Reports: Fortress Investment Buys Pokemon-Anchored Manufacturing Campus Near Raleigh for $226.5M

MORRISVILLE, N.C. — Fortress Investment Group has purchased a majority of Spark LS, a 106-acre life sciences campus in the Raleigh suburb of Morrisville, for $226.5 million, according to Triad Business Journal. The sale covers six parcels, including two new advanced manufacturing facilities, totaling 80 acres. The news outlet also reported the buyer secured an acquisition loan from Bank of America totaling $111.1 million. In December, the seller, affiliates of Starwood Capital Group and Trinity Capital Advisors, signed a nearly 1.3 million-square-foot lease with Millennium Print Group for 20 years, with a 20-year renewal option. Doug Cook of Cushman & Wakefield arranged the lease. The tenant is a subsidiary of The Pokemon Co. International and produces Pokemon playing cards. The company plans to occupy more than 400,000 square feet of existing space and a new ground-up building totaling 866,000 square feet that will deliver in 2027, according to a December press release from Trinity Capital. Triad Business Journal reports that the status of the construction and upfit for Millennium Print is “unclear” in light of the ownership change.

Johnson & Johnson to Develop Multibillion-Dollar Life Sciences Facility in Wilson, North Carolina

WILSON, N.C. — Pharmaceutical and home consumer products giant Johnson & Johnson has announced a new multibillion-dollar life sciences facility in Wilson, which sits east of the Raleigh-Durham region along I-95 in Wilson County. The new factory will focus on the production of medicines for oncology and neurological diseases. The development is expected to create up to 500 new jobs and represents the second major investment in Wilson County for Johnson & Johnson. In October 2024, the company announced a $2 billion manufacturing campus that would support 420 jobs. That facility is currently under construction, and Johnson & Johnson has begun hiring advanced manufacturing positions. Additionally, Johnson & Johnson announced last year a $2 billion biopharmaceutical manufacturing facility in nearby Holly Springs, N.C. Civic partners on the new factory in Wilson includes the North Carolina Department of Commerce, the Economic Development Partnership of North Carolina, the North Carolina General Assembly, the North Carolina Biotechnology Center, the North Carolina Community College System, the North Carolina Department of Environmental Quality, Wilson Community College, the BioPharma Crescent, Wilson County, the Wilson Economic Development Council and the City of Wilson.

TransMedics Signs 498,000 SF Headquarters Lease in Somerville, Massachusetts

SOMERVILLE, MASS. — TransMedics Group Inc. has signed a 16-year, 498,000-square-foot headquarters lease in Somerville, located just outside of downtown Boston. The provider of organ transplant therapy services will occupy the entirety of a newly constructed, 12-story building within Assembly Innovation Park that houses office, life sciences and manufacturing space. San Diego-based BioMed Realty owns Assembly Innovation Park, which is planned to ultimately feature three office/life sciences buildings, as well as retail and open green space.

BioLabs Opens 46,000 SF Life Sciences Space in Queens

NEW YORK CITY — BioLabs, a Boston-based biotechnology incubator and operator of shared lab facilities, has opened a 46,000-square-foot life sciences space in the Long Island City area of Queens. The leased space is located within Innolabs, a 267,000-square-foot facility anchored by NYU Langone Health, and the facility will be known as Biolabs@NYU Langone. A partnership between Boston-based King Street Properties and New York City-based GFP Real Estate owns Innolabs.

Eli Lilly to Open 44,000 SF Life Sciences Facility in Philadelphia

PHILADELPHIA — Pharmaceutical giant Eli Lilly (NYSE: LLY) will open a 44,000-square-foot life sciences facility in Philadelphia. The space will span the first and second floors 2300 Market Street, an eight-story, 223,000-square-foot building located roughly midway between the University City and Center City districts. Breakthrough Properties, which is a joint venture between New York City-based Tishman Speyer and biotechnology investment firm Bellco Capital, owns 2300 Market Street, and the facility will be known as Lilly Gateway Labs at Breakthrough. An opening date has not yet been announced.

