Kansas City Chiefs Unveil Plans for New $3B Stadium, Two Mixed-Use Entertainment Districts in Kansas

KANSAS CITY, KAN. — The Kansas City Chiefs have unveiled plans for a new football stadium, as well as a new training facility and surrounding mixed-use entertainment districts for both projects, in Kansas. These initiatives represent a combined economic impact of approximately $4.4 billion, according to Kansas Gov. Laura Kelly. Under the terms of an agreement reached with the state, the Chiefs will relocate from Missouri to a new domed stadium in Wyandotte County, which encompasses the Kansas side of the city. The new stadium, which has a projected cost of about $3 billlion, is expected to open in advance of the 2031 NFL season. ESPN reports that the new stadium will have a seating capacity of about 65,000, which is about 10,000 seats fewer than the team’s current home at Arrowhead Stadium in Missouri. The team’s lease at Arrowhead expires after the 2030 season. The exact location of the new stadium was not announced. W. P. Carey Acquires Four Midwest Inpatient Rehab Facilities for $137M

INDIANA, LOUISIANA, WISCONSIN AND KANSAS — W. P. Carey has acquired four inpatient rehabilitation facilities (IRF) located in Indiana, Louisiana, Wisconsin and Kansas for $137 million. New Era Cos. and WB Development Partners developed and owned the 191,000-square-foot portfolio. The properties are triple-net leased to NewEra Nobis Operations Holdings, a healthcare provider specializing in comprehensive rehabilitation services for patients recovering from debilitating illnesses and injuries. The weighted average lease term is 17 years with fixed annual rent increases. As part of the transaction, W. P. Carey is also funding a 10-bed expansion of the Kansas facility. Nobis Rehabilitation Parters manages the properties. The inpatient rehabilitation sector largely serves elderly and Medicare-eligible individuals. IRFs typically provide shorter lengths of stay and superior health outcomes relative to other post-acute options, according to W. P. Carey.

PROtect Signs 41,698 SF Lease to Anchor Wichita Business Park in Kansas

WICHITA, KAN. — Wichita-based PROtect, a national provider of safety, reliability and compliance services, has signed a 41,698-square-foot lease to serve as the lead tenant at Wichita Business Park in 2026. The company will consolidate and expand its corporate headquarters and Wichita operations center at Wichita Business Park, which is the redevelopment of Towne West Square Mall. Industrial Realty Group and PREP Funds acquired the mall in early 2025. Conversion plans call for a 591,893-square-foot, multi-tenant campus on 26 acres. Grant Glasgow and Scott Salome of NAI Martens represented the tenant and landlord in the lease.

Icon Structures Underway on Adaptive Reuse Project for Community Crisis Center in Wichita, Kansas

WICHITA, KAN. — General contractor Icon Structures is underway on an adaptive reuse project for Sedgwick County Government in Wichita. The project that will convert a 105-year-old building that formerly housed a car dealership into the new COMCARE Community Crisis Center (CCC). The development will expand access to mental health services and consolidate the county’s services into a single building adjacent to the new Wichita Biomedical Campus (WBC). Helix Architecture + Design is leading the transformation. Helix is also part of the architecture and interiors team, along with CO Architects, for the WBC, a joint initiative of the University of Kansas Medical Center, Wichita State University and WSU Tech to establish a regional health sciences educational hub. Once operational, the CCC will offer WBC students hands-on clinical mental health training and possible career internships. The building will transition COMCARE, a certified community behavioral health clinic, from a residential facility to a new level of care as a crisis intervention center (CIC), providing stabilization services to those with more serious mental health needs. OVERLAND PARK, KAN. — Thompson Thrift has broken ground on Canopy Flats, a 303-unit apartment complex located along Metcalf Avenue in the Kansas City suburb of Overland Park. The project will offer one-, two- and three-bedroom units averaging 1,085 square feet. Residents are expected to move in during spring 2027. Amenities will include a fitness center, golf simulator studio, heated swimming pool, outdoor movie wall, pet spa and conference room.

