HOUSTON — Modular Power Solutions has signed a 435,680-square-foot industrial lease in North Houston. The provider of electrical solutions for the data center industry will occupy the entirety of Maverick Distribution Center, a newly built, 26-acre development that is adjacent to George Bush Intercontinental Airport. Building features include a cross-dock configuration, 40-foot clear heights, 185-foot truck court depths and “generous” car and trailer parking allotments. Mac Hall, Tyler Maner and Abraham Richardson of Stream Realty Partners represented the tenant in the lease negotiations. Kevin Wyatt and Robert Willard represented the landlord, Dallas-based Lincoln Property Co., on an internal basis.

The tenant is sustainable energy company Fourth Power, and the space is located within a newly built, 147,000-square-foot advanced manufacturing facility. Torin Taylor, Rich Ruggiero, Matt Adams, Tyler McGrail and Rory Walsh of Newmark represented the landlord, a partnership between Camber Development and Wheelock Street Capital, in the lease negotiations. MANVEL, TEXAS — Lowe’s Home Improvement has opened a 94,000-square-foot store in Manvel, a southern suburb of Houston. The store, which includes 30,000-square-foot garden and nursery and will ultimately employ about 100 people, is located within Weitzman’s 273-acre Manvel Town Center mixed-use development. James Namken, Kyle Knight and Emily Guenther represented Weitzman in the lease negotiations on an internal basis. Lowe’s was self-represented.

CHICAGO — Fine dining restaurant and bar concept Espiritu has signed a lease to open a roughly 10,000-square-foot ground-floor space at One East Wacker, a Chicago office building owned by AmTrustRE. Espiritu comes from the restaurateurs behind Chicago Cut Steakhouse and Cerdito Muerto, Matt Moore and Emidio Oceguera. The dining concept blends classic Chicago dishes with a modern Mexican flair. In addition to 10,000 square feet of indoor space, the restaurant will include 2,200 square feet of adjoining outdoor patio area along Wacker Drive. Dana Moyles of Dana Moyles Real Estate Services represented Espiritu in the lease, while John Vance and Will Winter of Stone Real Estate represented the landlord. TEXARKANA, TEXAS — Texarkana College has signed a 19,040-square-foot industrial lease at TexAmericas Center (TAC), a 12,000-acre mixed-use and industrial park located near the Arkansas-Texas border. The term is two years followed by optional terms of 12 months each. The school, which is a long-term tenant at TAC and also leased an 8.9-acre parking lot as part of the deal, will use the space for satellite classes.

BALTIMORE — Colliers has arranged a 69,408-square-foot office lease at 36 S. Charles St. in downtown Baltimore. Nathan Crowe and Katie Datin of Colliers represented the landlord, Zamir Equities, in the lease transaction. Nick Loiselle of CBRE represented the tenant, the State of Maryland. The state will utilize the space for its Supplemental Retirement Program, the Office of the People’s Counsel and the Public Service Commission. Law Firm Bartlit Beck Signs 80,000 SF Office Lease Expansion in Chicago’s River North

CHICAGO — Chicago-based investment and development firm Friedman Properties has completed an 80,000-square-foot office lease renewal and expansion with Bartlit Beck LLP at Court House Place in Chicago’s River North neighborhood. The lease increased the law firm’s footprint by more than 20 percent. Headquartered at Court House Place since 1993, Bartlit Beck is a national law firm with expertise in high-stakes commercial litigation, intellectual property, antitrust and unfair trade practices, breach of contract, shareholder disputes and product liability. Renovations will begin soon on the additional 15,000 square feet. Designed by architect Otto Matz and constructed in 1893, the Romanesque-style Court House Place formerly served as the Cook County criminal court. After acquiring the seven-story, 107,000-square-foot property in 1985, Friedman Properties executed a full redevelopment, transforming the building into modern office space. A renovation in 2018 added a rooftop deck. The property is listed in the National Register of Historic Places and has been designated a Chicago landmark.

