RENO, NEV. — Westcore has purchased a distribution facility within the Tahoe-Reno Industrial Center in Reno from an undisclosed seller for $82.5 million. Situated on 34 acres at 700 Milan Drive, the cross-loaded property features 632,130 square feet of distribution space, more than 200 trailer stalls, LEED Gold certification, ESFR sprinklers, energy-efficient lighting and recycled steel. At the time of sale, the facility was fully leased. The property offers one-day truck service to seven states and proximity to Reno Tahoe International Airport and Union Pacific Intermodal Hub. The asset is adjacent to Gigafactory Nevada, Tesla’s $6.2 billion electric vehicle plant in the area.

CHINO, VALENCIA AND LIVERMORE, CALIF. — Westcore has acquired the Odyssey Portfolio, a 3.5 million-square-foot industrial portfolio across Chino, Valencia and Livermore. The price was not disclosed. The portfolio includes: The industrial buildings are all fully occupied with staggered lease expirations that will enable Westcore to drive value and make capital improvements to the properties. Current tenants include Pharavite, Tesla, Draxlmaier Automotive, Coca-Cola and Schlage. Steve Silk, Jay Borzi, Adam Pastor and Christina Buhl of Eastdil Secured represented the undisclosed seller, while Westcore was self-represented in the deal.

Dove-Valley-Business-Center-Englewood-CO

ENGLEWOOD, COLO. — Westcore has completed the disposition of Dove Valley Business Center, a warehouse distribution center located at 14101 E. Otero Ave. in the Denver suburb of Englewood. An undisclosed private investor acquired the asset for $29.7 million. Built in 2018, Dove Valley Busines Center features 149,776 square feet of Class A industrial space with 28-foot clear heights, ESFR sprinklers, dock-high and drive-in loading, a large truck court and outdoor storage. At the time of sale, the facility was fully leased to five tenants. Jeremy Ballenger, Jim Bolt, Tyler Carner and Jessica Ostermick of CBRE National Partners in Denver represented the seller, while MidPacific Asset Advisors represented the buyer in the transaction. Tyler Reed, Dominic DiOrio and Peter Beugg of Stream Realty Partners handled leasing for the property.

Railhead-Business-Station-Fort-Worth

FORT WORTH, TEXAS — San Diego-based investment firm Westcore has acquired Railhead Business Station, a four-building, 519,905-square-foot industrial property in North Fort Worth. The property, which was built in phases between 2000 and 2007 within the 366-acre Railhead Industrial Park, was fully leased to 11 tenants at the time of sale. Seth Koschak, Matteson Hamilton, Forrest Cook, Jeff Rein, Lee Belland III, Trey Mahla and Haili Rumsey of Stream Realty Partners represented the undisclosed seller in the transaction. Westcore was self-represented. The sales price was not disclosed.

Hatcher-Industrial-Park-Glendale-AZ

GLENDALE, ARIZ. — Westcore has completed a $92.7 million acquisition of the 906,125-square-foot Hatcher Industrial Park from Ryan Cos. US. Westcore partnered with Ryan one year ago for the development of the property, and this transaction marks the completion of the project and sale. Located in Glendale, the two-building industrial campus includes a 519,167-square-foot facility at 15101 W. Hatcher Road and a 386,958-square-foot asset at 15151 W. Hatcher Road. The warehouses feature 40-foot clear heights, ESFR sprinklers, eight grade-level doors, 167 dock-high doors and ample parking, including electric vehicle parking. Westcore is building out speculative office suites, equipping the buildings with full HVAC, LED warehouse lighting and dock packages with 40,000-pound-capacity levelers. Ryan Cos. served as the developer and builder for Hatcher Industrial Park and Ryan A+E Inc. served as architect. Tony Lydon, Marc Hertzberg, Riley Gilbert and Kelly Royle of JLL assisted with the transaction and are managing the leasing efforts for the property.

TOLLESON, ARIZ. — Westcore has completed the disposition of an industrial property located at 8590 W. Jefferson St. in Tolleson, approximately 10 miles west of Phoenix. Texas-based Stonelake Capital Partners acquired the asset for $8.3 million. Situated on 4.4 acres, the building features 37,587 square feet of industrial space. At the time of sale, the property was fully leased to a Utah-based wholesale plumbing, waterworks, irrigation and industrial piping distributer. Phil Haenel, Foster Bundy and Will Strong of Cushman & Wakefield represented the seller in the deal. Mike Haenel and Andy Markham, also of Cushman & Wakefield, provided leasing advisory.

Rockwall-Distribution-Center

ROCKWALL, TEXAS — San Diego-based investment firm Westcore has acquired Rockwall Distribution Center, a 301,120-square-foot industrial property located on the eastern outskirts of Dallas. Building features include 32-foot clear heights, 185-foot truck court depths, ESFR sprinklers, 68 dock-high loading doors and 62 trailer parking spots. Dustin Volz, Stephen Bailey and Dom Espinosa of Newmark, along with Matt Dornak and Ryan Wolcott of Stream Realty Partners, represented the undisclosed seller in the transaction. The facility was roughly 70 percent leased at the time of sale to an unnamed tenant.

FORT WORTH, TEXAS — San Diego-based investment firm Westcore has acquired three industrial buildings totaling 485,330 square feet in Fort Worth. Buildings 1, 2 and 4 within North Quarter 35, a development by M2G Ventures, were all fully leased at the time of sale. Seth Koschak and Matteson Hamilton represented the seller in the transaction. Westcore was self-represented. North Quarter 35 features a mix of shallow-bay, read-load and cross-dock buildings totaling 645,000 square feet.

WEST VALLEY CITY, UTAH — Westcore has purchased Raceway Commerce Center in West Valley City for $52.2 million. The two-building, 397,894-square-foot industrial property is located at 6075 W SR-201 Frontage Road and 2234 South 5900 West.  The brand-new, tilt-up construction center is 33 percent pre-leased to three tenants. Westcore plans to build out improvements for the tenants, and potentially build out two more spec office suites, one per building.  Westcore represented itself in the transaction. Phillip Eilers and Jon Schreck of Cushman & Wakefield represented the seller, Brennan Investment Group.

DENTON — San Diego-based investment firm Westcore has acquired Denton Point, a 242,320-square-foot industrial property in North Texas. Situated on 18.6 acres, the newly constructed buildings feature rear-load configurations, 32-foot clear heights, ESFR sprinkler systems, 86 trailer parking spaces and dock-high loading doors. At the time of sale, Denton Point was fully leased to DHL, Lowe’s Home Center and Muenster Milling. The seller was a joint venture between Boston-based TA Associates and Dallas-based Holt Lunsford. Jonathan Bryan, Randy Baird and Taylor Hare of CBRE brokered the deal.
