RICHMOND, VA. — Calkain Cos. has brokered the $1.85 million sale of a 2,000-square-foot retail property, located in Richmond. The property is currently leased to KFC on a long-term basis. Rick Fernandez of Calkain Cos.' Reston, Va., office represented the undisclosed seller in the transaction. David Sobelman of Calkain's Tampa, Fla., office represented the buyer, a private investor, in a 1031 tax deffered exchange.
LOUISVILLE, KY. — Louisville-based PRG Investments has negotiated the $1.2 million sale of a 37,000-square-foot industrial property, located in the Bluegrass Industrial Park in Louisville. Reed Weinberg and Fred Sutterlin of PRG Investments represented Republic Bank, the seller, in the transaction. The buyer was Wagner Mechanical.
RICHMOND, VA. — Teton Sales has purchased a 46,000-square-foot office/warehouse property, located at 3703 Carolina Ave. in Richmond, from 3703 Carolina Ave. LLC for $1.05 million. Franklin Bell of Cushman & Wakefield/Thalhimer's Richmond office represented the buyer in the transaction, and Chip Louthan of Richmond-based Grubb & Ellis/Harrison & Bates represented the seller.
MARGATE, FLA. — SAVEOLOGY has signed an 85,000-square-foot lease to become an anchor tenant at the 182,000-square-foot SAVEOLOGY Plaza, located at 5235 Coconut Creek Pkwy. in Margate. Prior to the lease signing, the property was named Coco Center. Margate-based Coconut Creek Properties owns the center, which is currently 90 percent leased. No brokers were used in the lease transaction.
RESTON, VA. – Odin, Feldman & Pittleman law firm has signed a 53,918-square-foot lease for office space, located at 1775 Wiehle Ave. in Reston. The firm will relocate from its current office, located at 9302 Lee Hwy. in Fairfax, Va., in the fall of 2012. Wendy Feldman Block and Julie Schuelke of Washington, D.C.-based Studley represented the tenant in the lease transaction. CHARLOTTE, N.C. — Chicago-based Westdale Investment Partners has purchased the 210-unit Galleria Village Apartments, located at 1616 Galleria Club Ln. in Charlotte, from Charlotte-based Charter Properties for $18.5 million. Amenities include a pool, fitness center, business center with Wi-Fi, garages, storage, a laundry center, DVD library, car-care center and picnic areas with gas grills. POWHATAN, VA. — Wal-Mart has purchased 53.35 acres of land, located along Anderson Highway in Powhatan, for $3.3 million to build a new store. Lee Warfield, III, of Cushman & Wakefield/Thalhimer's Richmond, Va., office represented the buyer in the transaction. Clarence Hubbard of Powhatan-based Realco Properties represented the sellers, E.M. Ciejek and Outerbanks, LP.
WEST PALM BEACH, FLA. — A retail property including a freestanding McDonald's and a vacant 3,750-square-foot building, located at 9835-9847 Okeechobee Blvd. in West Palm Beach, has been sold for $2.6 million. William Strauss of CBRE's Boca Raton office represented Okeechobee 9847, the buyer, in the transaction. The seller, IBERIABANK, who had previously foreclosed on the property, was self-represented.
