BEAUMONT, CALIF. — Marcus & Millichap has arranged the sale of 17-property multifamily and retail portfolio in the Inland Empire city of Beaumont. The assets traded for a total of $13.5 million. Doug McCauley, David Covarrubias and Steve Bogoyevac of Marcus & Millichap represented the undisclosed seller in the all-cash transaction. The portfolio features a mix of multifamily, mixed-use and retail space, as well as unoccupied land. The new owner plans to capitalize on the significant upside in rents that this portfolio has to offer.

WEST HAVEN, CONN. — Houlihan-Parnes has arranged a $2.6 million loan for the refinancing of Savin Rock Plaza, a 70,000-square-foot shopping center in West Haven, located in southern coastal Connecticut. The center was built in 1985 and is home to tenants such as Family Dollar, Peoples Bank and Dunkin’. New York Saving & Bank provided the 10-year loan to the borrower, an undisclosed investment firm based in White Plains, New York.
ELKHART, IND. — Industrial Commercial Properties (ICP) has acquired Concord Mall in Elkhart, about 15 miles east of South Bend. ICP plans to redevelop the 600,000-square-foot shopping mall and adjacent outparcels into a mixed-use business park. Concord Mall was originally built in 1972 and has been suffering vacancies in recent years. Early this year, JC Penney unveiled plans to close its store at the mall, leaving Hobby Lobby as the sole anchor tenant. Hobby Lobby will continue to operate at the location. A timeline for construction was not provided.
NAPERVILLE, ILL. — The Picklr, a Utah-based company that intends to open roughly 500 pickleball venues across the country within the next several years, has selected Fox River Commons in Naperville as the site of its first location in the greater Chicago area. The Picklr signed a lease with owner Continental Realty Corp. (CRC) for 27,333 square feet within the 241,000-square-foot shopping center. The Picklr plans to open at Fox River Commons in 2024. Cherene Keenan represented the landlord on an internal basis, while Carter Randall of PPC Commercial represented the tenant. Located at 808 S. Route 59, Fox River Commons is home to International Fresh Market, Amish Furniture Gallery, Ball Factory, Entourage, Galleria Lighting and VAI’s Italian Inspired Kitchen + Bar.
LA VISTA, NEB. — Marcus & Millichap has arranged the $1.9 million sale of a 3,305-square-foot restaurant property occupied by KFC in La Vista, a southwest suburb of Omaha. The net-leased building features a drive-thru and is located at 8311 Harrison St. KFC’s lease has 11 years remaining and features 10 percent rental increases every five years. Mark Ruble and Chris Lind of Marcus & Millichap represented the seller, a limited liability company. Buyer information was not provided.
SNELLVILLE, GA. — Three new tenants have signed leases at The Shoppes at Webb Gin, a retail center located in Snellville, roughly 30 miles outside of Atlanta. Browlash and Club Pilates will occupy 1,200 and 1,625 square feet, respectively. DRIPBar will also open at the property in January within a 1,675-square-foot space. Monica Johnson and Kelsi Holman represented the landlord, Continental Realty Corp. (CRC), on an internal basis. Sydney Isroff of Morrow Hill Commercial Real Estate represented DRIPBar in the leasing negotiations, and Emily Kozarek of Colliers represented Club Pilates. Built in 2006, The Shoppes at Webb Gin is now 90 percent occupied.
SOMERS, N.Y. — CBRE has arranged the sale of a 68,842-square-foot retail building in Somers, about 40 miles north of Manhattan, that is fully leased to grocer Stop & Shop. The store is located within Somers Commons, a 134,760-square-foot center that fronts U.S Route 6. Jeffrey Dunne, David Gavin and Travis Langer of CBRE represented the seller, Ceruzzi Properties, in the transaction. CBRE also procured the buyer, an undisclosed institutional investor.
Newmark Brokers Sale of 110,511 SF Pacific Pearl Shopping Center in Pleasanton, California

PLEASANTON, CALIF. — Newmark has arranged the sale of Pacific Pearl, an ethnic grocery-anchored retail center in Pleasanton. Terms of the transaction were not released. Nicholas Bicardo, Bill Bauman, Kyle Miller and Cheyne Bloch of Newmark facilitated the transaction. Developed in 2018, Pacific Pearl features 110,511 square feet of retail space. 99 Ranch Market, a Chinese and Pan-Asian supermarket, anchors the asset. Other tenants include 85 Degrees Bakery, Mochinut, Kura Sushi and Bonchon Chicken. Tourmaline Capital acquired the property and retained Vestar as manager.
KIRKLAND, WASH. — Gantry has secured a $30 million permanent loan to refinance the Lee Johnson Family’s automotive dealership property in Kirkland. Located at 11845 NE 85th St., the asset features a 100,000-square-foot commercial facility and showroom. Demetri Koston and Mike Taylor of Gantry arranged the nine-year, low-leverage loan that features a fixed rate and 30-year amortization for the borrower, a private partnership.

In the height of the pandemic, many consumers stayed close to home, rediscovered their neighborhoods and began shopping primarily in their communities.
