CHARLESTOWN, MASS. — Lydian, a Massachusetts-based provider of synthetic fuels, has opened a 25,000-square-foot life sciences facility in Charlestown, located north of Boston. The space is located within Hood Park, a 20-acre mixed-use redevelopment of the former H.P. Hood and Sons dairy facility, and will support operations at Lydian’s demonstration plant. The launch of that facility is scheduled for 2027.

Blackstone to Invest $475M for Automated Distribution Center in North Carolina’s Triad

BURLINGTON, N.C. — Funds managed by Blackstone Credit & Insurance will invest $475 million to construct a highly automated grocery distribution center in Burlington, a city in North Carolina’s Triad region near Greensboro. The Blackstone affiliate purchased the 196-acre site for $46 million, according to Triad Business Journal. The company leased the site to Ahold Delhaize USA, the U.S. arm of global grocer Ahold Delhaize that operates the Food Lion, Giant Food and Stop & Shop grocery chains. Under the triple-net lease agreement, Blackstone Credit & Insurance will own the facility and fund 100 percent of the construction costs, while Ahold Delhaize USA will occupy the facility for the long-term with an option to purchase the site in the future. Construction of the new facility is expected to begin in the first quarter , with plans for the distribution center to be fully operational by 2029 and employ over 500 Ahold Delhaize associates.

The affiliate of Dutch banking giant ING Group now occupies 153,915 square feet across five floors at the 1.1 million-square-foot building. Robert Stillman, Michael Geoghgan, Ryan Alexander, Paul Stimpfle, Harly Stevens and Marlee Teplitzky of CBRE represented the tenant in the lease negotiations. Tom Bow, Rocco Romeo and Nora Caliban internally represented the landlord, The Durst Organization.

NEW YORK CITY — The Fortune Society has signed a 31-year, 91,461-square-foot office lease renewal and expansion in the Long Island City area of Queens. The nonprofit organization that supports ex-convicts now occupies the entire 40,429-square-foot second floor, 37,469 square feet on the ground floor and 13,564 square feet on the lower level of the building at 29-76 Northern Blvd. Carri Lyon, David Lebenstein, Jared Thal and Nick Chin of Cushman & Wakefield represented the tenant in the lease negotiations.

Transwestern to Relocate Downtown Chicago Headquarters, Signs 35,000 SF Lease

CHICAGO — Transwestern Real Estate Services has unveiled plans to relocate its Chicago office to 123 N. Wacker Drive, signing a long-term lease for 35,000 square feet for the tower’s penthouse. The brokerage firm plans to take occupancy this fall. The firm is departing from its location at 200 W. Madison St. after nearly 20 years. The Chicago office is one of two Transwestern locations in the metro area, with a second office in Rosemont serving the suburban office and industrial markets. Transwestern will occupy floors 28-30 of the building. The 28th floor features private outdoor space, while the 30th floor provides direct access to the building’s tenant lounge. The property also features a refreshed lobby, indoor-outdoor workspaces, a coffee bar, conferencing facilities and fitness center. Eric Myers of Transwestern and the firm’s agency leasing team will partner with Sterling Bay in representing office leasing at 123 N. Wacker Drive this year. The Transwestern team has prior experience with leasing the building. Larry Serota represented Transwestern on an internal basis, while Russ Cora and Austin Lusson of Sterling Bay represented the landlord.

NEWBURGH, N.Y. — FedEx Corp. has renewed its 125,000-square-foot, full-building industrial lease at 100 Enterprise Drive in Newburgh, about 70 miles north of New York City. The freestanding building was developed as a build-to-suit to support FedEx’s air cargo operations at nearby Stewart International Airport. Tom Consiglio and Todd Hali of Resource Realty of Northern New Jersey represented the landlord, Chicago-based CenterPoint Properties, in the lease negotiations. FedEx was self-represented.

Transwestern Negotiates 159,403 SF of Office Leases at Civic Opera Building in Chicago

CHICAGO — Transwestern Real Estate Services has negotiated 159,403 square feet of new and renewal office lease transactions at the Civic Opera Building, which is located at 20 N. Wacker Drive in Chicago. John Nelson, Eric Myers and Kathleen Bertrand of Transwestern serve as the broker representative team for the historic property. Transwestern’s Asset Services group manages the building. Since the beginning of 2025, 24 leases have been completed at the Civic Opera Building. Eight new tenants signed deals for a total of 102,260 square feet. Notably, coworking space provider Workbox signed a lease for 68,137 square feet. Fifteen tenants renewed their space for a total of 57,143 square feet. Built in 1928, the 915,000-square-foot, 44-story building was renovated in 2015. In 2021, the Circuit Court of Cook County appointed Transwestern as the receiver of the property. Amenities include a conference center, studio theater, fitness center, roof terrace and tenant lounge.

