TOPEKA, KAN. — Hoefer Welker has designed The Hutch, a 192-unit apartment project slated to break ground in October in Topeka. Plans call for 2,500 square feet of ground-floor retail space and 5,500 square feet of resident amenities, including a rooftop viewing deck overlooking the State Capitol, a courtyard pool, fitness center, speakeasy lounge, dog park and mini-park. The four-story, 400,000-square-foot development will be situated adjacent to a newly renovated public parking structure.

Northmarq Brokers Sale of 301-Unit Multifamily Property in Wichita, Kansas

WICHITA, KAN. — Northmarq has brokered the sale of Union Mill, a 301-unit luxury multifamily property in Wichita. Benjamin Davis, Jeff Lamott and Casey Wilhm of Northmarq represented the seller, TLC Properties. The buyer was UM Apts LLC. Built in 2023 and 2024, Union Mill is comprised of 11 buildings with studio, one-, two- and three-bedroom floor plans. The property is currently 91 percent leased. Amenities include a heated saltwater pool, pickleball court, mini putting course, golf simulator, fitness center, dog park, electric vehicle charging stations, covered parking and a bodega convenience store. The deal marks the largest multifamily sale in Wichita history, according to Northmarq.

KANSAS CITY, MO. — The Kansas City Chiefs and Hunt Midwest are launching Two-Point Development, a joint real estate venture that will help shape mixed-use districts around the football franchise’s new stadium in Kansas City, Kan., and its new headquarters and training facility in Olathe, Kan. The long-term strategic partnership is meant to ensure that both developments create year-round sports and entertainment destinations that will spur regional economic activity and create new jobs. Two-Point Development will serve as master developer for the design and development of both districts, overseeing the architects, engineers, land planners and general contractors who will bring the projects to life. In Kansas City, the development will blend entertainment, hospitality, retail, residential and public gathering spaces. In Olathe, the team’s headquarters and practice facility will serve as the centerpiece of a mixed-use environment. The Two-Point Development name stems from Lamar Hunt’s vision for including the two-point conversion in professional football. PITTSBURG, KAN. — Gantry has arranged a $22.8 million permanent CMBS loan for University Digs, a multifamily property located at 1902 S. Broadway St. in Pittsburg, directly adjacent to Pittsburg University. The three-story, 190-unit community features a mix of studio, one- and two-bedroom floor plans. Originally built in 1960, University Digs has undergone extensive renovations since its original construction. Amenities include a pool, clubhouse, volleyball court, pickleball court and onsite management. Mark Reichter and Alec Frook of Gantry represented the borrower, a private real estate investor. The five-year, fixed-rate loan features interest-only payments for the full term.

FAIRWAY, KAN. — A partnership between EPC Real Estate Group and Platform Ventures has received a $66.9 million loan for the refinancing for The Fieldston, an active adult community located in Fairway, approximately 10 miles southwest of Kansas City. Completed in 2025, the property is situated on 4.6 acres and totals 209 units. Amenities at the community include a swimming pool, sun deck, pub, golf simulator, spa, coworking spaces, outdoor kitchen, outdoor lounge, putting green, exercise studio, yoga studio, pet parlor and community garden. Mark Erland, Kevin Baron and Ellie Savage of JLL arranged the financing on behalf of the borrower. The direct lender was not disclosed.

Locally owned and operated since 1923, Balls Food Stores was founded by Sidney and Mollie Ball in Kansas City, Kan. The company has grown from a single neighborhood grocery store into one of the Kansas City region’s leading independent grocery retailers. Today, Balls Food Stores operates 25 supermarkets throughout metro Kansas City. David Block and Will Sanders of Block & Co. Inc. Realtors represented Balls Food Stores in the transaction. The property will be managed by 29th Street Living, the company’s property management platform. 29SC partnered with Basis Investment Group’s BIG Equity Value-Add Fund II for limited partnership equity for the acquisition of the property and a capital improvement program. Located in Johnson County, Chestnut Heights offers two- and three-bedroom townhomes averaging 1,300 square feet. The community features attached garages and a variety of resident amenities.

