Owned by Gain Polone and John Papsidera, the restaurant is moving into the space formerly occupied by Jerry’s Deli. The modern casual restaurant offers breakfast and lunch options. Christine Deschaine of Kennedy Wilson represented the landlord, Tucker Investment Group, while Newmark Knight Frank represented the restaurant.

WOBURN, MASS. — NKF Capital Markets has arranged the sale of an office building located at 8 Presidential Way in Woburn. Chestnut Realty Management sold the two-story building to an undisclosed buyer for $13.2 million. The 104,000-square-foot building features prominent building signage, efficient floor plates and ample parking. Robert Griffin, Edward Maher, Matthew Pullen, Samantha Hallowell, Torin Taylor, Richard Ruggiero, Matthew Adams and Rory Walsh of NKF represented the seller in the transaction.
NEW BRUNSWICK, N.J. — FourPoint Investments and BlueGate Partners have arranged the sale of Rockoff Hall Apartments, a 674-bed student housing community located within walking distance of Rutgers University in New Brunswick. The property offers one-, two- and three-bedroom units. Shared amenities include a cyber café, on-site laundry, a fitness center, discounted parking in the attached garage, study rooms on every floor and a club room with billiards and shuffle board. The names of the buyer and seller were not disclosed.

FRAMINGHAM, MASS. — New Dover Associates has arranged the sale of an office and industrial building located at 101 Bishop St. in Framingham. Green Brick Development acquired the property from Siegal LLC for $4.8 million. Situated on 3.1 acres, the 44,272-square-foot building is fully air conditioned. Scott Hughes and Ted Reimann of New Dover Associates represented the seller and procured the buyer in the deal.
Fantini & Gorga Secures $4.5M Acquisition Loan for Medical Office Building in Topsham, Maine

TOPSHAM, MAINE — Fantini & Gorga has arranged a $4.5 million loan for the acquisition of a single-tenant medical office property located in Topsham. The Central Maine Medical Center occupies the 15,000-square-foot building. The tenant has 11 years remaining on its initial 20-year lease and leases 100 percent of the building. Keith Wentzel, Chris Miller and Jon Garcia of Fantini & Gorga represented the undisclosed buyer in the financing transaction.
SANTA ROSA AND NOVATO, CALIF. — Cushman & Wakefield has arranged the sales of two shopping centers in Northern California for a combined value of $47 million. Dan Wald and Don LeBuhn of Cushman & Wakefield arranged the sale of a 49,990-square-foot shopping center in Santa Rosa on behalf of the seller, SPI Holdings. T.J. Maxx and Staples anchor the center. Terry Daly of Cushman & Wakefield arranged acquisition financing for the property on behalf of the buyer, a private capital partnership, who acquired the asset through a 1031 exchange. In the second transaction, Wald and LeBuhn arranged the sale of Pacheco Plaza Shopping Center, a 66,619-square-foot retail center in Novato, on behalf of the seller and original developer. The buyer was not disclosed. Nugget Market anchors Pacheco Plaza Shopping Center, which was 92 percent leased at the time of sale to Chase Bank and 20 other retail and restaurant tenants.
ALBANY AND FOLSOM, CALIF. — ValueRock Realty Partners has purchased two retail properties in Albany and Folsom. The company acquired University Village at 1075-1095 Monroe St. in Albany for $19.2 million and Sprouts Farmers Market at 90 S.E. Bidwell St. in Folsom for $9.2 million. Twin Cities-based Oppidan sold the properties. University Village is occupied by Sprouts Farmers Market, Pet Food Express, Starbucks Coffee, Banfield Pet Hospital and The Habit Burger. Located in Folsom, the Sprouts Farmers Market was recently converted into a Sprouts from an Orchard Supply Hardware.
NORTH KINGSTOWN, R.I. — A joint venture between Unison Realty Partners and Blue Vista Capital Management has purchased Hunt River Commons, a shopping center located in North Kingstown, for $15.8 million. Anchored by Stop & Shop and Marshalls, the 147,270-square-foot property was 84 percent leased at the time of acquisition. Additional tenants include Planet Fitness, GNC and Citizen’s Bank. The shopping center was constructed in 1989. The Wilder Cos. will serve as property manager and leasing agent for the center. This acquisition is the first joint venture between Unison Realty Partners and Blue Vista Capital Management. Nat Heald of JLL brokered the acquisition.
EXP Realty Advisors Arranges $12.2M Sale of Retail Property in Quakertown, Pennsylvania

QUAKERTOWN, PA. — EXP Realty Advisors has brokered the sale of a retail property located at 616 N. West End Blvd. in Quakertown. A New York City-based real estate investor acquired the property for $12.2 million in a 1031 exchange. BJ’s Wholesale Club occupies the 85,000-square-foot property. Andrew Greenberg and Daniel de Sa’ of EXP Realty Advisors brokered the transaction.
ITASCA, ILL. — Raging Wire Data Centers has purchased 19 acres of land at Hamilton Lakes Business Park in Itasca. Patrick McKillen of Hamilton Partners represented ownership in the transaction. Recent development activity at the business park includes the 183,000-square-foot headquarters for American Academy of Pediatrics. Hamilton Lakes has approximately 3.5 million square feet of office space and 35 acres of additional development land remaining.
