HOUSTON — Lee & Associates has negotiated the sale of a 7.6-acre IOS (industrial outdoor storage) facility in North Houston. The property at 15550 Export Plaza Drive, which was fully leased at the time of sale, functions as a cross-dock truck terminal. Trey Erwin, Josh Carl and Jason Dannatt of Lee & Associates represented the undisclosed seller in the transaction. The buyer was a fund backed by New York City-based Clarion Partners.

AUSTIN, TEXAS — Houston-based Whitestone REIT has welcomed four new tenants to Davenport Village, an open-air shopping center in northwest Austin. The tenants are Starbucks Reserve (3,274 square feet), exercise concepts Pvolve (3,126 square feet) and RVE Fitness (7,815 square feet) and flexible workspace provider CUBExec (undisclosed). The first three stores will open later this year, and CUBExec will open next spring.
DALLAS — Aircraft Custom Interiors LLC has renewed its 19,237-square-foot lease at Quebec Business Center in Dallas. The industrial flex building is located on the city’s northwest side. Brian Pafford of Bradford Commercial Real Estate Services represented the landlord, an entity doing business as GKI Industrial Dallas LLC, in the lease negotiations. AUSTIN, TEXAS — Kane Russell Coleman Logan PC has signed an approximately 8,000-square-foot office lease at Frost Bank Tower in downtown Austin. The new office, which is scheduled to open in the coming weeks, will be staffed by six partner and associate attorneys and three business professionals. The Dallas-based law firm has also planned for future expansion at the 33-story building. An affiliate of Endeavor Real Estate Group owns the building.
HOUSTON — A joint venture between funds backed by Houston-based developer Griffin Partners and Chicago-based investment firm Peakline Partners will develop a 224,700-square-foot industrial project in South Houston. Known as Griffin 288/West Airport, the development will be situated on a 17.8-acre site and will offer parking for 113 cars and 61 trailers (expandable to 81). Construction is slated for a second-quarter 2026 completion. Faron Wiley of CBRE represented the joint venture, which was structured by CBRE’s Nathan Wynne, in its acquisition of the land. Wiley is also the project’s leasing agent along with CBRE colleague Billy Gold.
OKLAHOMA CITY — Locally based brokerage firm HotelBrokerOne has arranged the sale of the 218-room Best Western Plus Saddleback Inn in Oklahoma City. The hotel offers an onsite bar and restaurant in addition to complimentary breakfast, and guests also have access to a pool, indoor spa and sauna and meeting/event spaces. Ted Holmes led the transaction for HotelBrokerOne. The buyer and seller were not disclosed. The new ownership plans to renovate and rebrand the property under the Eagle Suites banner.
LAREDO, TEXAS — Lee & Associates has negotiated a 103,780-square-foot industrial lease within Pinnacle Industry Center in the Rio Grande Valley city of Laredo. The tenant, freight and logistics provider Buckland Global Trade Services, will occupy the entirety of the building at 21208 Kraus Loop, which sits on a 7.4-acre site and features 32-foot clear heights. Enrique Volkmer of Lee & Associates represented the tenant in the lease negotiations. Huffman Development & Construction Services owns the building.
ARLINGTON, TEXAS — Precision Pulley & Idler has signed a 38,734-square-foot industrial lease in Arlington. The manufacturer of conveyor systems and components is taking space at the building at 2025 Meridian St., which according to LoopNet Inc. was constructed in 1980 and totals 71,973 square feet. Harrison Putt and Nick Fulton of Mercer Co. represented the tenant in the lease negotiations. Mark Graybill and Reed Parker of Lee & Associates represented the landlord, Chicago-based ML Realty Partners.
AUSTIN, TEXAS — Industrious will open an 18,653-square-foot coworking space at Victory Plaza, a three-story building in North Austin. The space will be the sixth in Austin for the New York City-based company, which was recently acquired by Dallas-based CBRE Group Inc., and the opening is slated for this summer. AUBREY, TEXAS — Texas-based investment firm SPI Advisory has acquired Encore 380, a 416-unit apartment community in Aubrey, located north of the metroplex in Denton County. Built in 2017 as Century 380, the property offers one-, two-, three- and four-bedroom units that are furnished with stainless steel appliances, granite countertops, kitchen islands and washer/dryer connections. Select units feature private yards. Amenities include a pool, fitness center, clubhouse, playground, computer lounge, dog park, package lockers and outdoor grilling and dining stations. Eastdil Secured represented the undisclosed seller in the transaction. SPI plans to upgrade unit interiors, building exteriors and common spaces.