Tarlton Begins $100M Redevelopment Project for Washington University Bioscience Hub in St. Louis

ST. LOUIS — Tarlton is providing preconstruction and construction management services for “Catalyst: Powered by WashU,” a new startup hub for bioscience companies in the Cortex Innovation District from BOBB LLC, an affiliate of Washington University. The $100 million, 163,000-square-foot redevelopment project is located in the Central West End of St. Louis and includes the renovation of the 120,000-square-foot, seven-story former headquarters of MERS Goodwill Industries at 4140 Forest Park Blvd. Tarlton will restore the building, which was occupied by MERS Goodwill Industries from 1944 to 2019. The building was originally constructed for Standard Sanitary Manufacturing Co. and is listed on the National Register of Historic Places. The project also includes the construction of a new 50,000-square-foot, four-story addition. Three new elevators will access laboratory and office spaces. The ground-floor lobby will feature a coffee bar and common meeting spaces. HOK is the project architect.

The operator of shared lab facilities will occupy space at 66 Galen St., a newly completed, 225,000-square-foot facility that is part of a larger campus. Ypsomed Buys Life Sciences Facility in Metro Raleigh, Plans $250M Biomedical Manufacturing Project

HOLLY SPRINGS, N.C. — Ypsomed, a Swiss manufacturer of injection systems for the self-administration of insulin and other liquid medicines, has purchased a life sciences facility in Holly Springs, a suburb of Raleigh. The firm purchased Building H within The Yield Holly Springs from the developer, Charlotte-based Crescent Communities, for $31.5 million. Ypsomed plans to invest $250 million to establish the 110,000-square-foot property as its first manufacturing facility in the United States. Ypsomed plans to customize Building H to be operational in 2027.

Cushman & Wakefield Arranges $19.3M Sale of Life Sciences Property in Carlsbad, California

CARLSBAD, CALIF. — Cushman & Wakefield has brokered the sale of a single-story life sciences corporate headquarters facility at 2131 Faraday Ave. in Carlsbad. The Wonderful Co. acquired the asset from RPG for $19.3 million. Boston Scientific (NYSE: BSX) fully occupies the 47,075-square-foot property on a triple-net lease basis. The newly renovated, freestanding Class A building features a state-of-the-art central laboratory, high-end corporate offices, onsite amenities, an extensive glass line and robust mechanical systems suited for biotech, medical devices and corporate users. Aric Starck and Drew Dobbs of Cushman & Wakefield represented the seller in the deal.

WOBURN, MASS. — Local developer Cabot, Cabot & Forbes (CC&F) has broken ground on The Bolt, a 180,000-square-foot manufacturing and life sciences facility located north of Boston in Woburn. The Bolt is being developed on a speculative basis and is expected to be responsible for the creation of about 300 new jobs. Jacobs designed the project, and John Moriarty & Associates is serving as the general contractor. Cushman & Wakefield is the leasing agent. Kawa provided $79 million in construction financing for the project, which is expected to be available for occupancy by the second quarter of 2027.

ROCHESTER, MINN. — BioLabs has signed a 16,000-square-foot lease at Two Discovery Square in Rochester. JLL handles leasing for the building in partnership with Mortenson Properties. Slated to open in late 2026, the Rochester site marks the first location in the Midwest for BioLabs. The facility will offer lab and office space for early-stage biotech and HealthTech companies. Discovery Square is an emerging innovation district within walking distance of Mayo Clinic’s flagship campus that offers more than 250,000 square feet of purpose-built space designed for research and technology uses. HOUSTON — General contractor Tellepsen Builders has completed a 10,000-square-foot life sciences facility in northeast Houston. Designed by Pfluger Architects, the facility is known as the San Jacinto College Center for Biotechnology by virtue of its location on that institution’s campus within the Generation Park master-planned development. The center was designed as a laboratory suite with an entry lobby fitted with lockers, a break room and workroom for San Jacinto College students and staff.

Merck Breaks Ground on $3B Pharmaceutical Manufacturing Plant in Elkton, Virginia

ELKTON, VA. — Merck has broken ground on the Center of Excellence for Pharmaceutical Manufacturing, a $3 billion pharmaceutical manufacturing facility in Elkton. The 400,000-square-foot property will support more than 500 full-time jobs and 8,000 construction jobs, according to Merck. The facility will feature manufacturing and testing space for Merck’s active pharmaceutical ingredient and drug product divisions. In addition to the Elkton plant, Merck has announced nearly $6 billion in manufacturing investments in North Carolina, Delaware and Kansas, as well as $3.5 billion for its Rahway, N.J., headquarters.