The provider of organ transplant therapy services will occupy the entirety of a newly constructed, 12-story building within Assembly Innovation Park that houses office, life sciences and manufacturing space. San Diego-based BioMed Realty owns Assembly Innovation Park, which is planned to ultimately feature three office/life sciences buildings, as well as retail and open green space.

Aldi to Open 180 New U.S. Grocery Stores This Year

BATAVIA, ILL. — Aldi, a German discount, small-format grocer, plans to open 180 new stores across 31 states this year. By the end of the year, Aldi will operate approximately 2,800 U.S. grocery stores, including its first Maine location in Portland and 10 new stores in the metro Phoenix area. The grocer has operated stores in the United States for 50 years and has gained a loyal following in recent years as the demand for discount grocery items increases in the face of inflation. The company disclosed that 17 million Americans shopped at Aldi for the first time in 2025. “One in three U.S. households shopped at Aldi this past year, and in 2026, we’re focused on making it even easier for customers to shop our aisles first,” says Atty McGrath, CEO of Aldi U.S. Aldi, whose U.S. headquarters is in Batavia, plans to continue its expansion over the next five years in the Southeast and West regions. In the Southeast, Aldi continues to convert former Winn-Dixie retail locations following Aldi’s acquisition of Winn-Dixie and Harveys Supermarket from Southeastern Grocers in 2023. Aldi plans to reposition 80 former Winn-Dixie stores by the end of the year and 200 total by 2027.…

Kilpatrick Renews 148,000 SF Office Lease at 1100 Peachtree in Midtown Atlanta

ATLANTA — Kilpatrick Townsend & Stockton LLP has renewed its 148,000-square-foot lease at 1100 Peachtree, a 28-story office tower in Midtown Atlanta. The global law firm has leased space at the property since 1992 and has recommitted to a 15-year term. 1100 Peachtree is currently 76 percent leased. Sam Hollis, John Izard, Ken Ashley and Christian Taylor of Cushman & Wakefield represented the tenant in the lease negotiations. Brooke Dewey and Alexis Vondersaar of JLL serve as the primary leasing agents for 1100 Peachtree on behalf of ownership, Spear Street, which acquired the 584,066-square-foot office tower in May 2025. The owner is underway on a full refresh of the building’s conference and fitness centers. Completion of the renovation is scheduled for this quarter. Along with the renovation, Spear Street will also welcome two new food-and-beverage concepts — Dos Cominos and Paris Baguette — to the tower’s street-level retail component this year.

DrinkPAK Signs 1.4 MSF Industrial Lease at Bellwether District in Philadelphia

PHILADELPHIA — California-based canned beverage manufacturer DrinkPAK has signed a 1.4 million-square-foot industrial lease at The Bellwether District, a 1,300-acre logistics campus in South Philadelphia. The Bellwether District is a redevelopment of the former Philadelphia Energy Solutions refinery campus that can support traditional industrial uses, as well as life sciences and other innovative and manufacturing uses. Hilco Redevelopment Partners (HRP) is the master developer of The Bellwether District. Jim Belcher, Nick Pickard, Stephen Cook and Mike Spaeder of Newmark represented DrinkPAK in the lease negotiations. According to the Newmark’s analysis of CoStar Group’s data, the deal represents one of the largest industrial transactions in the history of the Philadelphia market and the largest lease since 2020. “DrinkPAK’s commitment at The Bellwether District represents a defining moment for both the project and the region,” says Pickard. “This type of investment brings significant upside to greater Philadelphia, fueling job creation, supply chain expansion and regional economic growth.” Newmark also recently represented DrinkPAK in its negotiations for a pair of industrial lease expansions totaling 2.9 million square feet in Fort Worth. — Taylor Williams

Joybird opened its first Ohio showroom at Easton Gateway on Friday, Nov. 14, marking the brand’s 15th retail storefront nationwide. The showroom offers an immersive environment for home design enthusiasts and interior designers. Portland Leather also opened its first store in Ohio. Founded in 2015, the company designs handcrafted, full-grain leather bags and wallets. With an expanded footprint at Easton, Abercrombie & Fitch introduces a new denim experience with enhanced fit options. Windsor is a women’s apparel retailer for elevated dresses and cocktail attire. Co-developed by The Georgetown Co. and L Brands, Easton is a 1,300-acre mixed-use destination. At the heart of the master planned development is Easton Town Center, which is home to more than 250 shops, restaurants and entertainment venues.
