PEMBERTON, N.J. — New York City-based Rockefeller Group will develop a 486,850-square-foot industrial project in Pemberton, located about 35 miles east of Philadelphia. The site spans 100 acres at 2554 U.S. Route 206, and the two-building development will be known as 206 Logistics Center. Building features will include clear heights of 36 to 40 feet, ESFR sprinkler systems and “ample” trailer parking. A construction timeline was not announced. Jonathan Klear and Fred Meyer of NAI Mertz represented Rockefeller Group in its acquisition of the land. NAI Mertz has also been retained to market the project for lease, sale and/or build-to-suit opportunities.

ATLANTA — New York City-based developer Rockefeller Group has topped out 1072 West Peachtree, a 60-story mixed-use building in Midtown Atlanta. According to the development team, upon completion, which is set for next spring, 1072 West Peachtree will be the tallest building constructed in Atlanta in the past three decades. Plans for the building currently call for 224,000 square feet of office space across eight floors, 357 multifamily units and 6,300 square feet of ground-floor retail and restaurant space. In addition to its office and residential components, the building will offer roughly 43,000 square feet of indoor and outdoor amenities. Specific amenities will include a resort-style athletic club with strength and cardio training areas and full-service locker rooms, as well as wellness-focused offerings such as private spa treatment rooms, sauna rooms, frost lockers and recovery spaces. In addition, the club will also include an indoor Pilates studio, a private training studio and a pickleball court. Lastly, 1072 West Peachtree will feature the Sky Garden. NORTH LAS VEGAS, NEV. — Rockefeller Group has completed the sale of a 104,440-square-foot industrial building within Cheyenne Industrial Park at 3130 N. Lamb Blvd. in North Las Vegas to an undisclosed buyer for $23.5 million. The distribution facility features a clear height of 32 feet, 18 dock-high doors, two grade-level doors, a 135-foot gated truck court, 105 auto parking stalls, 2,000 amps of power and 2,528 square feet of office space. The two-building Cheyenne Industrial Park was designed by HPA Architecture with Martin Harris Construction as general contractor. Both buildings feature six-inch floor slab thickness, LED lighting, TPO roofing, ESFR sprinklers and evaporative coolers. Jason Simon, Rob Lujan and Danny Leanos of JLL represented the seller in the deal.

Silver-Spring-Logistics-Park

SILVER SPRING, PA. — A joint venture between New York City-based Rockefeller Group and MBK Real Estate, a subsidiary of Japanese conglomerate Mitsui & Co., will develop a 2 million-square-foot industrial park in Silver Spring, located just west of Harrisburg. Silver Spring Logistics Park will be situated on a 182-acre site that is located about three miles from I-81 and is part of the former 451-acre Hempt Farm. The development will consist of three buildings that will total 892,620, 803,520 and 318,060 square feet and will feature clear heights of 40 feet and 185-foot truck court depths. The two larger buildings will have cross-dock configurations. CBRE has been tapped as the leasing agent and also brokered the land deal on behalf of the seller, HSS Investors LLC. Other project partners include Margulies Hoelzli Architecture, civil engineer Alpha Consulting and general contractor Penntex Construction.

East-Bay-Trade-Center-Baytown

BAYTOWN, TEXAS ­— A partnership between New York City-based Rockefeller Group and Falcon Commercial Development has broken ground on East Bay Trade Center, a 557,339-square-foot industrial project in the eastern Houston suburb of Baytown. The development will consist of two cross-dock buildings totaling 307,595 square feet and 249,744 square feet on a 39-acre site. Building features will include 36-foot clear heights and a combined 121 dock doors, eight grade-level ramps and parking for 303 cars and 166 trailers. Munson & Associates designed the project, and FCL Builders is serving as the general contractor. Waneck Civil Engineering and Colliers are also part of the project team. Construction is slated for a fourth-quarter completion.

The 104,440-square-foot building offers a clear height of 32 feet, 18 dock-high doors, two grade-level doors, a 135-foot gated truck court, 105 auto parking stalls, 2,000 amps of power and 2,528 square feet of office space. The 41,190-square-foot facility features a clear height of 30 feet, four dock-high doors, one grade-level door, a 135-foot gated truck court, 62 auto parking stalls, 1,200 amps of power and 1,995 square feet of office space. Both buildings feature six-inch slab thickness, LED lighting, TPO roofing, ESFR sprinklers and evaporative coolers. HPA Architecture served as architect and Martin Harris Construction served as general contractor for the project. Rob Lujan, Jason Simon and Danny Leanos of JLL are marketing the buildings for lease or sale.

SURPRISE, ARIZ. — Rockefeller Group has completed the construction of Surprise Pointe Commerce Center, a distribution center on 24 acres in Surprise. The 418,400-square-foot property can accommodate one to four tenants and offers a clear height of 36 feet, 80 dock doors, a 190-foot truck yard, 103 truck trailer parking stalls, 466 auto-parking stalls and custom-designed office space. The project team included Ware Malcomb, Layton Construction and Hunter Engineering. Cooper Fratt and John Werstler of CBRE are marketing the project for lease or sale.

Patterson Commerce Center

PERRIS, CALIF. — Rockefeller Group has completed the construction of Patterson Commerce Center, a distribution facility on 14 acres in Perris. The project team included HPA Architects, Huitt-Zollars as engineer and RM Dalton as general contractor. Located on Patterson Avenue and Nance Street, the 259,951-square-foot center offers a clear height of 36 feet, 56-foot by 60-foot column spacing and 145 parking spaces and 59 truck trailer stalls over a 185-foot by 240-foot concrete truck court. Joe McKay, Michael McKay and Michael Fine of Lee & Associates are handling marketing for the property.

Normandy-Logistics-Center-Piscataway-New-Jersey

PISCATAWAY, N.J. — New York City-based Rockefeller Group will develop Normandy Logistics Center, a 241,200-square-foot distribution center in the Northern New Jersey community of Piscataway. The site at 10 Normandy Drive spans 36 acres, and the facility will feature a clear height of 40 feet, 162 car parking spaces, 60 trailer parking spaces and 41 single-load loading docks. Mancini Duffy is the project architect, and Alston Construction is the general contractor. Michael Markey and Jonathan Tesser of Colliers brokered the sale of the land and have also been retained as leasing agents. Construction will begin before the end of the year and is expected to be complete in the fourth quarter of 2025.

LINTHICUM HEIGHTS, MD. — Rockefeller Group has broken ground on a 136,500-square-foot distribution center located at 1305 Furnace Road in Linthicum Heights. The New York City-based developer has dubbed the project “Rockefeller Group Logistics Center BWI” given its three-mile distance to Baltimore/Washington International Thurgood Marshall Airport (BWI Airport). The Class A property will feature 36-foot clear heights, 54- by 50-foot column spacing, a 60-foot-wide speed bay, 147 car parking spaces and 33 dock doors with two additional drive-in doors. The development will also feature one acre of industrial outdoor storage. The project team includes Morris & Ritchie Associates (civil engineer), Morgan Gick McBeath Associates (architect) and FCL Builders (general contractor). John Boote, Jarred Testa and McLane Fisher of Cushman & Wakefield will oversee leasing of the project on behalf of Rockefeller Group, which plans to deliver the facility in fourth-quarter 2025.
