HARTFORD, CONN. — Regional brokerage firm Northeast Private Client Group (NEPCG) has negotiated the sale of a 141-unit apartment building located at 194 Washington St. in Hartford. The building houses 131 one-bedroom units and 10 two-bedroom apartments. Taylor Perun and Cameron Formica of NEPCG represented the seller and procured the buyer, both of which requested anonymity, in the transaction. The sales price was also not disclosed.

STRATFORD, CONN. — Regional brokerage firm Atlantic Capital Partners has negotiated the $24.6 million sale of North Town Center, a 115,000-square-foot shopping center located in the southern coastal Connecticut city of Stratford. Big Y Supermarket has anchored North Town Center, which was 93 percent leased at the time of sale, since 2008. Other tenants include X-Golf, Town Line Liquors and Town Fair Tire. Justin Smith, Chris Peterson, Sam Koonce and Matt Ericson of Atlantic Capital Partners represented the buyer and seller, both of which requested anonymity, in the transaction. Stephen Joseph of Atlantic Capital arranged long-term financing for the buyer.

BRIDGEPORT, CONN. — Northeast Private Client Group (NEPCG) has brokered the $4 million sale of two apartment buildings totaling 38 units in the southern coastal Connecticut city of Bridgeport. Beers Apartments has 18 units, and Wayne Studios has 20 units. Brad Balletto, Rich Edwards, Bob Paterno and Jeff Wright of NEPCG represented the seller and procured the buyer, both of which requested anonymity, in the transaction.

According to Apartments.com, the three-story building was originally constructed in 1920 and offers one- and two-bedroom units. Brad Balletto, Robert Paterno, Rich Edwards and Jeff Wright of NEPCG represented the seller and procured the buyer in the transaction. Both parties requested anonymity.

The-August-at-Steelpointe-Harbor-Bridgeport

BRIDGEPORT, CONN. — A partnership between two developers, Indianapolis-based Flaherty & Collins Properties and locally based firm RCI Group, has broken ground on The August at Steelpointe Harbor, a $190 million multifamily project in Bridgeport. The property will comprise 420 units in one-, two- and three-bedroom floor plans on a 6.5-acre site within the 52-acre Steelpointe Harbor master-planned community. Amenities will include a pool, fitness center, coworking lounge, pet park, outdoor kitchens and a pickleball court, as well as 10,000 square feet of retail space. Cupkovic Architecture designed the project, and KBE Building Corp. is serving as the general contractor. Old National Bank provided a $111 million senior construction loan for the project, with a myriad of private institutions and public agencies also contributing to the financing. Completion is slated for August 2025.

NORWALK, CONN. — Cushman & Wakefield has brokered the $12 million sale of a 2.3-acre multifamily development site in the downtown area of the southern coastal Connecticut city of Norwalk. The buyer, RMS Cos., plans to develop a six-story, 204-unit building on the site at 370 West Ave., which formerly housed a YMCA. Al Mirin, Kate Schwartz, Matthew Torrance, Jim Fagan, Gerry Lees and Maureen O’Boyle of Cushman & Wakefield represented the seller, Norwalk Hospital, in the transaction.

FAIRFIELD, CONN. — Locally based brokerage firm Angel Commercial has negotiated the $2.4 million sale of a 4,500-square-foot retail property in the southern coastal Connecticut city of Fairfield. The property at 1610 Post Road is located in the downtown area and is fully leased to tenants such as Greek restaurant Lantern Point Taverna, confectionary Bonkers Cupcakes and boutique clothing store BoHo Prep. Jon Angel of Angel Commercial brokered the deal. The buyer and seller were not disclosed.

MANCHESTER, CONN. — Marcus & Millichap has brokered the $19.2 million sale of Manchester Parkade, a 302,000-square-foot shopping center located on the eastern outskirts of Hartford. Tenants at the center, which originally opened in 1962, include Dollar Tree, Planet Fitness, Kidzone and the State of Connecticut Department of Children’s Services. Jim Koury and Alex Quinn of Marcus & Millichap represented the seller, the estate of Leon Charney, in the transaction. The buyer was not disclosed. John Krueger of Marcus & Millichap assisted in closing the deal as the broker of record.

SOUTH WINDSOR, CONN. — Whole Foods Market will open a 43,406-square-foot store at The Shops at Evergreen Walk in South Windsor, a suburb of Hartford, on Jan. 17. The store, which will be the Austin-based grocer’s fifth in the Hartford area, will offer more than 1,000 locally sourced items and will feature full-service meat and seafood counters, a bakery, prepared foods section and a wellness and beauty section.

Tenants at the property, which was built in 1990 and was 97 percent leased at the time of sale, include Webster Bank, Salute Restaurant and Dunkin’. Tom Boyle and Jordan Pinto of Chozick Realty represented the seller and procured the buyer, both of which requested anonymity, in the transaction.