Kansas Museum of History Reopens Following $6M Renovation

TOPEKA, KAN. — After being closed for three years, the Kansas Museum of History has reopened in Topeka. The $6 million renovation, which marked the first major update of exhibits since the museum’s debut in the 1980s, includes a fully reimagined, 20,000-square-foot gallery. Kansas City-based Dimensional Innovations (DI) served as designer, fabricator and installer for the project. DI worked closely with the Kansas Historical Society, which operates the facility.

Kansas Children’s Discovery Center Opens $11.6M Addition in Topeka

TOPEKA, KAN. — The Kansas Children’s Discovery Center, Topeka’s nonprofit children’s museum, has opened an $11.6 million expansion project that more than doubled the size of the facility from 15,000 to over 30,000 square feet. The expansion includes three large gallery spaces, three learning lab classrooms, a makerspace, café, exhibit construction workshop and other spaces. The Sunflower Gallery is anchored by an indoor climbing structure, the tallest climbable sunflower in the world at two stories tall, according to a release. Surrounding the climber, visitors will find educational exhibits celebrating Kansas symbols. The gallery also features murals by local artist Sarah O’Keefe, Queren King Orozco and children from Shawnee Heights Elementary School. The Hall of Bright Ideas celebrates creative Kansans, including historical inventors and Kansas children. The gallery includes an art installation, hand-cranked generator, illumination station and children’s stage. A 3,000-square-foot traveling exhibit gallery enables the museum to host any traveling exhibit from around the country. The first traveling exhibit is inspired by the art of children’s book author and illustrator Eric Carle. LANE4, MD Management Acquire 421,546 SF Retail Portfolio in Metro Kansas City

KANSAS CITY, MO. AND OVERLAND PARK, KAN. — A group of private investors led by LANE4 Property Group has acquired three Kansas City-area shopping centers totaling 421,546 square feet previously owned by MD Management. LANE4 spearheaded the transaction and structured a recapitalization that allowed some of MD’s generational investors to remain in the partnership while other owners were able to exit. The portfolio includes Metro North Square in Kansas City, Oak Barry Center in Kansas City and West Park Shopping Center in Overland Park. The properties have been owned by members of the Morgan and Dreiseszun families since they were developed. Metro North Square totals 188,270 square feet and is 88 percent occupied. It is located on Barry Road, immediately south of the Metro North Mall redevelopment. Prominent tenants include Children’s Mercy, Power Play, The Salvation Army and Spectrum Station. Oak Barry Center spans 136,892 square feet and is 99 percent leased. The deal marks the brand’s 11th location in metro Kansas City. David Block of Block & Co. Inc. Located at the northeast corner of 87th Street Parkway and Scarborough Street, the 24,000-square-foot building will bring two new restaurants, Urban Egg and Stoney River Steakhouse and Grill. Additionally, Five Four is constructing a 10,000-square-foot standalone restaurant with an outdoor games area. The project will also feature 10,700 square feet of Class A office space on the second floor. Molly Crawford Munninghoff and John Coe of Copaken Brooks are handling leasing for the office space.

LENEXA, KAN. — Gordon Brothers has acquired the former Heartland Coca-Cola production facility in Lenexa. Heartland Coca-Cola has expanded its operations to a larger facility, and the production assets and property in Lenexa were no longer required. Gordon Brothers plans to decommission and sell the existing bottling equipment with the firm’s auction partner, New Mill Capital, followed by capital improvements to enhance the property’s marketability for future sale or lease. The machinery and equipment auction begins closing Wednesday, Nov. 12. The property includes a 186,073-square-foot building situated on nearly 9 acres with a clear height of 18 feet, 22 dock-high doors, two drive-in doors and 11,000 amps via three electrical services. Gordon Brothers has retained Kessinger Hunter to provide construction management, property management and brokerage services to re-tenant or sell the building. The building will hit the market in the coming months. The Kessinger Hunter team includes Kurt Jensen, Stewart Jensen and Dan Jensen.

