NEW CENTURY, KAN. — Newmark Zimmer has brokered the sale of a corporate campus with two buildings totaling 468,255 square feet in New Century. New Century 202 LLC, an entity affiliated with Sky Real Estate, was the buyer. Tommy Gentry and Trey DeRousse of Newmark Zimmer represented the Johnson County Government in the transaction. Located within the New Century AirCenter business park, the campus was originally developed in the early 1980s as a headquarters facility. The property most recently served as a regional headquarters for CenturyLink before becoming vacant. The larger building totals 455,098 square feet, while the smaller building spans 13,157 square feet. Situated on 36 acres, the campus features a traditional corporate headquarters layout with expansive floor plates designed to support a large employee base. The property also includes extensive surface parking and infrastructure that historically supported telecommunications and data center operations. The buyer plans to evaluate a range of potential uses for the property and will conduct a comprehensive review of the campus to determine the highest and best use moving forward.

SparrowHawk Acquires 764,735 SF Warehouse in Edgerton, Kansas

EDGERTON, KAN. — SparrowHawk has completed its first acquisition since securing $300 million in growth capital from Almanac Realty Investors. The company acquired a 764,735-square-foot warehouse in Edgerton near Kansas City that is fully leased. The building is within Logistics Park KC, an industrial park that currently has 17 multi-tenant buildings totaling 10.8 million square feet. Developed in 2016, the property is occupied by two tenants. In mid-2025, Faith Technologies took occupancy of 463,435 square feet at the north end of the building. Smart Warehousing, which occupies 302,492 square feet of space, is an original tenant of the building. The property features 101 dock doors, four drive-in doors, parking for 337 cars and 99 truck trailers and a clear height of 36 feet. Mark Long and John Hassler of Newmark Zimmer represented both SparrowHawk and the seller, a development firm and its institutional capital partner.

Davcon Aviation to Build $100M MRO Development at Salina Regional Airport in Kansas

SALINA, KAN. — Davcon Aviation has unveiled plans for a phased development program at Salina Regional Airport in Kansas. Cushman & Wakefield is the leasing agent for the project. In collaboration with the Salina Airport Authority, the project will be anchored by a new Class A maintenance, repair and overhaul (MRO) hangar complex. At full build-out, the development will include more than 300,000 square feet of aviation facilities, representing a capital investment of $100 million. The project follows Davcon’s recently announced developments at Wichita’s Dwight D. Eisenhower National Airport and Topeka Regional Airport. Jerry Noble, Adam Madison, Kyle Stickles, Robb Vallier and Faith Kruckenberg of Cushman & Wakefield will serve as the leasing team. Davcon Aviation Partners LLC is a national airport hangar development company based in Mesa, Ariz.

DODGE CITY, KAN. — Ariel Property Advisors’ Capital Services Group has secured a $12.4 million acquisition loan for a 108-room Hampton Inn & Suites hotel in Dodge City within southwest Kansas. Matt Swerdlow and Matthew Dzbanek of Ariel arranged the fixed-rate loan through a regional balance sheet lender. The loan featured a 6.5 percent interest rate and a 25-year amortization schedule.

McCarthy Completes Construction of $105M Hospital in Colby, Kansas

COLBY, KAN. — McCarthy Building Cos. has completed a new medical center replacement hospital for Citizens Health in Colby, a city in rural northwest Kansas. HFG Architects designed the facility. Located adjacent to the existing property, the campus consolidates Citizens Medical Center’s services into a single location. The 171,000-square-foot, 25-bed hospital represents a $105 million investment and serves as the only hospital between Hays, Kan., and Denver. The facility includes a full-service emergency department, inpatient beds, a surgery department with an orthopedic focus featuring four operating rooms and multiple procedure rooms, a clinic for 30 physicians and comprehensive support services, including dietary, laboratory, radiology, physical therapy and oncology. The property is among the nation’s largest hospitals funded through the U.S. Department of Agriculture’s Critical Access Hospital program. Additional project partners include Farris Engineering, BHC Engineering, Apex Engineering, Rand Mechanical, Bart’s Electric, Midwest Drywall, Hi-Plain Doors, Dunlap Concrete and Pryor Fire Sprinkler. Sporer Land Development completed mass grading.

TOPEKA, KAN. — The J.M. Smucker Co. and its subsidiary Big Heart Pet Brands Inc. are making a $20.5 million investment in Topeka through an expansion of its manufacturing facility. The project includes a capital investment of $17.8 million in real property and $2.7 million in equipment. To accelerate the growth, the Joint Economic Development Organization board of Topeka and Shawnee County has approved economic development incentives totaling $383,000. Reser’s Fine Foods also recently announced a $34 million expansion in Topeka.

