BERKELEY CALIF. — American Campus Communities and the University of California, Berkeley have broken ground on a 781-bed residence hall located on the south side of the university’s main campus in Berkeley. The development, expected to house first-year students, will feature eight stories of residential and amenity space, 7,000 square feet of ground-floor retail and an 11,000-square-foot community center. The community center will include an “academic success center,” fitness center and student and gaming lounges. The project will also be home to 5,000 square feet of integrated space owned by Stiles Hall, a nonprofit student service group associated with the university. The public-private partnership transaction was structured under the American Campus Equity (ACE) program, which gives universities the opportunity to expand and modernize their student housing portfolio without the use of university financial resources. The development will seek LEED Gold certification. The project will include outdoor courtyards for student gathering that incorporate sustainable landscaping to treat rainwater runoff, reducing water usage by 50 percent and heat island effect by 50 percent. An expected completion date has not been announced.

NEW YORK CITY — HFF has arranged $29.5 million in construction financing for Phase II of The Vineyards at Blue Point, an active adult condominium community restricted to residents age 55 and older in Long Island’s Blue Point area. Evan Pariser of HFF arranged the construction loan through Bank of the Ozarks for the borrowers, Ornstein Leyton Co. and Latus Partners. Upon completion, the 280-unit property will encompass 44 buildings with townhomes and single-level flats. The units will feature oversized master bedrooms, in-unit washer/dryers and attached garages. Situated on 65 acres, the community features a heated outdoor swimming pool and bocce club, along with the Vineyards Club, which includes a fitness center, social rooms and lounge space.

DETROIT — Ford and UAW-Ford have invested $6 million as lead donor in a $50 million expansion of Motown Museum in Detroit, according to the museum’s website. The museum is home to the famous Hitsville USA and Studio A. The expansion will increase the size of the museum to 50,00 square feet. The project team includes Perkins + Will, Hamilton Anderson Associates, Brinker Group and Gallagher & Associates. As part of the investment, the expanded museum will include: Ford Motor Company Theater, a state-of-the-art performance venue. Educational, music and other programming tied to Ford’s ongoing student and community outreach initiatives. CARaoke Experience, an interactive Ford-branded activity that incorporates music with Ford vehicles. Ford will be official vehicle of Motown Museum. The commitment is part of the $10 million that the Ford Fund is contributing to Detroit over the next five years.

LOS ANGELES — AEG, Regal and Barco have converted all auditoriums at Regal L.A. LIVE: A Barco Innovation Center to 100 percent laser projection. This final phase of installations and upgrades makes the cinema the first all-laser multiplex on the West Coast. AEG owns the theater, which opened in 2009. Regal operates the property, and Barco installed the laser projectors. In addition to improving image quality, Barco’s laser technology reduces costs via lowered energy costs. Additionally, the theater has reduced its carbon footprint by no longer using cardboard standees from movie studios and instead plays the content directly on digital displays in the lobby. Headquartered in Los Angeles, AEG is a sports and live entertainment company.

SANDY, UTAH — Gardner Co. has broken ground on a 327,000-square-foot office building in Sandy. Mountain America Credit Union will own and occupy the building once completed. The 11-story building is located at 9800 South. The building is scheduled for completion in 17 months. Gardner Co. is developing the project, which WRNS Studio designed.

MCKINNEY, TEXAS — Duke Realty and Baylor Scott & White Health, a not-for-profit healthcare system, have opened Baylor McKinney Physician Office Building 2 in McKinney. Located at 5252 W. University Drive, the three-story, 77,000-square-foot building is adjacent to Baylor McKinney I, an 114,924-square-foot medical office building. Affiliates of Baylor Scott & White lease a significant portion of both buildings. The Dallas office of Medco Construction served as general contractor, while the Dallas office of HDR served as architect for the project, which was developed by Duke Realty.

BUENA PARK, CALIF. — M+D Properties will open the 400,000-square-foot retail and entertainment component of The Source, a 600,000-square-foot mixed-use development located in Buena Park, early next year. CGV Cinemas anchors the retail component of the development, which will feature tenants including OOAK Kitchen, Samgeori Butchers Pork Charcuterie, Olympus Screen Golf & Bar, Copley and HoneyMee. Upon completion, the property will also feature a 60,000-square-foot, Class A office building and a four-star Hilton Hotel. JLL’s Jay Nugent and Naomi Rizkowsky have been retained to handle leasing for the office component.

DALLAS — Civitas Capital Group, along with StoneGate Senior Living, has opened Simpson Place, an affordable seniors housing facility in Dallas. The $15 million, 95,000-square-foot property offers 150 assisted living units. The development was financed through a public-private partnership involving the Dallas Housing Authority, City of Dallas, Federal Home Loan Bank, Amegy Bank, StoneGate Senior Living and City of Dallas Regional Center.

DEERFIELD, ILL. — Novak Construction has completed the construction of a 9,000-square-foot Portillo’s restaurant in Deerfield, approximately 25 miles north of Chicago. The building is located at 700 Lake Cook Road. Novak’s work on the development included the demolition of an existing building, new site utilities, curbs and asphalt paving. The restaurant opened on Tuesday, Nov. 15.

LOUISVILLE, KY. — Angel’s Envy, a Kentucky bourbon distiller that’s part of the Bacardi Limited portfolio, plans to open its new distillery and visitor center to the public tomorrow. The facility is located at 500 E. Main St. at Jackson, the first full-production whiskey distillery in downtown Louisville. Following a $27 million renovation since breaking ground in 2013, the distillery will house the Angel’s Envy operations, including the milling of grains, blending and bottling on-site. The property is the former Vermont American and Baer Fabrics Warehouse and features the original exterior walls, vaulted ceilings and arched windows. The facility will also feature a visitor center and gift shop. Louisville-based Vendome Copper & Brass Works fashioned a 35-foot-tall column still, pot still and doubler for the distilling process at the property.