Material Capital Partners Receives $77.8M in Financing for Build-to-Rent Community in Shawnee, Kansas

SHAWNEE, KAN. — Material Capital Partners (MCP) has received $77.8 million in financing and broken ground on Harmony at Clear Creek, a 188-unit build-to-rent (BTR) community in Shawnee near Kansas City. The project marks the final investment within MCP’s BTR Development Fund I and its third collaboration with financial partner Bluerock. Bank OZK provided construction financing, and Winchester Commercial Group is leading the construction. Harmony at Clear Creek will span 40 acres with a mix of three- and four-bedroom floor plans ranging from 1,600 to 2,400 square feet. Each residence will include a two-car garage, private patio, fenced backyard and mudroom. Amenities will include a clubhouse with a fitness center and coworking spaces, a resort-style pool, dog park, pocket parks and walking trails. The first units are expected to be available for rent in October 2026, with the full project slated for completion in February 2028.

Berkadia Arranges Sales of Three Multifamily Properties in Kansas City Market

KANSAS CITY, MO. — Berkadia has arranged the sale of Ashton Court, a 41-unit multifamily property built in 1960, and Ashton Place, a 37-unit community constructed in 1961, in Kansas City. Michael Spero, Niko Vrentas and Simon Rodewald of Berkadia represented the seller, Shawnee, Kan.-based Landmark Realty. Kansas City-based G1 Real Estate was the buyer. Additionally, the Berkadia team negotiated the sale of The Marseilles Apartments, a 28-unit property in Fairway, Kan. A private Missouri-based partnership sold the asset to Northfield, Ill.-based QMR Partners LLC. Built in 1971, the community offers a mix of studio, one- and two-bedroom units as well as a swimming pool and structured parking garage.

LEAWOOD, KAN. — KBS has sold Park Place Village, a 10-building, 484,980-square-foot office and retail property in the Kansas City suburb of Leawood, for $100 million. DFW Land, a development company that specializes in the acquisition, development and sale of land in the Dallas-Fort Worth Metroplex area, was the buyer. Park Place Village was owned by KBS Real Estate Investment Trust III and purchased in 2015. Developed in phases between 2007 and 2013, the property features amenities such as boutique shops, upscale restaurants, a fitness center, bike storage, electric vehicle charging stations, onsite parking and a rooftop terrace. The surrounding area is home to shopping and entertainment venues, parking garages, the Aloft Hotel, 201 apartment units, 30 townhouses and 27 lofts. The asset was fully leased at the time of sale. Derek Fohl and Gary Carr of Newmark represented KBS in the sale with support from the brokerage firm’s Jim Postweiler, Peter Harwood, Jack Trager, Jake Paschen, Robert Hill, Chris Murphy and Austin Sheehan. KANSAS CITY, KAN. — L&B Realty Advisors and Block Real Estate have purchased the Kansas City Light Industrial Portfolio, a collection of seven light industrial assets totaling 624,784 square feet across three business parks in Johnson County, Kan. The portfolio’s assets are located in the Switzer, Westbrook and Brookhollow business parks, all positioned directly off I-35. Built between 1979 and 2001, the properties range from 35,901 to 155,213 square feet. The facilities feature an average clear height of 23 feet and offer both multi-tenant and single-tenant formats across 26 total suites. The portfolio is currently 87.3 percent occupied by users such as healthcare providers, manufacturing companies, distribution operations and professional services firms. The cocktail bar will open in winter 2025 in a 1,250-square-foot space that was formerly home to Savoy Tea. Block & Co. Inc. Realtors represented Neat Craft Cocktails in the lease. The Groom Gallery, a full-service pet grooming concept with six locations throughout the metro area, signed a lease for 1,312 square feet and anticipates opening in the first quarter of 2026.
