WESTOVER HILLS, TEXAS — A joint venture between Trammell Crow Co. and Kennedy Associates, Partners Health Trust, has purchased the 60,549-square-foot Westover Hills Medical Plaza I medical office building from Trammell Crow Co. for an undisclosed amount. The property, located at 11212 State Highway 151 in Westover Hills, is 96 percent leased to 20 physician groups. The building was completed in December 2007. Financing for the purchase was provided by Life Company of the Southwest.

GRAPEVINE, TEXAS — Marcus & Millichap has brokered the sale of a 6,148-square-foot Buffalo Wild Wings Grill & Bar between two private parties for an undisclosed amount. The property is located at 1525 William D. Tate Ave. in Grapevine. The net-leased property has 10 percent rent escalations every 5 years, and the tenant has 10 years remaining on its lease. Craig Lewin and Patrick Giles of Marcus & Millichap represented the seller. The firm's Tommy Tucker and Vincent Knipp represented the buyer.

FORT WORTH, TEXAS — KAI Texas will undertake a $3.9 million renovation to Eastern Hills High School and Eastern Hills Elementary in Fort Worth. The 15,000-square-foot project, located on Shelton Street in Fort Worth, will deliver in February. The renovations are part of Fort Worth Independent School District's $593.6 million capital improvement program. KAI is also designing projects at the Luella Merritt Elementary School and Leonard 6th Grade Center.

HOUSTON — Boxer Property has purchased two office properties in Houston from special servicer LNR Partners for an undisclosed amount. The transaction included the 111,159-square-foot 9950 Westpark Drive, which is 69 percent occupied. The other property, a 148,695-square-foot building at 10333 Harwin, is 46 percent occupied. Dan Miller and Robert Williamson of Holliday Fenoglio Fowler represented the seller.

FORT WORTH, TEXAS — Fort Worth-based Atlas Properties has purchased a 105,700-square-foot building and two parking lots in the Crossroads Arts District in Kansas City. The retail property is reportedly the former hub of the Kansas City bootlegging industry, and the building features tunnels and hidden rooms. The purchase comes with $3.95 million in TIF financing and state and federal historic tax credits. Atlas will reposition the property as a mixed-use development. This is Atlas' second acquisition in Kansas City this year.

DALLAS —Winstead PC has signed a 128,782-square-foot lease with Harwood International at 2728 N. Harwood in Dallas. The tenant will occupy eight floors of the 10-story office tower and is expected to move from its current location in downtown Dallas to the new property in January 2013. The Harwood building, which was completed in 1996, features a fitness center and a restaurant. Jihane Boury and David Roehm of Harwood International represented the firm internally. Phil Puckett and Chris Hermann of CB Richard Ellis represented the tenant.
