Mannheim Road and was built in 1970. Pat Crowley of Brown represented the private buyer, while Jack Brown of Marcus & Millichap represented the seller. Further terms of the transaction were not disclosed.

DOWNERS GROVE, ILL. — Brown Commercial Group has brokered the sale of a 74,146-square-foot industrial building in the Chicago suburb of Downers Grove for an undisclosed price. The property is located on Thatcher Road. Mike Antonelli and Trinity Scurto of Brown represented the seller, Premium Investment Properties Inc. Antonelli represented the buyer, Beco Management Inc. The building is partially leased and the new owner plans to bring it to full occupancy.

LISLE, ILL. — Brown Commercial Group has negotiated the sale of a 20,362-square-foot industrial building in Lisle, a western suburb of Chicago. The sales price was undisclosed. Located at 1808 Ogden Ave., the property includes 8,840 square feet of warehouse space, 6,953 square feet of production space, 4,360 square feet of office space and 80 parking stalls. Mike Antonelli of Brown represented the seller, a private trust. Anthony Ciaravino of Cushman & Wakefield represented the buyer, Gator Chef, a supplier of new and used restaurant equipment.

ELK GROVE VILLAGE, ILL. — Brown Commercial Group has negotiated the $2.3 million sale of a three-building industrial portfolio in Chicago’s O’Hare submarket. The properties are located at 825 Touhy Ave., 855 Touhy Ave. and 875 Touhy Ave. in Elk Grove Village. All three buildings are leased on a long-term basis by Centech Plastics Inc., a plastic injection molding company. Mason Hezner of Brown represented the seller, a private investor. John Joyce and Danny Vanecko of SVN Chicago Industrial represented the buyer, Sawmill Property Co.

ELK GROVE VILLAGE, ILL. — Brown Commercial Group has brokered the sale of a 51,700-square-foot industrial portfolio in Elk Grove Village for $3 million. The four-building, fully leased portfolio is located on Tonne Road. Dan Brown of Brown Commercial represented the seller, Gilberts and Groves, which purchased the portfolio for $1.7 million in 2016. The buyer was undisclosed.

WOODRIDGE, ILL. — Brown Commercial Group has negotiated a 36,612-square-foot industrial lease on behalf of American Cleaning & Restoration South at 10440 Woodward Ave. in Woodridge, a western suburb of Chicago. The tenant, which restores structures that experience fire and water damage or are in need of mold remediation, is expanding and moving from a facility in Romeoville. Mike Antonelli of Brown represented the tenant. Jeff Galante of Lee & Associates represented the landlord, Prologis. The multi-tenant building spans 159,258 square feet and features a clear height of 30 feet.

NORTHBROOK AND BARTLETT, ILL. — Brown Commercial Group has brokered the sale of two industrial buildings. In the first transaction, Bill’s Plumbing acquired a 17,290-square-foot building located at 1855 Holste Road in Northbrook, approximately 25 miles northwest of Chicago. The plumber is expanding from a 2,600-square-foot space in Skokie. Trinity Scurto of Brown Commercial represented the buyer, and Juanita Song of Coldwell Banker represented the seller. In the second deal, Care Investments LLC sold a 2,642-square-foot industrial facility to an undisclosed buyer. The building is located at 1292 Humbracht Circle in Bartlett, approximately 35 miles west of Chicago. Brian Lindgren and Dan Brown of Elk Grove, Ill.-based Brown Commercial represented the seller, and Dan Smolensky of Taurus Modal Group represented the buyer. Financial terms of the transactions were not disclosed.

ELK GROVE VILLAGE, ILL. — Elk Grove Village-based Brown Commercial Group has arranged three industrial leases in metro Chicago totaling 20,139 square feet. In the first transaction, Jim Wagner Plumbing leased 9,000 square feet at 51 Eisenhower Lane South in Lombard. Mike Antonelli of Brown Commercial Group represented the tenant in its relocation. Joseph Gatto of Cushman & Wakefield represented the landlord, TA Realty Associates. In the second deal, Trinity Scurto of Brown Commercial Group represented Breda Moving Co., which leased 7,639 square feet to Almtan Midwest. Chuck Hauger of @properties Commercial represented the company in its expansion to 801 Dave Pate Drive in Roselle. Scurto also represented Kane Brandein in its lease of the last 3,500-square-foot space in a 21,000 square-foot building to VIP Limousine, which will occupy Unit F at 101 Kelly Road in Elk Grove Village. John Carbone represented the tenant.

As the nation’s 28th-largest city, Louisville is home to a dynamic, diversified economy. The Greater Louisville region draws workers from a 26-county area in Kentucky and southern Indiana, providing an ample and reliable source of educated and skilled employees. The geography of Louisville, specifically its accessibility to the Ohio River, central location nationally and mild climate, have contributed to its ability to grow and evolve. Additionally, reducing the income tax rate in Kentucky is a goal of the current Republican majority State Representatives to further economic development, and the Democratic governor (Gov. Andy Beshear) is also supporting this reduction as a way to help ease the burden of inflation for residents.  Legislation passed in 2022 dropped the individual tax rate from 5 percent to 4.5 percent for tax year 2023, and a bill signed earlier this year by Gov. Beshear drops it again for 2024 to 4 percent. The goal is to ultimately get income tax rates down to zero, or very close to zero, in 50-basis-point steps as certain budget metrics are hit. CHICAGO — James McHugh Construction Co. and Brown & Momen Inc. have broken ground on 508 Pershing at Oakwood Shores, a 53-unit mixed-income development in Chicago’s Bronzeville neighborhood. As part of a public-private partnership led by The Community Builders, the residential and retail building marks the latest phase of the larger Oakwood Shores project, which will span more than 100 acres. Located at 508 E. Pershing Road, the four-story building will include 50 one-bedroom units and three two-bedroom units. There will be 7,000 square feet of amenity space and management offices as well as 3,500 square feet of street-level retail space. Completion of the $17.1 million project is slated for February 2022. Nia Architects and Antunovich Associates are the architects. Of the 53 units, 36 will be low-income housing tax credit units for households earning up to 80 percent of the area median income. The remaining 17 units will be market rate. National Affordable Housing Trust provided project funding in partnership with investor UnitedHealth Group. The project is situated on land formerly occupied by the Chicago Housing Authority’s Ida B. Wells, Madden Park and Clarence Darrow Homes.
