Located within the New Century AirCenter business park, the campus was originally developed in the early 1980s as a headquarters facility. The property most recently served as a regional headquarters for CenturyLink before becoming vacant. The larger building totals 455,098 square feet, while the smaller building spans 13,157 square feet. Situated on 36 acres, the campus features a traditional corporate headquarters layout with expansive floor plates designed to support a large employee base. The property also includes extensive surface parking and infrastructure that historically supported telecommunications and data center operations. The buyer plans to evaluate a range of potential uses for the property and will conduct a comprehensive review of the campus to determine the highest and best use moving forward.

The company acquired a 764,735-square-foot warehouse in Edgerton near Kansas City that is fully leased. The building is within Logistics Park KC, an industrial park that currently has 17 multi-tenant buildings totaling 10.8 million square feet. Developed in 2016, the property is occupied by two tenants. In mid-2025, Faith Technologies took occupancy of 463,435 square feet at the north end of the building. Smart Warehousing, which occupies 302,492 square feet of space, is an original tenant of the building. The property features 101 dock doors, four drive-in doors, parking for 337 cars and 99 truck trailers and a clear height of 36 feet. Mark Long and John Hassler of Newmark Zimmer represented both SparrowHawk and the seller, a development firm and its institutional capital partner.

The facility includes a full-service emergency department, inpatient beds, a surgery department with an orthopedic focus featuring four operating rooms and multiple procedure rooms, a clinic for 30 physicians and comprehensive support services, including dietary, laboratory, radiology, physical therapy and oncology. The property is among the nation’s largest hospitals funded through the U.S. Department of Agriculture’s Critical Access Hospital program. Since 1992, our firm has designed workplace, cultural, higher education and multifamily projects of all types in the city, with specialized expertise in adaptive reuse. We see multifamily as the most active segment in 2026.  Compared with other states, Missouri’s support for new housing projects is about average. Kansas is near the bottom, because the state lacks the revenue to incentivize housing. Inventory on the Kansas side is also less, with most multifamily housing located outside the city. Looking ahead, low-income housing tax credit (LIHTC) incentives will ideally accelerate Kansas City’s biggest market demand — affordable housing. The Kansas City Affordable Housing Set-Aside Ordinance presents some obstacles. To receive city subsidies, multifamily developments must have 12 or more units, 20 percent of which need to be affordable for households earning 60 percent or less of the area median income (AMI). These initiatives represent a combined economic impact of approximately $4.4 billion, according to Kansas Gov. Laura Kelly. Under the terms of an agreement reached with the state, the Chiefs will relocate from Missouri to a new domed stadium in Wyandotte County, which encompasses the Kansas side of the city. The new stadium, which has a projected cost of about $3 billlion, is expected to open in advance of the 2031 NFL season. ESPN reports that the new stadium will have a seating capacity of about 65,000, which is about 10,000 seats fewer than the team’s current home at Arrowhead Stadium in Missouri. The team’s lease at Arrowhead expires after the 2030 season. The exact location of the new stadium was not announced. The properties are triple-net leased to NewEra Nobis Operations Holdings, a healthcare provider specializing in comprehensive rehabilitation services for patients recovering from debilitating illnesses and injuries. The weighted average lease term is 17 years with fixed annual rent increases. As part of the transaction, W. P. Carey is also funding a 10-bed expansion of the Kansas facility. Nobis Rehabilitation Parters manages the properties. The inpatient rehabilitation sector largely serves elderly and Medicare-eligible individuals. IRFs typically provide shorter lengths of stay and superior health outcomes relative to other post-acute options, according to W. P. Carey.

The project that will convert a 105-year-old building that formerly housed a car dealership into the new COMCARE Community Crisis Center (CCC). The development will expand access to mental health services and consolidate the county’s services into a single building adjacent to the new Wichita Biomedical Campus (WBC). Helix Architecture + Design is leading the transformation. Helix is also part of the architecture and interiors team, along with CO Architects, for the WBC, a joint initiative of the University of Kansas Medical Center, Wichita State University and WSU Tech to establish a regional health sciences educational hub. Once operational, the CCC will offer WBC students hands-on clinical mental health training and possible career internships. The building will transition COMCARE, a certified community behavioral health clinic, from a residential facility to a new level of care as a crisis intervention center (CIC), providing stabilization services to those with more serious mental health needs.
