UCB to Invest $2B for Biopharmaceutical Manufacturing Campus in Northeast Georgia

DACULA, GA. — Global biopharmaceutical company UCB has unveiled plans to invest $2 billion to establish its first U.S. pharmaceutical biologics manufacturing campus in Dacula, a city within metro Atlanta’s Gwinnett County. The new facility is expected to create 330 new jobs over the next several years at Rowen, a mixed-use innovation district focused on global health, agriculture and environmental sustainability. The 2,000-acre “knowledge community” is planned along Ga. Highway 316. The new 460,000-square-foot facility will anchor 79 acres that UCB purchased off Rowen Parkway. Brussels, Belgium-based UCB maintains an existing presence in Georgia. The company’s North American headquarters is located in Smyrna and currently supports more than 400 jobs spanning expertise in neurology and immunology. UCB is focused on developing innovative medicines for people living with severe neurological and autoimmune conditions such as epilepsy. UCB’s new manufacturing footprint marks the first major private investment at Rowen and the largest capital investment in Gwinnett County’s history. UCB says it will leverage advanced manufacturing technologies, including artificial intelligence, robotics and automation, while prioritizing efficient use of natural resources. The provider of medical tools is relocating from Shetland Park in nearby Salem to 100 Cummings Center, a newly built, 1.3 million-square-foot research-and-development facility. Joe Doyle and John Coakley of Cresa represented the tenant in the lease negotiations. Al Diamond represented the landlord, Cummings Properties, on an internal basis.

Foxfield Acquires New Life Sciences Facility in Metro Raleigh Leased to Kryosphere

MORRISVILLE, N.C. — Foxfield has purchased 3503 Page Road, a newly built, 57,000-square-foot life sciences building located in Morrisville, about 14 miles west of Raleigh. The seller and sales price were not disclosed. Kryosphere, a biorepository solutions and cold chain logistics user, operates the facility under a 12-year net lease. The company has invested $5 million into the specialized build-out for pharmaceutical-grade cold storage infrastructure, with plans for an additional $5 million investment for equipment upgrades, according to Foxfield. Built in 2025, 3503 Page Road is situated within the World Trade Park industrial park and offers direct connectivity to I-40, I-540 and Raleigh-Durham International Airport. The building features industrial space, lab support and research-and-development space, as well as 24-foot clear heights.

CSL Breaks Ground on $1.5B Expansion of Pharmaceutical Manufacturing Campus in Kankakee, Illinois

KANKAKEE, ILL. — CSL, a global pharmaceutical manufacturer based in Melbourne, Australia, has broken ground on a $1.5 billion expansion of its campus in Kankakee, roughly 60 miles southwest of Chicago. The company has operated at the site since purchasing the former Armour Pharmaceutical Co. plant in 2004, according to multiple media outlets. CSL is developing a new 330,000-square-foot facility at the site that will generate 300 permanent jobs and 800 construction jobs, in addition to the 1,200 existing positions at the plant. The new investment builds on the $3 billion that CSL has invested in the United States since 2018, which has created more than 6,500 American jobs. “Illinois is leading the way in life sciences manufacturing, and CSL’s $1.5 billion investment is a powerful vote of confidence in our state,” said Illinois Gov. JB Pritzker in a statement. “CSL’s continued growth in Kankakee County builds on decades of innovation and manufacturing leadership right here in Illinois. Developed in 2001 and known as Bedford Woods, the two-building facility sits on a 56-acre site at 174-176 Middlesex Turnpike; 35 of those acres remain undeveloped. Cummings acquired the property, which last sold for more than $93 million in 2012 to Texas-based Orion REIT LP, via auction.

NEW YORK CITY — A partnership between Slate Property Group, Xenolith Partners, nonprofit organization Comunilife Inc. and the New York City Department of Housing Preservation and Development (HPD) has unveiled plans for a 600-unit affordable housing project in the Inwood area of Upper Manhattan. Designed by Magnusson Architecture and Planning PC and known as La Ostra, the development will also include a marine science and STEM education center that will be operated by the Billion Oyster Project and BioBus. La Ostra will also feature a new indoor–outdoor field house, social services facilities and roughly an acre of publicly accessible, open waterfront space along the Harlem River. Proposed facilities beyond the residential component include an outdoor classroom, a pavilion with a seating area and movable furniture, a central lawn and a stone amphitheater. Information on floor plans and income restrictions of the affordable housing units was not announced.

