THORNTON, COLO. — Rockefeller Group has purchased a 35.6-acre parcel in the Denver suburb of Thornton from Confluent Development for an undisclosed price. Confluent originally acquired the site in 2022 and obtained all entitlements and approvals for an industrial development. Rockefeller Group plans to utilize the site to build 25 Commerce Park, a three-building, 453,550-square-foot industrial park located at E. 152nd Avenue and Washington Street. The developer broke ground this week and completion is slated for first-quarter 2025. 25 Commerce Park will feature a 131,250-square-foot distribution center with 28-foot clear heights, 220 parking spaces, 31 dock-high doors and four drive-in doors; a 146,300-square-foot distribution facility with 28-foot clear heights, 224 parking spaces, 33 dock-high doors and four drive-in doors; and a 176,000-square-foot property with 32-foot clear heights, 231 parking spaces, 41 dock-high doors and four drive-in doors. Additionally, there are 39 trailer parking stalls available to tenants at each of the three buildings. The project team includes Grey Wolf as designer, Golden Triangle Construction as general contractor and Kimley Horn & Associates as civil engineer. Todd Witty and Daniel Close of CBRE represented the buyer in the land acquisition and will market the project upon completion.

SPARTANBURG, S.C. — Rockefeller Group has broken ground on Spartanburg 221, a 1 million-square-foot speculative industrial facility located in Spartanburg. The 87.7-acre project will be situated off Highway 221 and approximately one mile northwest of the I-85 Exit 78 interchange. Spartanburg 221 will include 40-foot clear heights, 56- by 53-foot column spacing, up to 530 parking spaces and up to 237 trailer stalls. The design-build team includes architect Atlas Collaborative and general contractor Pattillo Construction. Campbell Lewis and Marcus Cornelius of CBRE are handling the leasing assignment. The duo is also leasing Rockefeller Group’s Duncan Logistics Center, a nearby 827,000-square-foot development that is nearing completion. The developer acquired the Spartanburg site last year and plans to deliver the facility in fourth-quarter 2024.

Craig-Road-Logistics-Center-North-Las-Vegas-NV

NORTH LAS VEGAS, NEV. — Rockefeller Group has acquired a former Walmart Supercenter site for the development of Craig Road Logistics Center, an industrial project at the intersection of Craig Road and North Nellis Boulevard in North Las Vegas. Terms of the transaction were not released. Situated on 19 acres, Craig Road Logistics Center will feature two speculative building offering a total of 369,198 square feet of industrial space. The 227,660-square-foot building will feature 36-foot clear heights, 176 auto parking stalls and 29 dock doors. The 141,538-square-foot facility will offer 32-foot clear heights, 219 auto parking stalls and 18 dock doors. Additionally, both buildings will offer a variety of state-of-the-art features to ensure the project is a Class A facility. Lee & Sakahara Architects will design the project, TWC Construction will serve as general contractor and Taney Engineering will serve as civil engineer. Rockefeller Group represented itself in the land purchase. Jason Simon and Rob Lujan of JLL’s Las Vegas office will be listing brokers for the project.

PERRIS, CALIF. — Rockefeller Group has completed the $13.4 million acquisition of a 14-acre parcel in Perris for the development of Patterson Commerce Center, a 259,000-square-foot distribution center. The project will be located adjacent to Optimus Logistics Center, a 1.4 million-square-foot, two-building logistics center. Full construction is slated to commence in September. The building will feature 36-foot clear heights, 56-foot by 60-foot column spacing, 145 parking spaces and a 185-foot to 240-foot truck court with 59 trailer stalls. Completion of Patterson Commerce Center is scheduled for summer 2024. The project team includes HPA Architects, Huitt-Zollars and RM Dalton. Jo McKay, Michael McKay and Michael Fine of Lee & Associates represented the Rockefeller Group on the land purchase and will oversee leasing of the project.

