownership. At the time of sale, the building was fully leased.

ELK GROVE VILLAGE, ILL. — Avison Young has negotiated the sale of a three-building, 538,236-square-foot industrial portfolio in Elk Grove Village for an undisclosed price. The buildings are located near the Chicago O’Hare International Airport in the O’Hare submarket. The properties include: 1900 Pratt Blvd., a 111,338-square-foot building; 1950 Pratt Blvd., a 165,212-square-foot building; and 2000-2020 Pratt Blvd., a 261,686-square-foot building. The portfolio is 100 percent leased to Clear Lam and D&W Fine Pak, both of which are packaging manufacturers for the food industry. Erik Foster and Mike Wilson of Avison Young represented the seller, Australia-based Mirvac. LBA Realty purchased the portfolio.

MILWAUKEE — CBRE has arranged the sale of Sunset Ridge in Milwaukee for an undisclosed price. The 144-unit apartment property is located at 8183 N. 107th St. Constructed between 1981 and 1992, the property features a mix of one- and two-bedroom units across seven buildings. The property was 98 percent occupied at the time of sale. Patrick Gallagher, Benjamin Schmitt, Peter Langhoff and Max Schultz of CBRE represented the seller, Mandel Group. Weidner Apartment Homes purchased the property.

DUBLIN, CALIF. — JB Matteson has purchased the 130-unit Tralee Village Apartments in Dublin for an undisclosed sum. The community is located at 6599 Dublin Blvd. in the 680 Corridor. Tralee Village was built in 2011 in the East Bay submarket. It offers a range of units including studios, three-bedrooms, lofts and townhomes. Each residence features nine-foot ceilings, granite kitchen countertops, stainless-steel appliances, full-sized washers and dryers, dual-pane windows and patios with balconies. Shared community amenities include a fitness center, large pool, business center, secured underground parking with elevator access and open green space. Tralee Village Apartments is less than a mile from the Pleasanton and Dublin BART stations, as well as interstates 580 and 680.

SUGAR LAND, TEXAS — Dallas-based Velocis has acquired Two Sugar Creek Center, a 143,410-square-foot, Class A office building located at 77 Sugar Creek Blvd. in the Houston metro of Sugar Land. Built in 1999, the six-story property was 85 percent leased at the time of sale and features on-site conferencing facilities, a 240-space parking structure and an additional 1.5 acres of developable land. H. Dan Miller and Trent Agnew of HFF represented the seller, TA Realty, in the transaction.

PLANO, TEXAS — Stream Realty Partners has brokered the sale of Jupiter Service Center, an office/industrial asset totaling 126,485-square-foot in Plano. The four-building property is situated on nine acres at the corner of Jupiter Road and 10th Street, less than a mile from the President George Bush Turnpike. Jamie Jennings, James Mantzuranis, Matt Dornak and Ryan Wolcott of Stream Realty represented the seller, Situs, a Houston-based advisory and management firm. Kennington Property Co. purchased the asset for an undisclosed price.
