HOUSTON — Avison Young has negotiated an 88,601-square-foot industrial lease in northwest Houston. The tenant is oilfield equipment supplier STATS International, and the deal is for the entirety of Building U within the development at 6401 N. Eldridge Parkway. Anthony Squillante and Drew Coupe of Avison Young represented the tenant in the lease negotiations. John Ferruzzo and Jack Ferruzzo of KBC Advisors, along with Ryan Wasaff and Cole Bercher of Welcome Group, represented the landlord, Chicago-based Brennan Investment Group.

AUSTIN, TEXAS — Planet Fitness has opened a 21,000-square-foot gym in North Austin. Excel Fitness is the franchise operator of the new gym, which is located at 13729 N. Highway 183. The space will feature dedicated training and stretching areas, as well as a spa with tanning beds and recovery facilities. A grand opening ceremony took place on Friday, Feb. 27.

Edgewater Ventures Signs Two Industrial Tenants to Leases Totaling 305,818 SF in Leland, North Carolina

LELAND, N.C. — Raleigh-based Edgewater Ventures has signed two tenants to new leases totaling 305,818 square feet at Edgewater Commerce Center, a 505,818-square-foot industrial facility in Leland. Global electronics repair and service provider Ivy Technology signed a 200,000-square-foot lease, while home inspection company Home Insights signed a 105,818-square-foot lease. The deals bring Edgewater Commerce Center to full occupancy. Edgewater Commerce Center features tilt-up concrete construction with 24-foot clear heights. The property is the largest multi-tenant industrial facility located within the Wilmington and Myrtle Beach markets, according to Edgewater Ventures. Jordan Holt of Cushman & Wakefield represented Ivy Technology in the lease negotiations. Will Leonard of Cape Fear Commercial and Al Williams of JLL represented the landlord.

Opus Completes Lease-Up of 408,176 SF Industrial Building in North Aurora, Illinois

NORTH AURORA, ILL. — Opus has completed the lease-up of Building C at Tollway Corporate Center in North Aurora. US Elogistics Service Corp. (CIRRO Fulfillment | Global Fulfillment Solution) has leased the entire building. With this commitment, the three-building, 1.1 million-square-foot speculative development is now fully leased. The tenant, a global e-commerce logistics and fulfillment provider, took occupancy late last month. Developed and built by Opus in a joint venture with Principal Asset Management, Tollway Corporate Center was delivered in phases. The first two buildings were preleased prior to their completion in December 2022. Soligent Distribution and Karat Packaging occupy Building A, while Ryder Integrated Logistics occupies Building B. Building C, which was completed in December 2023, features a clear height of 36 feet, 55 dock doors, four drive-in doors, trailer parking and a 3,000-square-fot speculative office. Opus served as developer, design-builder and architect. Brian Kling and Reed Adler of Colliers, along with Dan Leahy and Packy Doyle of NAI Hiffman, marketed and leased the development.

CP Group Inks 32,000 SF of Leases at Caprock Office Campus in Bethesda, Maryland

BETHESDA, MD. — CP Group, along with a fund managed by DRA Advisors, has inked six leases over the past six months at Caprock, a 709,313-square foot office property located in Bethesda. Totaling approximately 32,000 square feet, the deals include new arrivals, renewals and an expansion. Investment management firm FVLCRUM Partners signed an 8,196-square-foot lease to relocate its former Rockville, Md.-based office. IT services firm T-Rex Solutions renewed its 5,744-square-foot lease at the property, while consulting company Eliassen Group also signed a lease renewal for 2,523 square feet. Washington Vein Clinic expanded its footprint to 5,351 square feet, relocating to one of Caprock’s newest spec suites on the sixth floor. Constellation Software Engineering signed a 5,357-square-foot lease to complement its existing Annapolis, Md.-based office, while Avenue Wealth Management signed a lease for a new 5,357-square-foot spec suite. Tenants were represented by agents from CBRE, Cresa, TTA, Cushman & Wakefield and JLL. Bernie McCarthy, Amanda Davis, Danny Sheridan and Patrick Hall of JLL represented the landlord in all transactions. Colliers Negotiates 134,360 SF Industrial Lease in Bensenville, Illinois

BENSENVILLE, ILL. — Colliers has negotiated a 134,360-square-foot industrial lease in Bensenville on behalf of the owner, Hamilton Partners. The tenant, Consolidated Electrical Distributors (CED), has leased space at 710 Foster Ave. and will move its operations from 2801 Busse Road in Elk Grove Village. The new, standalone building was completed in January. Hamilton Partners demolished five smaller buildings to make way for the project. The developer plans to build office space per the tenant’s specifications to complement the building, which features a clear height of 32 feet, 26 exterior docks and parking for 112 cars. Tom Rodeno, Matthew Stauber and Patrick Turner of Colliers represented the landlord, while Adam Stokes of NAI Hiffman represented the tenant.

The power generation company and provider of clean energy solutions will occupy the entirety of the building at 18501 Mound Road, the first building to be delivered within Prologis’ 350-acre Legacy Point development. Building features include a cross-dock configuration, 36-foot clear heights and “abundant” car and trailer parking. Sage Expands Office Footprint at Ponce City Market in Atlanta

ATLANTA — Sage, an accounting, HR and finance tech firm, has expanded its office footprint at 619 Ponce, a four-story, mass-timber loft office building at Ponce City Market. The newly built office building is part of the expansion of Ponce City Market, a large mixed-use redevelopment campus in Atlanta’ s Old Fourth Ward district that reimagined the historic, 2.1 million-square-foot Sears Roebuck building that reopened in 2014. Sage has expanded its lease at 619 Ponce by 32,000 square feet, bringing the firm’s total footprint to 89,000 square feet across three floors. Sage expects to occupy its new space in the fall, bringing in an additional 200 employees to join the 450 associates already working at the office building. Cushman & Wakefield represented the tenant in the lease negotiations. CBRE represented the landlord, locally based Jamestown. Delivered in 2024, 619 Ponce is now fully leased.

Optimize Physical Therapy Signs 60,374 SF, Full-Building Lease Near Minneapolis

SPRING LAKE PARK, MINN. — Optimize Physical Therapy and Elite Sports Performance has signed a 60,374-square-foot lease for the full building at 8406 Sunset Road in Spring Lake Park, a northern suburb of Minneapolis. Kate Gillette of Transwestern represented the tenant, which will relocate its operations to the facility as part of an expansion. The new location will enable Optimize to add sports such as basketball, volleyball and hockey while providing more space for training and physical therapy. The facility will also support expanding programs, including homeschool co-ops, summer camps and clinics, and provide space for team rentals and batting cage use by youth little league teams, travel ball and high school teams. Owner Buhl Investors acquired the property this year. RISE, a 501(c)(3) organization providing human services programs, previously owned and occupied the building. Optimize expects to open its new space this spring, with full operations starting in the summer.

HOUSTON — JLL has arranged a 146,442-square-foot, full-building industrial lease in North Houston. According to LoopNet Inc., the four-building manufacturing complex at 12800 Aldine Westfield Road was built in 1979 and features 21- to 25-foot clear heights, eight loading doors, five grade-level doors and 14,153 square feet of office space. The site also has about 10 acres that can potentially be used for industrial outdoor storage, per LoopNet. Jordan Raney and Jarret Venghaus of JLL represented the tenant, Houston-based pipe fabricator Constellation Industries, in the lease negotiations. John Ferruzzo and Jack Ferruzzo of KBC Advisors represented the landlord, GSK Industrial. The deal is expected to double Constellation’s production capacity and to create about 120 new jobs.