ATLANTA — Rockefeller Group has broken ground on 1072 West Peachtree, a mixed-use high-rise tower in Midtown Atlanta. At a planned height of 730 feet, the tower is slated to be the tallest building delivered in Atlanta in the past 30 years, according to Rockefeller. Situated at the corner of 12th and West Peachtree streets, the property will comprise more than 350 luxury apartments and amenities situated atop 224,000 square feet of flexible, Class A offices and 6,400 square feet of street-level retail space. Sumitomo Mitsui Trust Bank Ltd. is providing construction financing in the form of a senior loan to Rockefeller. A joint venture between Rockefeller, Japan-based Taisei USA LLC and Mitsubishi Estate New York is providing equity. Atlanta-based TVS was the lead architect for 1072 West Peachtree. A construction timeline was not disclosed.

LAS VEGAS — The Rockefeller Group has acquired seven acres of land in Las Vegas to develop two speculative industrial buildings totaling 145,630 square feet. R A Plaza LLC sold the land for $8.5 million. The project, Cheyenne Industrial Park, will be located at 3102 N. Lamb Blvd. and is fully entitled.  Rockefeller plans to begin construction by the end of year.  Rockefeller recently started construction on its first development in the region, Nellis Logistics Center, a 134,100-square-foot speculative distribution facility, at the southwest corner of North Nellis Boulevard and East Carey Avenue in Clark County.

PISCATAWAY, N.J. — New York City-based developer Rockefeller Group has broken ground on Constitution Logistics Center, a 147,000-square-foot industrial project in the Northern New Jersey community of Piscataway. The 18-acre site at 10 Constitution Ave. formerly housed a 100,000-square-foot office building that was owned and occupied by hearing aid manufacturer WS Audiology and that is now being demolished. Constitution Logistics Center will feature a clear height of 36 feet, 41 loading docks, 123 car parking spaces and 57 trailer stalls. Completion is slated for the second quarter of 2024. ARCO Construction is the general contractor for the project. Cushman & Wakefield and KBC Advisors have been appointed as the leasing agents.

SURPRISE, ARIZ. — Rockefeller Group has purchased a 25-acre parcel in Surprise with plans to develop Surprise Pointe Commerce Center, a 415,000-square-foot speculative distribution center.  Located approximately 20 miles northwest of Phoenix, the project is designed to accommodate one to four tenants. Plans call for 36-foot clear height, 83 dock doors, a 185-foot truck yard, 103 truck trailer parking stalls, 466 auto parking stalls and custom-designed office space.  Cooper Fratt of CBRE and Kirk Kuller of Cushman & Wakefield represented Rockefeller Group and will handle the marketing and leasing of the project. Ware Malcomb will design the project and Layton Construction will be the general contractor.  Rockefeller Group’s civil engineer is Hunter Engineering.

EASTAMPTON, N.J. — New York City-based development and investment firm Rockefeller Group has sold a 345,600-square-foot warehouse and distribution center in Eastampton, located east of Philadelphia, for $83 million. Building features include a clear height of 36 feet, 185-foot truck court depths, 54 dock doors, 384 car parking spaces, 96 trailer parking spaces and 4,000 square feet of office space. Glendale Warehouse & Distribution Corp. purchased the facility and will use it to store and distribute spices and other food products. Tom Monahan, Gerard Monahan, Stephen D’Amato, Larry Schiffenhaus, Lauren Hageman and Ana Lazarides of CBRE represented Rockefeller Group in the transaction. Chuck Fern of Cushman & Wakefield represented the buyer.

NORTHAMPTON, PA. — New York City-based investment and development firm Rockefeller Group has sold a 453,600-square-foot warehouse located in the Lehigh Valley community of Northampton for $91 million. The site spans 36 acres and is located within the 1.8 million-square-foot Rockefeller Group Logistics Park. The cross-dock facility was completed in 2022 and features a clear height of 36 feet, four drive-in doors, 90 dock doors, 59 trailer stalls and 264 car parking spaces. John Plower, Ryan Cottone, Zach Maguire, Paul Torosian and Jeff Lockard of JLL represented Rockefeller Group in the transaction. The buyer was New York City-based Link Logistics.
