WEST VALLEY CITY, UTAH — Westcore has purchased Raceway Commerce Center in West Valley City for $52.2 million. The two-building, 397,894-square-foot industrial property is located at 6075 W SR-201 Frontage Road and 2234 South 5900 West.  The brand-new, tilt-up construction center is 33 percent pre-leased to three tenants. Westcore plans to build out improvements for the tenants, and potentially build out two more spec office suites, one per building.  Westcore represented itself in the transaction. Phillip Eilers and Jon Schreck of Cushman & Wakefield represented the seller, Brennan Investment Group.

DENTON — San Diego-based investment firm Westcore has acquired Denton Point, a 242,320-square-foot industrial property in North Texas. Situated on 18.6 acres, the newly constructed buildings feature rear-load configurations, 32-foot clear heights, ESFR sprinkler systems, 86 trailer parking spaces and dock-high loading doors. At the time of sale, Denton Point was fully leased to DHL, Lowe’s Home Center and Muenster Milling. The seller was a joint venture between Boston-based TA Associates and Dallas-based Holt Lunsford. Jonathan Bryan, Randy Baird and Taylor Hare of CBRE brokered the deal.

Building-D-North-Central-Logistics-Phoenix-AZ

PHOENIX — Westcore has purchased Central Logistics, a four-building industrial campus located in the Central Phoenix market of Arizona. Phoenix-based ViaWest Group sold the asset for $93.5 million. Situated on 24.9 acres, Central Logistics offers a total of 1.1 million square feet of industrial space spread across four buildings with 32-foot clear heights. Currently leased to Bay Logistics, the 76,189-square-foot cold storage facility Building D North offers 13 dock-high doors and one grade-level door. Waymo occupies the 72,349-square-foot Building D South, which features 10 dock-high doors, one grade-level door and ESFR sprinklers. Ferguson occupies the 94,612-square-foot Building E, which offers a four-acre, fully secure concrete yard, two grade-level doors, 12 dock-high doors and ESFR sprinklers. Westcore plans to renovate the 165,518-square-foot Building B, which is currently vacant. John Werstler, Cooper Fratt, Tanner Ferrandi and Connie Nelson of CBRE will market the property for lease.

Hatcher-Industrial-Park-Glendale-AZ

GLENDALE, ARIZ. — Ryan Cos. and Westcore have broken ground on Hatcher Industrial Park, a two-building industrial campus located along Loop 303 corridor in Glendale. The 906,000-square-foot project will provide Class A industrial space for manufacturing, logistics and supply chain users in the West Valley. Completion of the development is slated for June 2023. Ryan Cos. is serving as builder and Ryan A+E Inc. is serving as architect. Anthony Lydon, Marc Hertberg, Riley Gilbert and Kelly Royle of JLL are marketing the project for lease.

SAN ANTONIO — San Diego-based investment firm Westcore has acquired Eisenhauer Business Park, a 377,318-square-foot industrial development in San Antonio, for $36.6 million. The newly built, four-building property was 95 percent leased at the time of sale. Building features include dock-high and grade-level loading doors and clear heights ranging from 28 to 32 feet. Michael Kent of Stream Realty Partners represented the seller, NIT Industrial, in the transaction. Westcore was self-represented.

1515-Corporate-Crossing-Rockwall-Texas

ROCKWALL, TEXAS — Stream Realty Partners, in partnership with San Diego-based investment firm Westcore, will develop 1515 Corporate Crossing, a 301,120-square-foot speculative industrial project that will be situated on a 43.2-acre site in Rockwall, an eastern suburb of Dallas. Building features will include 32-foot clear heights, a divisible rear-load configuration, 68 dock doors, 309 car parking spaces and 62 trailer stalls, both of which can be expanded based on tenant needs. Completion is slated for the end of the year. Stream will also handle leasing of the facility.

Halsey-Business-Park-Gresham-OR

GRESHAM, ORE. — Westcore has purchased Halsey Business Park, an industrial asset located at 18225-18557 NE Halsey St. in Gresham. New York-based DRA Advisors sold the property for $54.1 million. American Direct, International Paper and Trailblazer Foods fully occupy the 405,000-square-foot facility. Westcore was self-represented, while Buzz Ellis, Mark Detmer, Ryan Sitov and Tyler Sheils of JLL represented the seller in the transaction.

AURORA, COLO. — A joint venture between Karis Capital and AEW has completed the disposition of Park 225, a newly developed industrial property located at 13575 E. 37th Ave. in Aurora. San Diego-based Westcore acquired the asset for $33 million. Totaling 142,760 square feet, the multi-tenant building was 57 percent leased to two tenants at the time of sale. Built in 2020, Park 225 features 32-foot clear heights, cross-dock loading, concrete truck court aprons, an ESFR sprinkler system, interstate visibility, heavy trailer parking and available yard. Will Strong, Kirk Kuller, Greer Oliver and Connor Nebeker-Hay of Cushman & Wakefield’s National Industrial Advisory Group in Phoenix represented the seller in the deal. Cushman & Wakefield’s Matt Tone, Steve Hager, Joey Trinkle, Drew McManus, Ryan Searle and Bryan Fry provided leasing advisory in the deal.

VISTA, CALIF. — KKR has acquired Vista Commerce, an industrial warehouse facility in Vista, from Westcore for an undisclosed price. Situated on an all-concrete site, the 197,000-square-foot Vista Commerce features 14 dock-high doors, six grade-level doors, 27-foot clear heights and ample power. The property is fully leased to an undisclosed, publicly listed healthcare diagnostic testing company. CBRE represented Westcore in the deal. KKR acquired Vista Commerce through its KKR Real Estate Partners Americas II fund.

BAYTOWN, TEXAS — San Diego-based investment firm Westcore has acquired a 210,887-square-foot industrial property in the eastern Houston suburb of Baytown. The newly built property, which is located within the Cedar Port Industrial Park master-planned development near Port Houston, features 32-foot clear heights, 200-foot truck court depths and an ESFR sprinkler system. Jason Tangen and Barrett Gibson of Colliers International represented the seller, metro Houston-based NIT Industrial, in the transaction. Westcore was self-represented.
