FREMONT, CALIF. — Vestar has announced plans to renovate Pacific Commons, a 1.2-million-square-foot regional power center located in Fremont. The refresh — set to begin this month — will include the addition of indoor-outdoor dining areas with exterior tables and umbrellas; new seating areas; gathering space with fire pits; new landscaping and trellis elements; stone and wood seating walls; cobble and concrete pavers; a fountain; lighting; steel awnings; and upgraded signage. The property is home to tenants including Target, Lowe’s, Costco, Dick’s Sporting Goods, Kohl’s, Toys R Us, Nordstrom Rack, DSW, Old Navy, T.J. Maxx, Ulta Beauty, Tilly’s, Total Wine, Men’s Wearhouse and Century Theatres.

FORT WORTH, TEXAS — Transwestern has brokered the sale of Presidio North, a retail development site in Tarrant County. Las Vegas-based Diversified Real Estate Group sold the property for an undisclosed price to a locally owned development partnership controlled by the De La Vega Group. Transwestern’s Steve Williamson represented both parties in the transaction. Presidio North, located at the southwest corner of I-35 West and Heritage Trace Parkway, consists of 90 acres in north Fort Worth. Transwestern will provide marketing and leasing services for the mixed-use project, which will be renamed The Citadel. De La Vega plans to develop 500,000 square feet of retail, restaurant, hotel and entertainment space at the site.
Parrot Properties, Block & Co. Receive Approval for $225M Village at View High Development in Lee’s Summit, Missouri

LEE’S SUMMIT, MO. — Parrot Properties, in partnership with Block & Co., has received approval for its $225 million Village at View High development in Lee’s Summit from the city’s planning commission. The mixed-use project will feature multifamily space, 250,000 square feet of retail space and more than 100,000 square feet of office and medical space, as well as a proposed senior living facility. To be developed in three phrases, the project will feature 23 acres of land for 300 luxury apartments, 13 acres for a gated-community of senior living villas, townhomes and apartments, and 35 acres for retail, restaurant and office development. The project team includes Engineering Solutions, TransSystems, Hirst and Associates Architects, Bushyhead, and Humphrey, Farrington & McClain PC.
MCDONOUGH, GA. — Tory Burch LLC, a women’s accessories and apparel retailer, plans to invest more than $60 million by 2020 for a new distribution center in McDonough, a south Atlanta suburb in Henry County. The distribution center will support Tory Burch’s e-commerce business and is expected to be fully operational by the end of 2017. The new facility is expected to create more than 150 jobs by 2020, including positions in management, administration, transportation, order processing, packaging and shipping. Tory Burch will fully occupy the 753,000-square-foot distribution center located in the Lambert Farms Logistics Park in McDonough. Tory Burch leased the space from the developer, Panatonni Development Co. Inc. Wit Truitt and Reed Davis of JLL represented Panatonni in the lease deal. The industrial facility features an adjacent pad site, which makes the development expandable up to 1.5 million square feet. Tory Burch is headquartered in New York and has 180 boutiques worldwide, including locations in Los Angeles, Shanghai, Milan and Paris, as well as nine e-commerce sites in six languages. CHICAGO — Leopardo Cos. has completed the construction of a 265,000-square-foot retail development located at 3030 N. Broadway in Chicago’s Lakeview neighborhood. A 71,000-square-foot Mariano’s Fresh Market anchors the five-story center. Additional tenants include XSport Fitness, Starbucks Coffee and PNC Bank. The center also features two levels of parking with 266 stalls and multiple sustainable features. The development team included Gene Porto, Timothy Barrett and Seymour Taxman and the architect was Antunovich Associates.
KATY, TEXAS — Trademark Property Co. has entered into an agreement with Westside Ventures to develop an 82-acre mixed-use development at the northwest corner of I-10 and Mason Road in Katy. Planning will continue in the coming months for the initial 60-acre phase, which will include retail, restaurant, residential, hotel and office space. The site, which is part of a larger 107-acre tract owned by Westside Ventures, will be developed in phases over several years. Phasing and a construction timeline will be scheduled following planning.
ARLINGTON, VA. — Forest City Realty Trust Inc. and Arlington County have formed a public-private partnership to transform Ballston Common Mall into a mixed-use retail destination known as Ballston Quarter. The Arlington County board unanimously approved the development agreement at a recent meeting. Located four miles outside of Washington, D.C., Ballston Quarter will feature open-air retail and restaurant space, 406-unit residential tower, pedestrian bridge spanning Wilson Boulevard, public plaza, parking garage upgrades and enhanced streetscapes. The public-private partnership plans to open Ballston Quarter and the pedestrian bridge in September 2018, with pre-leasing for the residential tower to begin in late 2018. In November 2015, Arlington County approved a letter of intent with Forest City to fund up to $55.5 million in public infrastructure costs related to the project.
MORENO VALLEY, CALIF. — Leading grocery retailer ALDI has earned LEED (Leadership in Energy and Environmental Design) Gold certification from the U.S. Green Building Council (USGBC) for its environmentally sustainable distribution center and regional headquarters in Moreno Valley. According to USGBC, LEED projects are responsible for diverting more than 80 million tons of waste from landfills. Compared to the average commercial building, LEED Gold buildings consume a quarter less energy and generate 34 percent lower greenhouse gas emissions. To meet LEED Gold standards, ALDI worked with Graycor Construction Co. as a design-build partner along with architects and engineers to improve the design and materials used in the development of its distribution center and regional headquarters. The sustainable building features include: • Renewable energy from onsite solar panels that provide 60 percent of the electricity. • Ammonia refrigeration system, which is a naturally occurring element and highly energy-efficient. • Electric vehicle charging stations and bicycle racks that promote the use of greener methods of transportation. • Water-efficient landscaping and plumbing. SCHAUMBURG, ILL. — Architect Goettsch Partners and developer Clayco have opened the new North American headquarters of Swiss-based Zurich Insurance Group. Located in Schaumburg, the 783,800-square-foot office building, a large build-to-suit project, will house nearly 3,000 employees and contractors. Designed with an emphasis on communication, collaboration and wellness, the building recently received LEED Platinum certification. Greenwich Group Arranges $73.8M Construction Financing for Apartment Development in Metro D.C.

WOODBRIDGE, VA. — The Greenwich Group International has arranged $73.8 million in construction financing for the development of Rivergate Phase I, a 402-unit, Class A residential apartment building to be developed along the Occoquan River in Woodbridge, a Virginia suburb of Washington, D.C. Peter Witham and Duke Fairchild led the Greenwich team representing the developer, The IDI Group Cos., in securing a $60.3 million senior construction loan and $13.5 million in subordinate mezzanine construction financing. John Moriarty & Associates, the general contractor, commenced construction on Aug. 1 and the property is scheduled to deliver and begin leasing in February 2018.
