BERKELEY, CALIF. — A partnership between Gilbane Development and CBRE Investment Management (IM) has completed Pique, a 484-bed student housing development located at 2587 Telegraph Ave. near the University of California, Berkeley campus. Construction of the property commenced in October 2025. The eight-story community offers 53 units in four-, five- and six-bedroom configurations with bed-to-bath parity. Shared amenities include an indoor/outdoor yoga and fitness center, outdoor study terraces, two rooftop decks, a community terrace, coworking lounge and smart food lockers and private study pods on each floor. The property also features 2,900 square feet of ground-floor retail space.

Gantry Arranges $22.8M Loan for Kansas Student Housing Property

PITTSBURG, KAN. — Gantry has arranged a $22.8 million permanent CMBS loan for University Digs, a multifamily property located at 1902 S. Broadway St. in Pittsburg, directly adjacent to Pittsburg University. The three-story, 190-unit community features a mix of studio, one- and two-bedroom floor plans. Originally built in 1960, University Digs has undergone extensive renovations since its original construction. Amenities include a pool, clubhouse, volleyball court, pickleball court and onsite management. Mark Reichter and Alec Frook of Gantry represented the borrower, a private real estate investor. The five-year, fixed-rate loan features interest-only payments for the full term.

Scion Group, Ares Acquire Student Housing Portfolio in Sun Belt for $435M

CHICAGO — A partnership between The Scion Group and funds managed by Ares Real Estate has acquired a portfolio of four student housing properties in Sun Belt markets. The aggregate purchase price for the 2,315-bed portfolio was approximately $435 million. The seller, Chicago-based SCHENK+, developed three of the properties and acquired and repositioned the fourth. The portfolio includes two communities serving students attending Texas State University in San Marcos, Texas: The Parlor and Hillside San Marcos. The other two properties are Tenn near University of Tennessee in Knoxville and Georgia Heights near the University of Georgia in Athens. Chicago-based Scion currently operates in all three student housing markets. The company says this acquisition represents a “comprehensive exit” for SCHENK+’s founder, Jared Schenk. “Jared Schenk is one of the true pioneers of off-campus student housing, and he has built an incredible portfolio of high-quality communities,” says Robert Bronstein, CEO of Scion. “Scion is pleased to add another successful portfolio execution to our track record, and we are even more excited to welcome these communities to our portfolio.” Founded in 1999, Scion is the world’s largest owner of off-campus student housing. LOS ANGELES — Priority Capital Advisory has arranged a $13.6 million bridge loan for the refinancing of a student housing and multifamily property located at 8833 Reading Ave. in Los Angeles’ Westchester neighborhood. The owner is a joint venture between Six Peak Capital and Grandview Partners. Completed in April 2025, the five-story property features 33 one-, two-, three-, four- five- and six-bedroom apartments and a 25-space subterranean parking level. Units feature stainless steel appliances, quartz countertops, vinyl plank and tile flooring, walk-in closets and washers/dryers. Community amenities include a rooftop deck with barbecues and a clubhouse with a kitchen, as well as automated package lockers. The property is currently 88 percent occupied, with approximately 50 percent of the units leased to students. Additionally, three units are covenanted for very low-income households and two units covenanted for extremely low-income households.

TAMPA, FLA. — KeyBank Real Estate Capital (KBREC) has provided a $22 million loan for the acquisition of U Lake Apartments, a 300-unit student housing community located near the University of South Florida in Tampa. Alan Isenstadt and Jack Hoffman of KBREC originated the loan on behalf of the borrower, Sharp Key Capital Fund VII, which plans to redevelop the property into a market-rate multifamily complex. Planned upgrades include the installation of property-wide HVAC systems, roofing improvements, enhanced landscaping and amenity renovations. Situated on nearly 22 acres at 14200 Bruce B. Downs Blvd. in Tampa’s University submarket, U Lake comprises 18 buildings with one- and two-bedroom floorplans, according to Apartments.com. Amenities at the property include three swimming pools, a fitness center, tennis and volleyball courts, a dog park, outdoor gathering spaces and clubhouse facilities.

TEMPE, ARIZ. — LV Collective, in partnership with Kayne Anderson Real Estate, has completed Rambler Tempe, a purpose-built student housing property located at 1020 E. Apache Blvd. in Tempe, home of Arizona State University. Project partners included Shepley Bulfinch as architect, Layton as general contractor and Variant Collaborative as interior designer. Pacific Life provided debt financing for the project. The 14-story, 552,380-square-foot Rambler Tempe features 289 units totaling 829 beds in a mix of studio, one-, two-, three- and four-bedroom floor plans. Move-ins started in late July.