DELAFIELD, WIS. — Hendricks Commercial Properties (HCP) has begun development of Irontek, a new flexible workspace in Delafield, about 27 miles west of Milwaukee. Located at The Grain (West Building), Irontek will encompass 11,223 square feet and is scheduled to open this summer. Irontek’s Delafield location will include 37 private offices, 24 dedicated desks and open workspace options. Members will have access to a variety of meeting and collaboration spaces, including one 18-person conference room, three drop-in huddle rooms accommodating four to eight people and three private phone booths for calls and virtual meetings. Irontek offers flexible lease terms. High-speed Wi-Fi, utilities, furnishings, maintenance and shared amenities are all included. The project marks HCP’s second Irontek location, joining the one in Beloit, Wis., that opened in 2016. The project team includes Corporate Contractors Inc., Galbraith Carnahan Architects, Harwood Engineering Consultants and Henricksen as interior partner. All are based in Wisconsin. The Grain is a mixed-use destination developed by HCP in 2023.

NEW YORK CITY — The New York State Office of the Attorney General (NYS AG) has signed a 378,438-square-foot office lease expansion and extension at 28 Liberty Street, a 60-story, 2.1 million-square-foot building in Lower Manhattan. The deal comprises an extension of the existing 342,484 square feet across floors 13 through 21 and 23, as well as a 35,954-square-foot expansion for the entire 22nd floor. Drawbridge Realty Signs Law Firm to 30,905 SF Office Lease at Imperial Tower in Durham

DURHAM, N.C. — Drawbridge Realty has signed its third major tenant at Imperial Tower, a 259,000-square-foot office property in Durham. Regional law firm Robinson, Bradshaw & Hinson will consolidate two Raleigh-area locations to the office building and occupy the entire third floor (approximately 30,905 square feet). Greg Sanchez, Ryan Gaylord and Robin Anders of NAI Tri Properties represented Drawbridge in the lease negotiations, while Ben Litke of Cushman & Wakefield represented the tenant. Drawbridge and NAI Tri Properties have signed almost 165,000 square feet in leases at Imperial Tower in the past three months. In December, Aspida Financial Services signed a lease for three floors for its new headquarters, while earlier this month, Victra, the largest authorized Verizon Wireless retailer in the country, signed a lease for one-and-a-half floors. Imperial Tower is also undergoing a $10 million renovation that will include upgrades to the lobby and conference rooms. The space spans four of the 11 stories within the building at 3201 Cuthbert St., which is adjacent to Drexel’s campus. The university plans to consolidate the entirety of its research and laboratory operations within the Drexel University College of Medicine in the new building, which was designed by Robert A.M. Electro Freeze Signs 301,320 SF Lease at Russell Industrial Park in Davenport, Iowa

DAVENPORT, IOWA — Electro Freeze, a frozen treat machine manufacturer, has signed a 301,320-square-foot lease at Russell Industrial Park in Davenport within the Quad Cities. The company will relocate from East Moline in July. Michael Minard, Austin Hedstrom, Tanner Hedstrom and Marcus Pitts of JLL represented the landlord, Russell, an Iowa-based construction and development firm. The property is the fourth of six buildings to reach full occupancy within the 95-acre industrial park. Other tenants include Ryder Logistics, Nestlé Purina, PODS, Crescent Electric and Tube and Solid Tire. The buildings total nearly 1.5 million square feet, with over 500,000 square feet remaining available for lease. Electro Freeze’s commitment brings more than 200 jobs to Davenport.

SUMMERVILLE, S.C. — CBRE has negotiated a 342,000-square-foot lease within Coastal Crossroads Industrial Park, a 180-acre industrial development in the Charleston suburb of Summerville. Mobix Fulfillment, a third-party logistics firm based in Utah, will occupy the building at 420 Strathmore Road. The lease represents the first closed transaction within Coastal Crossroads, according to CBRE. Bob Barrineau, Brendan Redeyoff and Tim Raber of CBRE represented the landlord, Citimark Pure Charleston, in the lease negotiations. Ryan Young of Cushman & Wakefield represented Mobix. Remaining availability at Coastal Crossroads includes two existing spaces spanning 208,000 and 500,000 square feet, along with two build-to-suit sites ranging from 200,000 to 1.2 million square feet.
