ELK GROVE VILLAGE, ILL. — Brown Commercial Group has arranged the $1.5 million sale of a 10,000-square-foot industrial building zoned for auto use in the Chicago suburb of Mount Prospect. The property is located at 3212 S. Nordic Road. Mason Hezner of Brown represented the seller, an owner of a Carstar autobody franchise. Matt Kotapka of Executive Realty Group LLC represented the buyer, 3212 S. Nordic LLC.  The sales price was $110,500 over the asking price.

WEST CHICAGO, ILL. — Brown Commercial Group has brokered the sale of a 31,379-square-foot industrial building in West Chicago for an undisclosed price. Matt Hanson of Brown represented the buyer, Krishiv Foods, a distributor of Indian food products. The buyer is more than tripling its space and will be relocating from Elk Grove Village. Mike Antonelli of Brown represented the seller, Spare Tire Enterprises LLC, which purchased the building in 2018.

ELK GROVE VILLAGE, ILL. — Brown Commercial Group has negotiated the sale of a 23,790-square-foot industrial building in the Chicago suburb of Elk Grove Village. The sales price was undisclosed. The property at 160 Scott St. was originally marketed for lease but received multiple offers from potential buyers. Candace Scurto of Brown represented the seller, a private investor. Mason Hezner of Brown represented the buyer, GP Glass Co., which has two other locations in Elk Grove Village. The company is a custom shower glass and door installation business.

ELK GROVE VILLAGE, ILL. — Brown Commercial Group has brokered the sale of a 21,400-square-foot industrial building in the Chicago suburb of Elk Grove Village. The sales price was undisclosed. Located at 605 Bonnie Lane, the vacant property features 2,000 square feet of office space, two dock-high doors, one drive-in door and parking for 25 vehicles. Trinity Scurto of Brown represented the seller, OTO Investment Properties LLC. The buyer, Clear Height Properties, plans to renovate the building and secure new tenants.

DOWNERS GROVE AND ADDISON, ILL. — Brown Commercial Group has negotiated the sales of two industrial buildings totaling 48,171 square feet in suburban Chicago for undisclosed prices. Mike Antonelli and Matt Hanson of Brown represented the sellers in both transactions, while Trinity Scurto of Brown represented the buyers. In the first transaction, Bilmar Investments LLC sold a 25,575-square-foot building in Downers Grove. The seller completed extensive renovations over the past several years. In the second deal, 330 Fay LLC sold a 22,596-square-foot building at 330 W. Fay Ave. in Addison to Absolute Electronics, which is expanding from a 7,200-square-foot space in Elk Grove Village. Absolute Electronics will occupy half of the building. The other half is leased to Air Gas, a long-term tenant.

LINDENHURST, ILL. — Brown Commercial Group has brokered the $1.8 million sale of a 25,600-square-foot industrial building in Lindenhurst, a city in Northeast Illinois. The property is located at 2910 Falling Waters Blvd. Collin Tyrrell of Brown represented the seller, Falling Waters Development LLC, which sold its warehouse space and is moving its office operations to a 5,500-square-foot space at 1225 Tri State Parkway in Gurnee, Ill.

ELK GROVE VILLAGE, ILL. — Brown Commercial Group has negotiated the sale-leaseback of a 22,550-square-foot industrial building in the Chicago suburb of Elk Grove Village. The sales price was undisclosed. Located on Martin Lane and constructed in 1974, the property features two dock doors and four drive-in doors. Mason Hezner of Brown represented the seller, Etymotic Research, a manufacturer of earphone and hearing enhancement products. ProSource Wholesale, a flooring distributor, was the buyer. ProSource plans to use the building as a showroom and warehouse for its products. Etymotic Research will lease back a small portion of the building from the new owner.

HODGKINS, ILL. — Brown Commercial Group has negotiated two new leases totaling 131,605 square feet at 7335 Santa Fe Drive in Hodgkins, a southwest suburb of Chicago. Pioneer Service Inc. leased 61,355 square feet and M&M Quality Grinding Inc. leased 70,250 square feet. The distribution building is being renovated into a fully operational manufacturing facility with individual spaces for the two businesses. Completion is slated for mid-2023. Mike Antonelli of Brown Commercial Group represented the tenants. Adam Stokes of NAI Hiffman represented the landlord, UBS Realty Investors. Pioneer Service manufactures precision machining parts, while M&M produces metal bar stock.

BATAVIA, ILL. — Brown Commercial Group has negotiated the sale of an 18,240-square-foot industrial building in the Chicago suburb of Batavia for an undisclosed price. The property, which features outdoor storage space, is located on Pierson Drive. Mike Antonelli of Brown represented the seller, Rhondarosa Properties LLC, as well as the buyer, H5P LLC. The buyer is a road and snow maintenance company that was looking to expand into a space with outdoor storage for its equipment.

ADDISON, ILL. — Brown Commercial Group Inc. has brokered the sale of a 28,810-square-foot industrial building in Addison. The property is located at 25 W. Official Road. Mike Antonelli of Brown represented the buyer, Pat Mooney Saws, a distributor and importer of metal sawing machinery, accessories and saw blades. The building is across the street from the headquarters of Pat Mooney Saws. The seller and sales price were undisclosed.
