LOS ANGELES — Bain Capital Real Estate, the real estate investing business of Bain Capital, and BARDAS Investment Group, a boutique real estate development and investment firm, have submitted plans to the City of Los Angeles for the development of Echelon Studios. The five-acre site is located at 5601 Santa Monica Blvd. in Los Angeles’ Hollywood neighborhood. The $450 million urban studio campus will feature four 19,000-square-foot sound stages, a 15,000-square-foot flex stage and a 90,000-square-foot creative village of high-end bungalows. Additionally, the project will include 350,000 square feet of creative office space spread across two mid-rise office buildings. Campus amenities will include food and beverage, a central courtyard, shared specialized production space and collaboration areas, as well as outdoor decks, patios and other exterior common areas to maximize available square footage and create filming and event space. In conjunction with the development plans, the partnership announced the launch of Echelon, the real estate industry’s first dedicated content media real estate platform. The new platform will serve as the brand for the joint venture’s investments.

Phase 3 Real Estate, Bain Capital Receive $400M Construction Loan for Life Sciences Campus in Brisbane, California

BRISBANE, CALIF. — Phase 3 Real Estate Partners and Bain Capital Real Estate have received a more than $400 million construction loan for Genesis Marina, a waterfront life sciences campus in Brisbane. Located on 8.7 acres within South San Francisco’s life sciences cluster, Genesis Marina will offer 570,000 square feet of Class A life sciences space. Tim Wright, Todd Sugimoto and Daniel Pinkus of JLL Capital Market arranged the financing through Barings LLC for the borrower.
Kraus-Anderson, MedCraft Breaks Ground on TMC HealthCare’s Ambulatory Surgery Center in Tucson

TUCSON, ARIZ. — MedCraft Healthcare Real Estate and TMC HealthCare have partnered to develop an Ambulatory Surgery Center at TMC HealthCare’s Rincon campus located at 10360 Drexel Road in Tucson. The partnership selected Kraus-Anderson as contractor for the $8 million project. The 17,000-square-foot facility will provide additional medical and surgical services, as well as the ability for a 3,000-square-foot future expansion. Designed by Orcutt Winslow, the property will feature rooftop solar panels, low- and no-water use landscaping, a cool roof system to reduce heat island affects, trees to shade the building and glass, and the use of reclaimed water for irrigation. Completion is slated for spring 2022.
LEESBURG, VA. — TA Realty LLC, a provider of real estate investment management services to domestic and international institutional investors, plans to develop a new $1.8 billion secure data center campus in Leesburg. The Loudoun County project will be the first data center development for the Boston-based firm. TA Realty’s new data center campus will be situated on the east side of Sycolin Road with Cochran Mill Road to the north and Energy Park Drive to the south. With the initial buildings slated to come on line in late 2021, the fully built-out campus will feature over 1.5 million square feet of space with 300 megawatts of power and a dedicated onsite substation. According to Michael Haggerty, Managing Partner at TA Realty, the campus will house both hyperscale and cloud providers. The site is shovel-ready and positioned atop major fiber routes, according to TA Realty. According to the Loudoun County Department of Economic Development, much of the world’s internet traffic passes through the county’s digital infrastructure.
MESQUITE, TEXAS — The City Council of Mesquite, an eastern suburb of Dallas, has granted final approvals to Urban Logistics Realty for the development of Alcott Logistics Station, a $130 million industrial project that will be located near Mesquite Metro Airport. At full buildout, the industrial park will consist of approximately 2.3 million square feet of Class A space across six buildings. The site will also feature collaborative outdoor space, a walking trail and a water feature, as well as enhanced landscaping and a public park. The project is expected to add about 1,600 new jobs to the local economy.
LEWISVILLE, TEXAS — Locally based developer Centurion American will develop Fronterra, a 35.8-acre mixed-use project that will be located at the intersection of Justin Road and McGee Lane in the northern Dallas suburb of Lewisville. Plans currently call for 200 townhomes, 700 multifamily units, 30,000 square feet of commercial space and five acres of parks and water features. Centurion American, which will develop the project in phases, recently received approval for zoning changes from the City of Lewisville to move forward with the first phase.
FRISCO, TEXAS — Kansas City-based VanTrust Real Estate has completed The Offices Three at Frisco Station, a 210,000-square-foot speculative office project located within the 242-acre Frisco Station mixed-use development north of Dallas. The six-story building offers a fitness center, conference center and a tenant lounge and is located within walking distance of more than 50 retail, restaurant and entertainment options. The property is the third of five office buildings planned for that component of Frisco Station.
DALLAS — Palladium USA, a locally based affordable housing developer and operator, is underway on construction of an 87-unit mixed-income property at 2440 Southwell Road in northwest Dallas. The affordable component of the project will include units that are reserved for renters earning between 30 and 60 percent of the area median income. Amenities will include a pool, dog park, hiking trails, conference room, computer lab, kid’s playroom and a fitness center. HEDK is the project architect, and Treymore Construction is the general contractor. Palladium expects to deliver the first units in June 2022.
CHICAGO — Clune Construction has completed Sterling Bay’s new headquarters in Chicago’s Fulton Market. IA Interior Architects designed the 28,000-square-foot space, which pays tribute to Chicago and its architectural history. Sterling Bay owns the property, which is located at 333 N. Green St. Construction began in February 2020 and the project was severely impacted by COVID-19 a month later. Sterling Bay is a Chicago-based real estate investment and development company.
PALMYRA TOWNSHIP, N.J. — A partnership between St. Louis-based development firm Sansone Group and a private equity real estate fund backed by Crow Holdings Capital is underway on construction of Tac-Pal Logistics Center. The 702,450-square-foot industrial facility is located in Palmyra Township. The development team expects to complete the single-building property, which will feature modern design and build-to-suit opportunities, during the first quarter of 2022. Cushman & Wakefield and Avison Young have been tapped to lease the project.