NEW CENTURY, KAN. — BGO and Yukon Real Estate Partners have sold New Century Cold Storage, a newly built, 291,000-square-foot cold storage warehouse in New Century, a southwest suburb of Kansas City. A MetLife Investment Management client was the buyer. The facility, owned and co-developed through a joint venture between BGO and Yukon, was purpose-built as a plant-attached, built-to-suit warehouse for CJ Logistics America. The property is located within Johnson County Airport Commission’s New Century AirCenter industrial park, with a direct rail spur to the building and access to the BNSF Railway transcontinental intermodal facility. The asset is positioned less than four miles from I-35, providing road access to approximately 85 percent of the U.S. population within two days.

OVERLAND PARK, KAN. — Phase II of Bluhawk is slated to include a lineup of eight retail tenants, including L.L.Bean, Spavia Day Spa, JETSET Pilates, Chicken Salad Chick, Brookside Barkery & Bath, Amorino, Everbowl and Bruú Café, with additional tenants to come. Bluhawk is a 277-acre mixed-use development in the Kansas City suburb of Overland Park that is home to AdventHealth Sports Park. Price Brothers is the developer and manager of the project. L.L.Bean’s arrival marks the brand’s return to Kansas City. The store is slated to open in summer 2027. Italian gelato brand Amorino will make its Kansas City market debut and is also expected to open in summer 2027. Spavia Day Spa and JETSET Pilates are anticipated to open this fall. Phase II construction began in November 2025. J.Crew Factory, Buckle and Barnes & Noble are now open. Phase II connects the new offerings with the sports park. At Phase I, Swig and Saladworks recently opened, and Glow Sauna Studios is scheduled to open this month. A Holiday Inn Express by IHG hotel, developed and managed by Price Hospitality, opened in May, marking the first of three planned hotels at the development.

OVERLAND PARK, KAN. — Caisson Capital Partners has acquired Preston Court, a 181-unit multifamily community in Overland Park, for $23.4 million. The acquisition marks the firm’s first investment in metro Kansas City and increases its multifamily assets under management to more than $100 million. Built in 1968, Preston Court features units averaging 1,034 square feet. Amenities include a business center, clubhouse, fitness center, pool, picnic areas and pet-friendly spaces. Caisson acquired the property at a 6.3 percent cap rate utilizing fixed-rate Fannie Mae financing. Caisson plans to modernize apartment interiors while enhancing common areas, landscaping and signage. CBRE represented the seller, Price Brothers.

Kansas City Chiefs Release Renderings for New $3B Stadium Set to Open in 2031

KANSAS CITY, KAN. — The Kansas City Chiefs have released initial concept renderings for the team’s new enclosed stadium set to open in Kansas City, Kan., in 2031. The Chiefs are still finalizing details, but the $3 billion stadium will hold 70,000 fans, feature a fully enclosed roof with translucent panels and include more than 20,000 parking spots. The Chiefs also announced the project team, which includes Kansas City-based MANICA as the lead design architect and Kansas City-based sports architecture firm HNTB as the architect of record. CAA ICON is serving as owner’s representative on the project. The stadium’s size, shape and roof geometry have been studied by audio engineers to maximize crowd noise. The stadium’s seating bowl is reminiscent of Arrowhead Stadium, the team’s current stadium. The new development will include a “Drum Deck” for pregame and in-game ceremonies as well as the “Chiefs Ring of Honor” above the bowl. The translucent panels on the roof will maximize visibility for military flyovers. Merchants Capital Arranges $10.8M in Financing for Affordable Housing Development in Kansas

LAWRENCE, KAN. — Merchants Capital has arranged $10.8 million in permanent financing for Floret Hill, a 121-unit affordable housing development in Lawrence. Merchants Capital secured a Freddie Mac Unfunded Forward TEL loan for the project. The capital stack also includes federal and state low-income housing tax credit equity and hard and soft debt financing. The City of Lawrence donated 12 acres of land and committed more than $1 million in Affordable Housing Trust Funds to support the development. Floret Hill is the fourth project that Wheatland Investments Group is building in Lawrence and the first affordable housing community on the west side of the city, according to Merchants. Floret Hill will offer one-, two- and three-bedroom apartments across 11 buildings, with 37 units restricted to residents earning up to 40 percent of the area median income (AMI) and 84 units restricted to 60 percent AMI. Affordability will be maintained for 30 years via The Declaration of Land Use Restrictive Covenants for Low-Income Housing Tax Credits, a federal regulatory program with the Kansas Housing Resources Corp. Amenities will include garage parking, a business center, fitness room, clubhouse and playground.

