ROUND ROCK, TEXAS — A joint venture between Waramaug Hospitality and Franklin Real Asset Advisors has purchased the Austin Marriott North, a 295-room hotel located north of the state capital in Round Rock. The property’s accommodations include a number of suites, and the amenity package comprises a pool, fitness center, meeting and event space, convenience store, gift shop and an onsite restaurant. The seller and sales price were not disclosed.

AUSTIN, TEXAS — Los Angeles-based investment firm Stockdale Capital Partners has acquired a five-story, 129,382-square-foot medical office building in Austin’s Mueller District. According to LoopNet Inc., the building at 1401 Philomena St. was originally constructed in 2022. The property also includes an attached 559-space parking garage. The seller and sales price were not disclosed.

HARRAH, OKLA. — Marcus & Millichap Capital Corp. (MMCC) has arranged a $6.7 million loan for the refinancing of Prairie Breeze Townhomes, a 56-unit multifamily property in Harrah, an eastern suburb of Oklahoma City. The property was built in 2013 and consists entirely of three-bedroom units. Robert Bhat of MMCC originated the financing. The direct lender and borrower were not disclosed. The loan carries 12 months of interest-only payments and a 30-year amortization schedule.

SAN MARCOS, TEXAS — JLL has brokered the sale of Sage Spring Senior Living, a 90-unit complex located in the Central Texas city of San Marcos. The property offers assisted living and memory care services. Jay Wagner, Rick Swartz, Aaron Rosenzweig and Dan Baker of JLL represented the seller, a joint venture between Bow River Capital and Investcor, in the transaction. The team also procured the buyer, Inspired Healthcare Capital. The sales price was not disclosed.

NORTH RICHLAND HILLS, TEXAS — California-based brokerage firm Hanley Investment Group has negotiated the sale of a 4,956-square-foot retail building in North Richland Hills, a northern suburb of Fort Worth. The building was constructed in 2022 and is net leased to automotive services provider Brakes Plus. Garrett Wood of Hanley represented the buyer, a Florida-based 1031 exchange investor, in the transaction. Drew Isaac, Brian Bailey and Tim Speck of Marcus & Millichap represented the undisclosed, Colorado-based seller.

DALLAS — Crow Holdings Development has broken ground on Core30 Logistics Center, a 511,000-square-foot industrial project in East Dallas. The site at 5323 Lawnview Ave. is located about five miles east of the downtown area, and the development will consist of a 300,347-square-foot cross-dock building and a 210,653-square-foot front-load building. Stream Realty Partners has been tapped as the leasing agent for the project, which is slated for a first-quarter 2025 delivery.

BROWNWOOD, TEXAS AND OKLAHOMA CITY — Largo Capital, a financial intermediary based in Upstate New York, has arranged $10 million in financing for a pair of hotels in Texas and Oklahoma. The undisclosed borrower used the proceeds to refinance a 71-room La Quinta Inn & Suites in Brownwood, about 150 miles southwest of Fort Worth, and to acquire a 72-room Hampton Inn hotel in Oklahoma City. Katie Vivian of Largo Capital placed the fixed-rate, nonrecourse debt through an undisclosed direct lender.

GRAND PRAIRIE, TEXAS — NAI Robert Lynn has brokered the sale of a 105,763-square-foot warehouse in the central metroplex city of Grand Prairie. According to LoopNet Inc., the property at 1010 E. Avenue J was built on 8.2 acres in 1968, renovated in 2004 and features 16-foot clear heights and six dock-high loading doors. Michael Stanzel of NAI Robert Lynn represented the seller in the transaction. The buyer was a locally based limited liability company.

COPPELL, TEXAS — Bradford Commercial Real Estate Services has negotiated a 16,936-square-foot lease in Coppell, located in the northern-central part of the metroplex, for Ellis Elite Basketball Academy, which is backed by former NBA player Monta Ellis. The space is located within the 57,302-square-foot Sandy Lake Business Center. Erik Blais of Bradford represented the landlord, H2G Enterprises, in the lease negotiations. Ellis operates the business as Basketball Training Systems LLC, which is based in Missouri.

SAN ANTONIO — Furniture Marketing Group will open a new showroom in San Antonio’s Pearl District. The address and square footage of the new showroom were not disclosed. The opening is slated for October. The showroom will be the seventh for Furniture Marketing Group, joining locations in Plano, Houston, Austin, El Paso, Oklahoma City and Albuquerque.
