WARRENVILLE, ILL. — Brown Commercial Group has arranged the sale of a 39,375-square-foot industrial building located on Youghal Road in Warrenville, about 30 miles west of Chicago. The sales price was not disclosed. The D/C Group purchased the property to use as an ancillary location to better serve its customers. The warehouse and distribution company is headquartered in Elk Grove Village, Ill. Mike Antonelli of Brown Commercial represented the buyer in the sales transaction. Mike Magliano of Cushman & Wakefield represented the seller, a private investor.

ELK GROVE VILLAGE, ILL. — Brown Commercial Group has negotiated the sale of a 126,537-square-foot industrial facility in Elk Grove Village for an undisclosed price. The 4.2-acre property is located at 2001 Arthur Ave. The buyer, Seefried Industrial Properties Inc., plans to build an 80,000-square-foot warehouse to replace the existing building. Mike Antonelli and Mason Hezner of Brown Commercial represented the seller, Spirit Realty Capital, in the transaction. Jonathan Kohn of Colliers International represented Seefried.

ELK GROVE VILLAGE, ILL. — Brown Commercial Group has brokered the sale-leaseback of a 32,000-square-foot industrial building in Elk Grove Village. The sales price was not disclosed. The property is located at 1200 Pratt Blvd. Dan Brown of Brown Commercial represented the seller, Andrews Paperboard Inc. Jim Pietrarosso, also of Brown Commercial, represented the buyer, a private investor. Brown Commercial negotiated a 10-year lease.

ELK GROVE VILLAGE, ILL. — Brown Commercial Group has brokered the sale of a 61,515-square-foot industrial building in Elk Grove Village adjacent to O’Hare International Airport. The sales price was not disclosed. The building is located at 1340-1400 Higgins Road. Northern Glass Inc., a general contractor that specializes in curtain wall, storefront and interior glazing, purchased the property and will occupy nearly 40,000 square feet of the 61,515-square-foot building at 1400 Higgins Road. Northern Glass will be moving from a 9,075-square-foot space at 800 Lee St. in Elk Grove Village. Northern Glass will lease the remaining space at 1340 and 1370 Higgins Road to Protopak Engineering Corp. and Impact Printing and Lithographers, respectively. Dan Brown of Brown Commercial represented Northern Glass, while Mason Hezner of Brown Commercial represented the seller, SLP Realty LLC.

ELK GROVE VILLAGE, ILL. — Brown Commercial Group has brokered the sale of a 30,500-square-foot industrial building in Elk Grove Village, about 25 miles northwest of Chicago. The sales price was not disclosed. The buyer, Gorilla Paper, purchased the property as part of an expansion of its distribution capability. The new space is four times the size of the former facility and will serve as the paper roll manufacturer’s new distribution headquarters. The building is located at 1125 Lunt Ave. Mike Antonelli of Brown Commercial completed the transaction.

BROWNSVILLE, TEXAS — RightQuest LLC has broken ground on the second phase of Bella Vista Apartments, a market-rate apartment community in Brownsville. The second phase of the community includes the addition of 144 apartments, a swimming pool, laundry facility, dog park and additional amenities. The first units of the second phase will be available for occupancy in July 2017. Upon completion, the property will feature 272 apartments, include 128 units from the first phase, two swimming pools, a clubhouse and a variety of amenities. Future phases also include the development of two three-acre commercial pad sites fronting Ruben M. Torres Sr. Boulevard. RightQuest is developing the property on behalf of Brownsville-based JJR Group. The project team for the second phase includes B&A Architects, Mejia & Rose Inc., Nations Construction, SSP Design and Davidson Design Group. IBC Bank-Brownsville is providing the financing for the project. Capstone Real Estate Services is providing lease-up and property management services.

BLOOMINGDALE, ILL. — Brown Commercial Group represented Korpack in the lease of a 56,269-square-foot of industrial space at 290 Madsen Drive, Suite 101, in Bloomingdale. Korpack is a single-source supplier of standard and custom packaging, as well as packaging machinery and automation solutions. Additionally, the company subleased its original 18,252-square-foot headquarters at 1232 Hardt Circle in Bartlett, Ill., to an undisclosed subtenant. Dan Brown and Jim Peitrarosso of Elk Grove Village, Ill.-based Brown Commercial represented Korpack in the lease and sublease, respectively. Al Caruana of Cushman & Wakefield and Aaron Rosdal of Prologis represented the landlord, ProLogis, in the new headquarters lease.

CHICAGO — Brown Commercial Group has brokered the sale of two industrial meat processing facilities totaling 96,330 square feet in Chicago. Bobak Sausage Co., a global manufacturer and distributer of old-world sausages and deli meat, sold the properties for an undisclosed price. The deal includes a 43,382-square-foot building at 5275 S. Archer Ave. and a 52,948-square-foot building at 4630 W. 53rd St. El Cubano Wholesale Meat Inc., a meat packer and distributor that provides meats to restaurants and grocery stores, is the buyer. Dan Brown, Brian Lindgren and Maria McNeil of Brown Commercial represented the seller in the transaction. Ed Wabick, Jimena Sayavedra and Terry Lynch of Paine/Wetzel TCN Worldwide represented the buyer.

CHICAGO — Brown Commercial Group has brokered one sale and three leases totaling 26,000 square feet in Chicago’s northwestern suburbs. Knight Tool Works Inc. inked a deal to lease 11,000 square feet of industrial space at 1200 Abbott Drive in Elgin from Brite Properties LLC. Brian Lindgren and Dan Brown of Brown Commercial represented the landlord. John D’Orazio of Colliers International represented the tenant. Andrew Minehart and Edward Jones have acquired a 2,370-square-foot retail/office suite located at 2445 Westfield in Elgin from Union Nation Bank. Brian Lindgren represented the buyers and Les Liakatas of Landmark Partners represented the seller. Mac-Ster is the new tenant of a 9,120-square-foot industrial property located at 1450 Bernard Drive in Addison. Mike Antonelli represented the landlord, an undisclosed private investor. Mack Stone of SC Group Real Estate represented the tenant. Antonelli also represented the tenant and the landlord in a 3,600-square foot lease transaction. DG Vault LLC is the new tenant of an office property located at 396 E. St. Charles Road in Carol Stream.

AMES, IOWA — The Opus Group has added two tenants to The Foundry in Ames. Starbucks Coffee and Barefoot Campus Outfitter both signed leases for ground-floor space at the 53-unit student housing complex. Slated to open in fall 2015, Starbucks will occupy 2,000 square feet and Barefoot Campus Outfitter will occupy 3,500 square feet. The developer broke ground on The Foundry last fall. Slated to open this August, the project’s residential space is 100 percent pre-leased with 1,900 square feet of retail space still available. Chris Thomason and Steve Scott of NAI Optimum represented Opus in both transactions. Boh Kurylo of The Lerner Company represented Starbucks and Ryan Davenport of Scott Brown Commercial represented Barefoot Campus Outfitter in the deal.
