LOMBARD, ILL. — Brown Commercial Group has arranged the sale of a 10,000-square-foot industrial warehouse in Lombard for an undisclosed price. The Davey Tree Expert Co. purchased the property, which is located on a 4.7-acre site at 1200 N. Lombard Road. Mike Anotnelli of Brown represented the buyer, a residential and commercial tree and landscaping company. The sale enabled the buyer to acquire a local tree care company that occupied the building and to take over its business.

ELGIN, ILL. — Brown Commercial Group has negotiated the sale of a 26,000-square-foot industrial building located at 2475 Millennium Drive in Elgin for an undisclosed price. Foderaro Investment Partnership Corp. purchased the building, which will house V&F Transformer Corp., a manufacturer of custom-designed transformers and reactive magnetic components. Built in 2002, the building is situated on a 1.5-acre site within an industrial park near I-90. Jim Pietrarosso of Brown Commercial represented the buyer. Dan Brown of Brown Commercial represented the seller, 2475 Millennium Drive Holdings LLC.

ROLLING MEADOWS, ILL. — Brown Commercial Group has brokered the sale of a 46,807-square-foot industrial building in the northwest Chicago suburb of Rolling Meadows. The sales price was not disclosed. The transaction was a partial sale-leaseback, as the seller, HK&RP LLC will continue to occupy about 27,000 square feet of the building. The buyer, Alliance Moving and Storage, will occupy the remainder of the building and relocate from its space in Elk Grove Village. Dan Brown of Brown Commercial represented the seller, while Jim Pietrarosso of Brown Commercial represented the buyer.

LAKE BARRINGTON, ILL. — Brown Commercial Group has brokered the $2.6 million sale of a 32,000-square-foot industrial property in Lake Barrington, about 40 miles northwest of Chicago. The buyer, PEGA LLC, will use 10,000 square feet of the building for its own industrial business while an existing tenant will lease the remaining 22,000 square feet. Freund Properties LLC was the seller. Jim Pietrarosso represented both the buyer and the seller in the transaction. The fully leased building features four docks and drive-in doors as well as 9,100 square feet of office space.

WEST CHICAGO, ILL. — Brown Commercial Group has brokered the sale of a 31,440-square-foot industrial building in West Chicago for an undisclosed price. The property, constructed in 2008, is located at 310-330 Charles Court. The buyer, Tag Fitness, plans to occupy a portion of the building while generating rental income from the remainder of the property. Nottingham Realty Group LLC purchased a 38,128-square-foot industrial building located at 1700-1730 Todd Farm Drive in Elgin. The building is fully leased and located within the Windsor Commerce Center. Brian Lindgren of Brown represented the buyer, who was completing a 1031 exchange. John D’Orazio of Colliers International represented the seller, Cristie Ann Enterprises LLC. Lindgren also represented Premium Investment Properties LLC in its purchase of a 25,000-square-foot building at 2211-2239 Curtiss St. in Downers Grove. The seller was Simborg Industrial Real Estate LLC.

The properties include 1340-1400 Higgins Road and 1425-1455 Tonne Road in Elk Grove Village, as well as 300-338 Arrowhead Drive in Gilberts. All three buildings are fully leased to multiple tenants.