Eli Lilly to Open $3.5B Manufacturing Facility in Pennsylvania’s Lehigh Valley

UPPER MACUNGIE, PA. — Pharmaceutical giant Eli Lilly & Co. (NYSE: LLY) will open a $3.5 billion manufacturing facility in the Lehigh Valley community of Upper Macungie. The development will span about 925,000 square feet across multiple buildings and is expected to bring about 850 new jobs to the region. A construction timeline was not announced. Lilly is acquiring the property at 9802 Main St. in Upper Macungie from Jaindl Land Development for the project. According to local news outlet WFMZ, this property is known as Fogelsville Corporate Center and is undeveloped agricultural land. In addition to the 850 permanent jobs, development of the new facility is expected to create about 2,000 construction jobs. According to Pennsylvania Gov. Josh Shapiro, the state committed more than $100 million in incentives to land the project, including $50 million in tax credits. Lehigh Carbon Community College will receive additional state funding and feed Lilly’s talent pipeline by creating and expanding academic and workforce training programs in life sciences. “Lilly’s commitment to the Lehigh Valley and to Pennsylvania will bring billions of dollars of investment and hundreds of good-paying jobs, solidifying our position as a leader in the growing life sciences industry,” Shapiro said…

Reports: Fortress Investment Buys Pokemon-Anchored Manufacturing Campus Near Raleigh for $226.5M

MORRISVILLE, N.C. — Fortress Investment Group has purchased a majority of Spark LS, a 106-acre life sciences campus in the Raleigh suburb of Morrisville, for $226.5 million, according to Triad Business Journal. The sale covers six parcels, including two new advanced manufacturing facilities, totaling 80 acres. The news outlet also reported the buyer secured an acquisition loan from Bank of America totaling $111.1 million. In December, the seller, affiliates of Starwood Capital Group and Trinity Capital Advisors, signed a nearly 1.3 million-square-foot lease with Millennium Print Group for 20 years, with a 20-year renewal option. Doug Cook of Cushman & Wakefield arranged the lease. The tenant is a subsidiary of The Pokemon Co. International and produces Pokemon playing cards. The company plans to occupy more than 400,000 square feet of existing space and a new ground-up building totaling 866,000 square feet that will deliver in 2027, according to a December press release from Trinity Capital. Triad Business Journal reports that the status of the construction and upfit for Millennium Print is “unclear” in light of the ownership change.

WILSON, N.C. — Pharmaceutical and home consumer products giant Johnson & Johnson has announced a new multibillion-dollar life sciences facility in Wilson, which sits east of the Raleigh-Durham region along I-95 in Wilson County. The new factory will focus on the production of medicines for oncology and neurological diseases. The development is expected to create up to 500 new jobs and represents the second major investment in Wilson County for Johnson & Johnson. In October 2024, the company announced a $2 billion manufacturing campus that would support 420 jobs. That facility is currently under construction, and Johnson & Johnson has begun hiring advanced manufacturing positions. Additionally, Johnson & Johnson announced last year a $2 billion biopharmaceutical manufacturing facility in nearby Holly Springs, N.C. Civic partners on the new factory in Wilson includes the North Carolina Department of Commerce, the Economic Development Partnership of North Carolina, the North Carolina General Assembly, the North Carolina Biotechnology Center, the North Carolina Community College System, the North Carolina Department of Environmental Quality, Wilson Community College, the BioPharma Crescent, Wilson County, the Wilson Economic Development Council and the City of Wilson.

PHILADELPHIA — Pharmaceutical giant Eli Lilly (NYSE: LLY) will open a 44,000-square-foot life sciences facility in Philadelphia. The space will span the first and second floors 2300 Market Street, an eight-story, 223,000-square-foot building located roughly midway between the University City and Center City districts. Breakthrough Properties, which is a joint venture between New York City-based Tishman Speyer and biotechnology investment firm Bellco Capital, owns 2300 Market Street, and the facility will be known as Lilly Gateway Labs at Breakthrough. An opening date has not yet been announced.
