The property is located at 6122 Washington Ave. in Houston. John Wall, Jr., and Will Moss of The Situs Companies represented the seller. IRVING, TEXAS — Bert Stevens of CB Richard Ellis has brokered the sale of a Days Inn & Suites in Irving between an undisclosed seller and Ambe Hotels. The 134-room Days Inn & Suites DFW North, which was built in 1983, is located near the Dallas/Fort Worth International Airport. Ambe Hotels plans to keep the Days Inn & Suites brand and will invest more than $750,000 in upgrades to the property.
HOUSTON — North East Trade Center has signed a 60,000-square-foot lease with Canal Warehousing for industrial space in Houston. The property is located at 5411 Mesa Road. Rob Stillwell of Grubb & Ellis brokered the transaction. Terms of the lease were not released.
DALLAS — Parmenter Realty Partners has purchased the 326,000-square-foot VHA Place mixed-use property from a private buyer for less than $50 per square foot in a distressed transaction. The property, which is located in the Las Colinas submarket of Dallas, was purchased using the Parmenter Realty Fund III. VHA Place contains 256,000 square feet of office space, which is 82 percent leased. Parameter also owns the adjacent properties, Las Colinas Towers I & II, and plans to reposition VHA Place and synergize the three properties. Gary Dunkum and Suzanne Saunders of Grandbridge Real Estate Capital arranged the financing, which was provided by American National Insurance Co.
AUSTIN — La Corsha Restaurant Partners of Austin are developing two restaurants, Congress and Second Congress, at The Austonian in Austin. The properties will be located at corner retail space at the intersection of Congress Avenue and Second Street. STG Design is providing architecture services, and Amber Lewis Design is handling interior design. The restaurants are expected to open later this year.
KINGWOOD, TEXAS — Capital One has sold the 250-unit Harbor View Apartments out of foreclosure to a joint venture between Asset Plus Cos. and investors advised by J.P. Morgan Asset Management for an undisclosed amount. The four-story, Class A complex is located in Kingwood.
HOUSTON — GDF SUEZ Energy North America has signed a 127,673-square-foot lease renewal with Crescent POC Investors for space in Three Post Oak Central in Houston. The 420,000-square-foot office tower is located at 1990 Post Oak Blvd. in the Galleria submarket. Harry Holmes, II, of Newmark Knight Frank represented the tenant. Crescent Real Estate's Eric Siegrist and CAPSTAR Commercial Real Estate represented the landlord.
GARLAND, TEXAS — Northwestern Mutual Life Insurance Co. has renewed leases totaling 113,790 square feet with two tenants in the Gateway East Business Center in Garland. Bearcom Operating signed a 91,200-square-foot flex renewal at 4009 Distribution Drive. The tenant represented itself in the transaction. M Solutions signed a 22,590-square-foot lease renewal for flex space at 4002 W. Miller Road. David Little Real Estate Co. represented the tenant. Susan Singer and Chris Stout of Bradford Commercial Real Estate Services represented the landlord in both transactions.
MCKINNEY, TEXAS — KDC has been selected to construct a $12 to $15 million office complex for the remote-controlled car manufacturer Traxxas at the Craig Ranch employment district in McKinney. The 160,000-square-foot to 200,000-square-foot property will be located at the intersection of Sam Rayburn SH121 Tollway and Stacy Road. The facility, which will contain a retail component, will initially house 100 workers, and fifty more will be added by 2013. Delivery is slated for the end of 2011.
SAN ANTONIO — NDS Construction will soon break ground on the first phase of a new Noah's Ark Self Storage & RV Storage location at the intersection of FM 1516 and IH 10 in San Antonio. The facility will contain temperature-controlled units, fully enclosed RV and boat storage, and a secured digital surveillance system. Regular storage units are offered in sizes from 25 square feet to 300 square feet.
