Amenities include a heated saltwater pool, pickleball court, mini putting course, golf simulator, fitness center, dog park, electric vehicle charging stations, covered parking and a bodega convenience store. The deal marks the largest multifamily sale in Wichita history, according to Northmarq.

The Chiefs are still finalizing details, but the $3 billion stadium will hold 70,000 fans, feature a fully enclosed roof with translucent panels and include more than 20,000 parking spots. The Chiefs also announced the project team, which includes Kansas City-based MANICA as the lead design architect and Kansas City-based sports architecture firm HNTB as the architect of record. CAA ICON is serving as owner’s representative on the project. The stadium’s size, shape and roof geometry have been studied by audio engineers to maximize crowd noise. The stadium’s seating bowl is reminiscent of Arrowhead Stadium, the team’s current stadium. The new development will include a “Drum Deck” for pregame and in-game ceremonies as well as the “Chiefs Ring of Honor” above the bowl. The translucent panels on the roof will maximize visibility for military flyovers. Merchants Capital secured a Freddie Mac Unfunded Forward TEL loan for the project. The capital stack also includes federal and state low-income housing tax credit equity and hard and soft debt financing. The City of Lawrence donated 12 acres of land and committed more than $1 million in Affordable Housing Trust Funds to support the development. Floret Hill is the fourth project that Wheatland Investments Group is building in Lawrence and the first affordable housing community on the west side of the city, according to Merchants. Floret Hill will offer one-, two- and three-bedroom apartments across 11 buildings, with 37 units restricted to residents earning up to 40 percent of the area median income (AMI) and 84 units restricted to 60 percent AMI. Affordability will be maintained for 30 years via The Declaration of Land Use Restrictive Covenants for Low-Income Housing Tax Credits, a federal regulatory program with the Kansas Housing Resources Corp. Movement Musick is evaluating a few locations for the store within a two-block radius of the adaptive reuse of the historic Shirkmere building and the new 3,000-seat music venue. Despite a modest increase in overall vacancy, the market continues to reflect the region’s strategic position as a logistics and manufacturing hub with lasting appeal to both regional users and national firms. Metrics point to equilibrium As of the fourth quarter of 2025, Wichita’s multi-tenant industrial inventory totaled approximately 43.6 million square feet across more than 1,300 buildings. The overall vacancy rate stood at 9 percent, a tick higher than the mid-year figure.  While this figure might suggest slack in the market, it is important to note that the rise in vacancy is primarily due to smaller-bay space turning over and the inclusion of buildings actively being marketed but not yet move-in ready, such as the Wichita Business Park redevelopment at the former Towne West Square Mall. For context, the vacancy rate for larger industrial buildings — those over 100,000 square feet — was just 2.8 percent, highlighting a persistent shortage of modern bulk space.
