The 2,000-acre “knowledge community” is planned along Ga. Highway 316. The new 460,000-square-foot facility will anchor 79 acres that UCB purchased off Rowen Parkway. Brussels, Belgium-based UCB maintains an existing presence in Georgia. The company’s North American headquarters is located in Smyrna and currently supports more than 400 jobs spanning expertise in neurology and immunology. UCB is focused on developing innovative medicines for people living with severe neurological and autoimmune conditions such as epilepsy. UCB’s new manufacturing footprint marks the first major private investment at Rowen and the largest capital investment in Gwinnett County’s history. The company has invested $5 million into the specialized build-out for pharmaceutical-grade cold storage infrastructure, with plans for an additional $5 million investment for equipment upgrades, according to Foxfield. Built in 2025, 3503 Page Road is situated within the World Trade Park industrial park and offers direct connectivity to I-40, I-540 and Raleigh-Durham International Airport. The building features industrial space, lab support and research-and-development space, as well as 24-foot clear heights.

CSL is developing a new 330,000-square-foot facility at the site that will generate 300 permanent jobs and 800 construction jobs, in addition to the 1,200 existing positions at the plant. The new investment builds on the $3 billion that CSL has invested in the United States since 2018, which has created more than 6,500 American jobs. “Illinois is leading the way in life sciences manufacturing, and CSL’s $1.5 billion investment is a powerful vote of confidence in our state,” said Illinois Gov. The development will span about 925,000 square feet across multiple buildings and is expected to bring about 850 new jobs to the region. A construction timeline was not announced. Lilly is acquiring the property at 9802 Main St. in Upper Macungie from Jaindl Land Development for the project. According to local news outlet WFMZ, this property is known as Fogelsville Corporate Center and is undeveloped agricultural land. In addition to the 850 permanent jobs, development of the new facility is expected to create about 2,000 construction jobs. According to Pennsylvania Gov. Josh Shapiro, the state committed more than $100 million in incentives to land the project, including $50 million in tax credits. The news outlet also reported the buyer secured an acquisition loan from Bank of America totaling $111.1 million. In December, the seller, affiliates of Starwood Capital Group and Trinity Capital Advisors, signed a nearly 1.3 million-square-foot lease with Millennium Print Group for 20 years, with a 20-year renewal option. Doug Cook of Cushman & Wakefield arranged the lease. The tenant is a subsidiary of The Pokemon Co. International and produces Pokemon playing cards. The company plans to occupy more than 400,000 square feet of existing space and a new ground-up building totaling 866,000 square feet that will deliver in 2027, according to a December press release from Trinity Capital. Triad Business Journal reports that the status of the construction and upfit for Millennium Print is “unclear” in light of the ownership change.
