DEFOREST, WIS. — Ryan Companies US Inc. has broken ground on a 132,730-square-foot processing facility for The Little Potato Company in DeForest, approximately 17 miles north of Madison. The building, to be situated on a 15.9-acre site, will be the company’s first facility in the United States. When completed, the building will include 11,730 square feet of office space and 121,000 square feet of cooler, dry warehouse and processing space. The facility will feature 30-foot clear heights in the warehouse area, nine dock doors, two overhead drive-in doors and 130 stalls for employee parking. The project, located inside the DeForest Business Park, is scheduled for completion in 2017. Alberta, Canada-based The Little Potato Company specializes in the processing of creamer potatoes.

CHARLESTON, S.C. — Publix Super Markets has leased 45,000 square feet for a new store within a master-planned project known as WestEdge, a research-oriented urban infill development in downtown Charleston. The 25-acre development will be situated along the Ashley River adjacent to The Medical University of South Carolina (MUSC). The development team includes HPF Inc., Gateway Development Services, South City Partners and Charleston-based WRS Realty. Publix will anchor 10 WestEdge, a building that will include an 870-space parking garage, 350 apartments and street-level retail space. The Publix will be located next door to 22 WestEdge, a Class A office and research building. Construction on 10 WestEdge is expected to begin in August and wrap up by third-quarter 2018. Construction on 22 WestEdge is expected to begin in the fourth quarter with a spring 2018 completion. Additionally, construction is underway on 99 WestEdge, another mixed-use project within the larger WestEdge development. Phase I of WestEdge, which comprises 10 WestEdge, 22 WestEdge and 99 WestEdge, represents more than $250 million in private investment.

REDMOND, WASH. — Emerald Communities has completed the $60 million expansion of Emerald Heights, a nonprofit continuing care retirement community in the Seattle suburb of Redmond. The expansion included a 43-unit independent living addition named Trailside, new health services clinic, full-continuum-of-care addition named The Corwin Center, fitness center, auditorium and new dining venue. Emerald Heights is located on 38 acres and is home to more than 550 seniors. The community opened in 1992. Emerald Communities is a nonprofit operator of continuing care retirement communities. Its second community, the 275-unit Heron’s Key, is currently under construction in Gig Harbor, another suburb of Seattle.

RICHARDSON, TEXAS — DPR Construction has delivered a 70,000-square-foot data center at 907 Security Row within Digital Realty’s Data Center Campus in Richardson. Alliance Architects designed the facility, which is the sixth project that Alliance has designed on the Richardson campus. The facility features 33,000 square feet of exterior equipment yard, an on-site power substation, 2MW generators and air-cooled chillers. The facility provides access to over 100 provider networks and dual authentication access with biometric and card key access control. Alliance Architects’ team members included Chad Michel and Tegene Mariam. DPR Construction provided general construction and construction management services.

ALTAMONTE SPRINGS, FLA. — Crescent Communities has opened Crescent Gateway, a 249-unit apartment community located near the Maitland Boulevard exit on I-4 at 912 Innovation Way in Altamonte Springs. The property’s residences range from a 634-square-foot studio to a 1,476-square-foot, three-bedroom unit. Amenities include a clubhouse with Wi-Fi access, computer lounge with Macs and PCs and a poolside indoor/outdoor kitchen and lounge area. The community also has a yoga lawn, fire pit near the pool deck, bike storage, off-leash dog park and a media lounge with Xbox, PlayStation 4 and Apple TV. Unit interiors include granite countertops, stainless steel appliances, USB ports in the kitchen, walk-in closets and a washer and dryer in every residence.

DANIA BEACH, FLA. — Meridian Capital Group has arranged $15.4 million in construction financing for a new Wyndham Garden hotel located in Dania Beach. The 142-room, seven-story hotel will be situated one-and-a-half miles from the beach and near Las Olas Boulevard, Riverwalk, Dania Jai Alai, the Gallery of Amazing Things, American Offshore Marina, Boomers, K1 Speed and the Convention Center. Noam Kaminetzky of Meridian Capital’s Boca Raton office arranged the three-year, interest-only construction loan through BB&T. The loan converts to a four-year mini-perm loan with a 25-year amortization schedule after the initial term.

HOUSTON — Trammell Crow Co. has completed Phase I of the FMC Technologies Campus at Generation Park, a 173-acre office complex located at the northeast corner of the Sam Houston Tollway in Houston. Locally based FMC Technologies is a provider of technologies and services to the oil and gas industry specializing in subsea systems. Phase I of the complex, which features six buildings situated on 71 acres, is comprised of more than 1 million square feet of office, workshop and warehouse space plus a 2,036-space parking garage. Each building is connected with covered and landscaped pedestrian walkways. A six-story, 369,000-square-foot office building within Phase I was recently awarded LEED Gold certification by the U.S. Green Building Council. Gensler was the project architect and managed the LEED certification process. Other members of the design team included civil engineer Cobb Fendley & Associates Inc.; landscape architect Clark Condon Associates, Inc.; structural engineer Cardno Haynes Whaley; MEP engineer Wylie Consulting Engineers; and general contractor David E. Harvey Builders. McCord Development constructed the project’s off-campus road and utilities infrastructure, along with an adjacent amenity lake with walking trails.

MASON CITY, IOWA — Anchor Housing Development has completed construction of Legacy Manor of Mason City II, a 48-unit affordable seniors housing community, in Mason City, approximately 120 miles north of Des Moines. WNC, a California-based real estate investor, provided $5.9 million in low-income housing tax credit (LIHTC) equity to fund the development. Legacy Manor of Mason City II is a three-story, elevator-serviced building comprised of two-bedroom apartment homes with approximately 800 square feet of space for residents aged 55 and older. Daniel Tonnesen was project developer for the development, which took one year to complete.

Atton Brickell Miami

MIAMI — Santiago, Chile-based Atton Hotels plans to open Atton Brickell Miami, a 275-room hotel located at 1500 S.W. 1st Ave. in Miami’s Brickell district. The hotel is set to open early this month and will feature the Uva bar, Lima restaurant, 4,000 square feet of meeting space, a rooftop pool with cabanas and a fitness center. The 12-story property will also feature views of Biscayne Bay and the Brickell skyline. The hotel is within walking distance to the Metrorail and Metromover transit systems, the Shops at Mary Brickell Village and Brickell City Centre. Rooms will range from standard king and queen rooms and executive suites to Atton Suites, with the introductory hotel rate starting at $149.

DALLAS — Alliance Architects has completed the design of a 760,000-square-foot distribution center in Dallas. The property is a build-to-suit for Ulta Beauty, a national beauty products retailer. The recently completed facility is located on a 94-acre site within Mountain Creek Business Park. The property features 32-foot clear heights, 46 dock doors and 29,220 square feet of office space. The distribution center is in the process of becoming LEED-certified. Alliance Architects’ team members included Chad Michel, Zac Bartz and Scott Franckowiak. The development team includes developer Prologis, general contractor The Conlan Co., civil engineer Pacheco Koch Consulting Engineers, structural design firm McHale Engineering and landscape architect Belle Firma.