Limestone in Lexington for the development of EVER Lexington, a 520-bed student housing community serving students attending the University of Kentucky. The project is located within a qualified opportunity zone and is being developed in partnership with FrontRange Capital and Larson Capital Management. Construction is set to begin imminently, with completion scheduled for summer 2028. The community will offer 149 units in one- through four-bedroom configurations. Shared amenities will include a two-story lobby, study mezzanine, fitness center, wellness suite, pool deck, fitness studio, cold room, sauna and an outdoor bar and lounge. FORT WAYNE, IND. — Gilbane and Purdue University Ford Wayne (PFW) have opened Trace, a 600-bed student housing complex on PFW’s North Campus made possible through a public-private partnership. PFW is continuing its transition from a commuter campus by offering a more traditional residential community, addressing the need for more student housing, which has been at full capacity for seven consecutive fall semesters. Located near Ginsberg Hall, the four-story, 213,000-square-foot development includes 176 units spanning studio to four-bedroom accommodations. Nearly half of the beds are reserved for university-contracted students while the remaining will be available for other students, including those enrolled at other colleges and universities, who will lease the complex directly. Amenities at the property include a convenience store, fitness center, gaming room, study space, lounges, a reception area, leasing office and multipurpose spaces. Outdoor amenities include a hammock farm, sand volleyball court, basketball court, grilling areas, fire pits and green space. Gilbane served as developer and construction manager, AVB was the design-builder and Progressive AE was the architect. The complex will be owned by Strategic Facility Partners and operated by Inwood Management.

The community offers 197 fully furnished units in studio through three-bedroom configurations. Shared amenities include a fitness center, resident lounge, demonstration kitchen, business center, game lounge, package lockers, private study and meeting rooms and an outdoor courtyard with dining areas, grilling stations and a fire pit. The seller and terms of the transaction were not released. The new ownership plans to begin a comprehensive repositioning program at the property, to include rebranding the community as Haven on K; refreshed common areas; the addition of expanded amenity offerings; and common area, security and building system upgrades. SAN ANTONIO — General contractor Adolfson & Peterson Construction (AP) has completed the renovation of Chisholm Hall, located on the University of Texas at San Antonio (UTSA) campus. The number of beds was not disclosed, but 267 rooms were impacted. The 120,860-square-foot residence hall features two fully furnished layout options, including double- and triple-occupancy rooms. Designed by Chesney Morales Architects, the renovation featured modernized building systems, upgraded resident bathroom vanity areas, newly installed acoustical ceilings and lighting and new mechanical unit ventilators and hallway ductwork.

NEW YORK CITY — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has arranged $131.5 million in construction financing for a student housing development in the Washington Heights neighborhood of Upper Manhattan. The 28-story building at 465 W. 165th St. will offer 276 fully furnished units totaling 321 beds. Shared amenities will include a two-story attended lobby, private study pods, quiet lounges, group study rooms, a fitness center, golf simulator, outdoor terrace and grab-and-go food services. Max Herzog and Eric Toddy of IPA worked on behalf of the borrower, Edge Property Group, to arrange the financing through S3 Capital. Titanium Construction Services is the general contractor for the project, which is expected to be complete in fall 2028.

The 95,000-square-foot development will include a dedicated chapel and prayer room, courtyard and multi-use lounges and collaborative study zones. Units will be offered in two-, three- and four-bedroom configurations for single or double occupancy. The property will also be home to two staff apartments. The design team for the project included global architecture firm Corgan and The Lawrence Group. A tentative completion date was not announced.

COLUMBIA, S.C. — Landmark Properties and Peninsula Investments have delivered Narrative at Columbia, an 826-bed student housing community located about one mile from the University of South Carolina (USC) campus. The 197-unit property is located at 1050 Idlewild Blvd., near Williams-Brice Stadium, the home football stadium of the USC Gamecocks. Narrative at Columbia features a mix of two- to six-bedroom, fully furnished apartments. Amenities include a clubroom, resort-style pool, hot tub, gaming lawn, cabana and hammock grove, outdoor grilling areas, sand volleyball court, jumbotron, wellness suite and a 24/7 fitness center, as well as private study rooms, shuttle rides to campus and a computer lounge. The development team began welcoming residents on Aug. 1. The design-build team includes Athens, Ga.-based architect E+E Architecture and Landmark Construction, the in-house construction division of Landmark Properties, which is also headquartered in Athens. Walker & Dunlop Arranges $555.6M Refinancing for 14-Property Student Housing Portfolio

CHICAGO — Walker & Dunlop Inc. has arranged a $555.6 million loan for the refinancing of a 14-property student housing portfolio totaling 4,295 units and 10,454 beds across nine states. Chicago-based real estate investment and property management company The Scion Group was the borrower. The communities are located in Arizona, Alabama, California, Colorado, Florida, Georgia, Louisiana, North Carolina and Texas. Specific property names were not disclosed. Walker & Dunlop’s Brendan Coleman, Will Baker and Colin Coleman secured the floating-rate, interest-only loan through an existing Fannie Mae credit facility. Scion maintains four Fannie Mae credit facilities, all of which were originated by Walker & Dunlop. Scion is the largest owner and operator of student housing communities globally with 190 communities and nearly 118,000 beds across 94 university markets.
