HAGERSTOWN, MD. — Meritus Health has joined the tenant roster at Valley Mall, a 900,000-square-foot enclosed shopping development in Hagerstown owned and operated by mall giant PREIT. Meritus Health opened a new physical and therapy and sports medicine practice, called Meritus Sports Medicine, within a 10,000-square-foot space at the mall yesterday. The health system also plans to open a family medicine clinic at the mall in 2025. Other tenants at Valley Mall include Black Rock Bar & Grill, Red Robin, Regal Cinemas, H&M, Dick’s Sporting Goods and Victoria’s Secret.

Excel Construction Delivers 266,000 SF Industrial Facility in Metro Miami for World Electric Supply

HIALEAH GARDENS, FLA. — Excel Construction has delivered a 266,000-square-foot industrial facility at 10701 N.W. 142nd St. in Hialeah Gardens, approximately 20 miles outside Miami. World Electric Supply will occupy the property, which features 253,390 square feet of warehouse and packaging space and 12,862 square feet of office space. The building is situated within Northwest Dade Logistics Center I, which is owned by The Easton Group. Ware Malcomb was the architect on the project, and Luis Caicedo and Juancarlo Lopez of Excel served as the project manager and superintendent, respectively.
MCB Real Estate Tops Out 473-Bed Student Housing Project Near Morgan State University in Baltimore

BALTIMORE — MCB Real Estate has completed vertical construction on The Enolia, a 473-bed, off-campus student housing development located in Baltimore near Morgan State University. According to the developer, this marks the first off-campus housing project for the university in 20 years. Scheduled to open in 2025, the property will feature 151 units at 4529 Harford Road. The project is named after civil rights icon Enolia Pettigen McMillan.
City of Jacksonville Approves Incentive Package, Rezoning for 8.3-Acre PHXJAX Mixed-Use Development

JACKSONVILLE, FLA. — The Jacksonville City Council has approved a $5.5 million incentive package from the Office of Economic Development for Phoenix Arts & Innovation District (PHXJAX), an 8.3-acre mixed-use project currently underway by Future of Cities (FoC) in Jacksonville. Additionally, FoC received approval for rezoning to allow for commercial and multifamily residential uses. The developer has invested $38 million into the project. Upon completion, the development will comprise 10 separate properties, with creative office space, artist studios, galleries, event and gathering spaces and retail and restaurant space. The first phase of development began in December 2023 with the groundbreaking for Emerald Station. Construction is also underway on Liberty Building, which will total 17,850 square feet. The buildings are scheduled for completion in the third quarter of 2024 and second quarter of 2025, respectively. A nearby property at 2335 Market St. will serve as an outdoor market, offering green and community activity space, and PHXJAX will also include dedicated office space for the Jacksonville Small and Emerging Business (JSEB) organization. The City of Jacksonville has also authorized a 50 percent, 15-year recaptured enhanced value (REV) grant not to exceed $1.5 million for the project.
ORLANDO, FLA. — Basis Industrial and NexPoint Real Estate Advisors have acquired Lakefront I and II, a multi-tenant industrial property in Orlando, for $25 million. Located at 6101, 6149, 6203 and 6251 Chancellor Drive and 6330 Emperor Drive, the property totals 192,767 square feet. Tenants at the development include CVS’ Advanced Care Scripts, Regions Bank, Rotech, U.S. Marshals and the Florida Agency for Workforce Innovation. Anthony Scavo of Basis represented the new ownership in the transaction, and Ron Rogg of CBRE represented the seller, B Group. Argentic provided 10-year acquisition financing to the buyers, which plan to invest in renovations to the property, including roof maintenance, new cameras, exterior and interior improvements, converting an office to warehouse space, rebranding and immediate repairs.
Aramark Refreshments Signs 45,000 SF Industrial Lease at Chamblee International Logistics Park in Metro Atlanta

CHAMBLEE, GA. — Aramark Refreshments has signed a 45,000-square-foot lease at Chamblee International Logistics Park in Chamblee, roughly 15 miles northeast of downtown Atlanta. Aramark Refreshments, a subsidiary of Aramark, will occupy the entirety of Building 4 at the property, which was completed in February of this year by a joint venture between Stonemont Financial Group and Seven Oaks Co. The project team included general contractor Catamount Constructors, civil engineering firm Kimley-Horn and architect Ware Malcomb. Joseph Rogers, Jamie Hargather and Riley Levitt of Wilson Hull & Neal are managing leasing at Chamblee International Logistics Park, which is now 50 percent leased, on behalf of the ownership.

Certain submarkets in Atlanta have been overbuilt and tenant demand with historically active users (third-party logistics, wholesale, e-commerce, etc.) has decreased in comparison to what was seen over the last four years. As a result of the space grab during COVID-19, many logistics tenants are sitting on excess inventory within their buildings. Consumer demand has cooled, increased interest rates have dampened the economy as a whole and rents have risen 14.5 percent year-over-year, according to CBRE’s most recent report. The impact of these headwinds for traditional industrial (warehouse and distribution) real estate is positive. Developers haven’t had the fundamentals allowing overbuilding to a point of hyper-supply. Industrial construction starts have been few and far between over the past 12 months, and we believe this lack of new supply will keep Atlanta’s fundamentals healthy through this limbo we’re currently experiencing. With 4 million square feet of net absorption in first-quarter 2024 and 15.9 million square feet under construction, we should see 2025 vacancy in line with current vacancy, assuming absorption continues at a similar pace. JLL Arranges $135M Refinancing for Cummins Station Mixed-Use Development in Nashville’s Gulch District

NASHVILLE, TENN. — JLL has arranged a $135 million loan for the refinancing of Cummins Station, an adaptive reuse mixed-use development in Nashville’s Gulch district spanning 408,000 square feet. JLL arranged the five-year, fixed-rate loan on behalf of the borrower, DZL Management. Located at 209 10th Ave. S, Cummins Station features creative office spaces and 46,000 square feet of retail space. According to the property website, current office tenants include DZL, Gibson Brands, Serendipity Labs, Bohler, Unlock Health, Eventbrite, Revive and Wayspring. Retailers include Gibson Garage, Morning Glory Deli, Pullman Standard and Wild Wasabi. The brick property dates back to 1906.

NASHVILLE, TENN. — Woodfield Development has obtained a $53.7 million loan for the refinancing of Margaux Midtown, a 292-unit apartment community located in Nashville’s Midtown neighborhood. Adam Bieber and Alec Jenkins of BWE’s Washington, D.C., office arranged the senior loan through the company’s bridge program on behalf of Woodfield Development. Delivered in 2023, Margaux Midtown features a fitness center, clubroom with mini duck bowling, private yoga room, dedicated work pods, complimentary coffee, sky lounge and rooftop terrace, speakeasy with a performance stage, resort-style swimming pool and a podcast room.
NAPLES, FLA. — Benderson Development has acquired Carillon Place, a 250,000-square-foot, open-air shopping center located at the intersection of Airport-Pulling and Pine Ridge roads in Naples. Tenants at the property, which was 92 percent leased at the time of sale, include T.J. Maxx, DSW and Walmart. The previous owner was an entity doing business as BRE DDR Carillon Place LLC, according to the Sarasota Herald-Tribune. The sales price was not disclosed.