WICHITA, KAN. — Movement Musick has unveiled additional plans regarding its downtown Wichita development, including a new grocery store, expanded community gathering space and the project team. The planned 30,000-square-foot urban market concept is being developed in partnership with the Queen family, one of the founding owners of the Price Chopper brand. In addition to leading the capital investment for construction, Movement Musick has structured the partnership to support the store’s operations through its initial growth period. Movement Musick is evaluating a few locations for the store within a two-block radius of the adaptive reuse of the historic Shirkmere building and the new 3,000-seat music venue. The organization also announced the expansion of the planned community open space within the redevelopment project. The space is approximately 1 acre and is located both east and west of Emporia Avenue. In May, the nonprofit acquired the 75,903-square-foot Scottish Rite building, which was constructed between 1887 and 1888. OVERLAND PARK, KAN. — Quilters HQ, a family-owned and operated quilt shop, has relocated from Olathe to 9012 Metcalf Ave. in Overland Park. Daniel Brocato of Block & Co. Inc. Realtors represented Quilters HQ in the sale of its original location at 16175 W. 135th St. in Olathe as well as the lease for its new 10,000-square-foot building in the Block & Co.-managed Glenwood Plaza Shopping Center in Overland Park. The store is now open. Starfish Project Foundation, a local aid organization, will soon occupy Quilters HQ’s previous location in Olathe. To facilitate the successful completion of the transaction, Brocato and Starfish Project representative Karla Johnson of Keller Williams both donated a portion of their commissions. Due to tight timeline restrictions, Starfish Project will reside in a temporary location within Block & Co.-managed Blackbob Corners Shopping Center in Olathe provided by Brocato and David Block. Daniel Trebil and Logan McCarthy of Northmarq arranged the Freddie Mac loan on behalf of the borrower, Partner Apartments. The 10-year loan features a fixed interest rate. Originally built in 1926, Station Lofts has been repositioned to serve today’s renters. The loft-style units come in one-, two- and three-bedroom layouts.

The day spa will occupy a 6,840-square-foot standalone building within the center for its second location in the Kansas City market. Northridge Plaza is home to Dick’s Sporting Goods, Aldi, Ross Dress for Less, U.S. Bank, Panera Bread, Chipotle and Hallmark Gold Crown. A local husband-and-wife franchise team will own and operate the Olathe Woodhouse Spa location. The spa is expected to open in September. By Grant Glasgow, SIOR, NAI Martens The industrial real estate market across the Wichita metropolitan statistical area (MSA) closed out 2025 with stable fundamentals, a healthy pipeline of projects and strong demand for large-format logistics and manufacturing space. Despite a modest increase in overall vacancy, the market continues to reflect the region’s strategic position as a logistics and manufacturing hub with lasting appeal to both regional users and national firms. Metrics point to equilibrium As of the fourth quarter of 2025, Wichita’s multi-tenant industrial inventory totaled approximately 43.6 million square feet across more than 1,300 buildings. The overall vacancy rate stood at 9 percent, a tick higher than the mid-year figure. While this figure might suggest slack in the market, it is important to note that the rise in vacancy is primarily due to smaller-bay space turning over and the inclusion of buildings actively being marketed but not yet move-in ready, such as the Wichita Business Park redevelopment at the former Towne West Square Mall. For context, the vacancy rate for larger industrial buildings — those over 100,000 square feet — was just 2.8 percent, highlighting a persistent shortage of modern bulk space.