MORRISVILLE, N.C. — Asensus Surgical, a leader in digital surgery and minimally invasive surgical systems, has signed a 63,000-square-foot lease at The Stitch, a life sciences and research-and-development (R&D) property in Morrisville. Located in North Carolina’s Research Triangle region, the 248,456-square-foot facility is an adaptive reuse of a former outlet mall. The Stitch is located at 1001 Airport Blvd., approximately one mile from Raleigh-Durham International Airport. Eric Forshee, John MacDonell and Ashley Ingram of JLL represented the landlord, Related Fund Management, in the lease transaction. Ryan Lawrence and Joe Judge, also with JLL, represented Asensus Surgical. The deal represents the largest R&D life science lease in the Triangle since 2022, according to JLL.

HOUSTON — A partnership between Rice Real Estate Co., the property investment arm of Rice University, and Dallas-based Lincoln Property Co. (LPC) will develop The Arc at The Ion District, a 200,000-square-foot office and life sciences property in Houston. The Ion District is a 16-acre academic, research and development and innovation hub in Midtown Houston. Amenities at the new building will include a gym, lounge, conference and meeting spaces and outdoor event plazas. Rice University has committed to occupying 30,000 square feet of office and lab space at The Arc, construction of which is expected to begin in the second quarter of next year and to be complete in early 2028.

ATLANTA — Shriners Children’s, a global pediatric healthcare system, has signed a multi-floor lease for research-and-development space at Science Square Labs, a 368,213-square-foot laboratory and office tower in Midtown Atlanta. The project, owned and developed by Trammell Crow Co., is part of Georgia Tech’s 18-acre Science Square innovation district. Shriners Children’s Research Institute will feature next-generation laboratories, modern collaborative workspaces and advanced technology infrastructure. The move is expected to bring more than 470 jobs to Atlanta. With Shriners Children’s new lease, Science Square Labs is now 83 percent leased to tenants including Duracell, Georgia Tech & Emory BioMedical Engineering faculty labs, the Georgia Department of Agriculture, Portal Innovations and Osmose. Eli Lilly to Build $6.5B Pharmaceutical Manufacturing Facility at Generation Park in Houston, Create 600 Jobs

HOUSTON — Eli Lilly and Co. (NYSE: LLY) has unveiled plans to build a new $6.5 billion manufacturing facility at Generation Park, a 4,000-acre master-planned development in northeast Houston that is owned by McCord Development. The active pharmaceutical product (API) facility, which represents the second of four new U.S. sites that Lilly plans to announce this year, will be used to manufacture the company’s pipeline of small molecule medicines across therapeutic areas, including cardiometabolic health, oncology, immunology and neuroscience. The project is expected to be operational within five years. Lilly plans to bring 615 new, high-wage jobs to the greater Houston area, including engineers, scientists, operations personnel and lab technicians. The company also expects to generate 4,000 construction jobs as the project is built. Cottonwood Group Provides $105M Construction Loan for Austin Life Sciences Facility

AUSTIN, TEXAS — Cottonwood Group, a real estate private equity firm with offices in Boston, Los Angeles and New York, has provided a $105 million construction loan for a 223,500-square-foot life sciences project in Austin. The facility, which will be a build-to-suit project for biotechnology company BillionToOne, will be located within the 425-acre EastVillage mixed-use development on the city’s northeast side. The master developer of EastVillage, Buffalo-based Reger Holdings, has partnered with San Francisco-based Tarlton Properties to develop the facility, which is expected to support the creation of about 1,000 new jobs. Newmark and CBRE co-arranged the loan. Completion is slated for early 2027.

University of Chicago Expands Lease to 155,000 SF at Hyde Park Labs on City’s South Side

CHICAGO — Beacon Capital Partners and Trammell Crow Co. (TCC) have inked a new lease expansion with the University of Chicago at Hyde Park Labs in Chicago. The private research university will occupy more than 155,000 square feet and is expected to move into its new space by the second quarter of 2026. The announcement was made at the grand opening of Hyde Park Labs and UChicago’s Science Incubator on Tuesday, Sept. 16. The university’s new space, including 101,199 square feet across the building’s top three floors, will support research initiatives in areas such as cancer, metastasis, biochemistry and molecular biology. UChicago’s original lease included space for faculty research and the new incubator, which is a partnership between the Polsky Center for Entrepreneurship and Innovation and Portal Innovations. Six UChicago-affiliated companies are among the incubator’s first tenants: memQ, Exactics, Signl, Cell Therapy, ZipBionexus Tech and Neuro Innovations. In partnership with the university, the ground floor of the building will also initially host IBM’s next-generation modular quantum computer, called IBM Quantum System Two. Located at 5207 S.