Multifamily Is Needed for All Income Levels in Kansas City

Since 1992, our firm has designed workplace, cultural, higher education and multifamily projects of all types in the city, with specialized expertise in adaptive reuse. We see multifamily as the most active segment in 2026. Compared with other states, Missouri’s support for new housing projects is about average. Kansas is near the bottom, because the state lacks the revenue to incentivize housing. Inventory on the Kansas side is also less, with most multifamily housing located outside the city. Looking ahead, low-income housing tax credit (LIHTC) incentives will ideally accelerate Kansas City’s biggest market demand — affordable housing. The Kansas City Affordable Housing Set-Aside Ordinance presents some obstacles. To receive city subsidies, multifamily developments must have 12 or more units, 20 percent of which need to be affordable for households earning 60 percent or less of the area median income (AMI). Alternately, developers can pay $100,000 into the city’s Affordable Housing Trust Fund. GARDNER, KAN. — Colorado-based developer Acclivity Capital is building Clare Crossing, a 58-acre mixed-use project in Gardner. Block & Co. Inc. Realtors is handling retail leasing. Plans call for drive-thru and sit-down restaurants, small-shop and multi-tenant retail and complementary uses such as truck stops, gas stations, hotels, medical offices, automotive services and financial institutions. All pad sites are available for lease, sale or build-to-suit. Mill Creek Residential Trust LLC will develop the residential component of Clare Crossing. Plans call for a 247-unit build-to-rent townhome community featuring two-, three- and four-bedroom residences with private entrances and attached garages. Homes will average 1,727 square feet. Amenities will include a pool, clubhouse, fitness studio, landscaped courtyards, controlled-access guest technology and high-speed internet service. The property is expected to open as Graduate by Hilton Manhattan in early 2027. The reimagined hotel will feature refreshed guestrooms, enhanced gathering spaces and design elements inspired by the history and traditions of Kansas State University. TOPEKA, KAN. — The International Hot Rod Association (IHRA) has acquired Heartland Motorsports Park in Topeka. Originally opened in 1963 as Topeka Dragway, the facility later evolved into Heartland Motorsports Park. Over the decades, the park has hosted major national drag racing events, road racing, karting, motocross and grassroots competitions. Planned restoration and redevelopment efforts will focus on creating a year-round destination that blends motorsports with live entertainment and community engagement. Specifically, plans call for: revitalized drag racing operations with improved racer and fan amenities; expanded motorsports and special event programming; live music, concerts and festival experiences; enhanced hospitality, vendor and fan experience areas; community-focused events designed to drive tourism and economic impact. Renovation planning will begin immediately, with additional announcements regarding redevelopment phases, event schedules and community partnerships expected in the coming months.

MANHATTAN, KAN. — Contegra Construction is building a 70,000-square-foot distribution center in Manhattan on behalf of Jones Development. Completion is slated for this spring. Dubbed Project Wildcat, the distribution center is adjacent to Manhattan Regional Airport near I-70. The development will feature a clear height of 20 feet and 12 overhead doors, including three high-speed doors at a van loading area and nine docks with full dock equipment packages. The facility will also feature 7,000 square feet of office space and an employee break area. Parking will accommodate 205 employee vehicles, 187 vans and 17 trucks.

Kansas City Chiefs Unveil Plans for New $3B Stadium, Two Mixed-Use Entertainment Districts in Kansas

KANSAS CITY, KAN. — The Kansas City Chiefs have unveiled plans for a new football stadium, as well as a new training facility and surrounding mixed-use entertainment districts for both projects, in Kansas. These initiatives represent a combined economic impact of approximately $4.4 billion, according to Kansas Gov. Laura Kelly. Under the terms of an agreement reached with the state, the Chiefs will relocate from Missouri to a new domed stadium in Wyandotte County, which encompasses the Kansas side of the city. The new stadium, which has a projected cost of about $3 billlion, is expected to open in advance of the 2031 NFL season. ESPN reports that the new stadium will have a seating capacity of about 65,000, which is about 10,000 seats fewer than the team’s current home at Arrowhead Stadium in Missouri. The team’s lease at Arrowhead expires after the 2030 season. The exact location of the new stadium was not announced. INDIANA, LOUISIANA, WISCONSIN AND KANSAS — W. P. Carey has acquired four inpatient rehabilitation facilities (IRF) located in Indiana, Louisiana, Wisconsin and Kansas for $137 million. New Era Cos. and WB Development Partners developed and owned the 191,000-square-foot portfolio. The properties are triple-net leased to NewEra Nobis Operations Holdings, a healthcare provider specializing in comprehensive rehabilitation services for patients recovering from debilitating illnesses and injuries. The weighted average lease term is 17 years with fixed annual rent increases. As part of the transaction, W. P. Carey is also funding a 10-bed expansion of the Kansas facility. Nobis Rehabilitation Parters manages the properties. The inpatient rehabilitation sector largely serves elderly and Medicare-eligible individuals. IRFs typically provide shorter lengths of stay and superior health outcomes relative to other post-acute options, according to W. P. Carey.

WICHITA, KAN. — Wichita-based PROtect, a national provider of safety, reliability and compliance services, has signed a 41,698-square-foot lease to serve as the lead tenant at Wichita Business Park in 2026. The company will consolidate and expand its corporate headquarters and Wichita operations center at Wichita Business Park, which is the redevelopment of Towne West Square Mall. Industrial Realty Group and PREP Funds acquired the mall in early 2025. Conversion plans call for a 591,893-square-foot, multi-tenant campus on 26 acres. Grant Glasgow and Scott Salome of NAI Martens represented the tenant and landlord in the lease.

Icon Structures Underway on Adaptive Reuse Project for Community Crisis Center in Wichita, Kansas

WICHITA, KAN. — General contractor Icon Structures is underway on an adaptive reuse project for Sedgwick County Government in Wichita. The project that will convert a 105-year-old building that formerly housed a car dealership into the new COMCARE Community Crisis Center (CCC). The development will expand access to mental health services and consolidate the county’s services into a single building adjacent to the new Wichita Biomedical Campus (WBC). Helix Architecture + Design is leading the transformation. Helix is also part of the architecture and interiors team, along with CO Architects, for the WBC, a joint initiative of the University of Kansas Medical Center, Wichita State University and WSU Tech to establish a regional health sciences educational hub. Once operational, the CCC will offer WBC students hands-on clinical mental health training and possible career internships. The building will transition COMCARE, a certified community behavioral health clinic, from a residential facility to a new level of care as a crisis intervention center (CIC), providing stabilization services to those with more serious mental health needs.
